    I kind of like the look of the covered entrance in front and find it inviting. If I were visiting, I’d enjoy sitting out front under a small covered area to see what’s going on outside the yard and to wave to people walking by.

    Groovy. I believe that the bestest of any creative project,large or small(not to be clear to merely make it up as you go along,'bodgit and scarper like'), but to enjoy the process and the welcoming of one's own imagination. Rome was not built in a day and even god needed Sunday off after wearing himself out!

    Always smarter to renovate when you can. The cracked concrete can be injected with state of the art adhesives. There is plenty to work with there. Good luck.

    You would need to check out that sewerage line and see where it goes and if the septic tank is ok .

    Man I’d love a project like this. Just throwing some ideas at you.
    I would pull up the floor boards and re-lay in a staggered fashion just for a more Aesthetic look. Rendering the outer walls. Keep the wooded shutters. Hit with sander just to smooth but not clean back to bare wood, and seal that for the aged look. Could keep them
    Functional or have them as an
    Accent and just have them attached on the outer wall. I hanging chair or hammock in the upstairs bedroom. Attic style dropdown stairs. And the kid in me would love a fireman’s pole bit of a fun way to get back down. A nice outdoor style shower, where the grey water can feed back to the plants and vegetables garden.love your work brother, when it gets to the farm stay level I’d be up for it. Am due to visit family in Thailand

    Good plan. Wood beams and trusses would be more appealing than metal imo , if it's doable.

    My biggest concern would be the frame, tear off all the siding (save the good pieces) and the go about beefing up the frame, add some beams and load bearing walls, then put some siding on, I would use a planer on the old siding and use it for inside covering, giving it a rustic look

    Wow! I see the potential, it is all there, it has a well for water supply, and the structure needs a lot of care if you wish to make it liveable.
    What if you go a different way: have that mushroom production unit?
    Wow wish I was in Thailand now, would drop by if you would go the medicinal mushroom way. No I am no expert or farmer, just another IT guy looking for a change in life when I"m (finally) off on pension this January!

    If you're tearing off the roof, save all the old metal roofing and reuse it on the farm. Like a car park, and instead of plastic, the metal will hold up, I love reusing old materials. Good luck

    Hi, ref flooding, dig a storm drain around the boundary and a water pit and have a pump system pump it out.. or storing the water

      Hey Steve yes we were thinking something similar, raise the concrete 6-8 inces all around including outside terrace and have a pond dug with the land angled towards it, i'm no expert but it seems a common sense approach

      @@thenakedguru you may not need to raise the flooring.. and reduce your headroom.. we spent time building a concrete storm drain.. rain guttering and water butts that drain into the storm drain.. it’s worked very well this year

    400k, absolutely doable.
    7 x19*39 thai blocks are 5thb each. AAC 28 thb (7.5*20*60cm)
    Esp foam (5*60*120) you can get for 53 THB (delivered) for great insulation.
    Drywall sheeting on the inside, finished :-) and great insulation.
    (Or better a double wall)
    We are starting ti build our new house.
    From scratch, and the basics (concrete slab, walls roof, windows and doors) , budget is 300k...
    One story (Dome) house, 135m2
    Still in the permit request phase.
    So...
    If we can do for 300k, you have a palace for 400k :-)

    Yes Ryan.
    I initially commented that I knock down would be the most sensible choice. In seeing the internal space I can see what you are visualizing.
    Don’t expect a renovation to be the easier choice. It isn’t, but it will get your creative juices flowing !!
    Rather than your generic Thai wall you might consider a hedge or other natural barrier. Things grow quickly in Thailand. and it ll be less imposing on the natural environment.
    Looking forward to seeing your progress.

    Great project. We built our own wooden framed house some years ago. It started of as one upstairs room with chickens running around downstairs butis now a huge house. The local tradesmen are absolutely brilliant and nothing is too much bother for them. As I see it your house has some lovely wood which is now quite valuable. But the brickwork could easily be dispensed with if it is crumbling. To prevent flooding you may need to raise the floor and therefore the wooden ceiling which would be no problem. Doing the work yourself won't save a lot of money as manual work is cheap. In my experience materials make up about 75% of the cost and labour 25% so your best approach is to research a supply of cheaper goods while the lads get on with the heavy lifting. I wish you all the best and will follow your story as it progresses.

    Congratulations on your new project, a few things in respect of the flooding, first i would find out the maximum height the water reaches and that will help you set out the new floor level , get yourself a laser level it will save you time in the future and a lot of headaches. they are fairly cheap in Thailand then you can set out all the doors windows etc. if you increase the floor height all the openings will need to be adjusted to suit. Looking forward to seeing your progress on the project.

    Somewhere within, mixed with the pain, were images of soft flowers. Yet, if inside felt stagnant, just as a river, it simply needed to flow. And so one day, after time unmeasured, the house opened each door and window. The brightly painted door is half off its hinges, it's still shiny knocker dangling with gravity. This is my opportunity through the way that you've info about the house that you double check and double letting us by how to make it like a special woods mix with steels situation after how many months you're going to see is it a better way to see and stay with peacefully without any situation that affects bodies.

    Hey Ryan, I'm very excited for you with this new project. It will be interesting to see how you handle the renovations. You say you want to raise the ground and I agree. The only problem I see with that is you will have to raise the house to a level higher than the new level of the property.
    I have done that on a project 40 kilometers north of Korat. I dont know if you can do that with a concrete floor attached. I think they would have to disconnect the floor from the walls.
    If you have enough headroom, you might get away with ruffing up the existing floor to give the new concrete something to grab ahold of and pour a new floor right over the old one.

    If you have flooding there, don’t waste your time with the slab, just build a raised wood floor like a lot of the houses there. It will be cheaper overall and avoid the headaches of having stuff ruined by water which is pretty much a given in that area.

    It seems like the stairs were better in the past. They were definitely hardwood stairs, but they were taken down and sold. As I thought, they were temporarily made for walking up. Above the house, 2nd floor

    Brilliant Ryan, renovation, yes...the "Bones are Good" as some builders would say. Deal with flooding dangers first...other comments gave good ideas. Love the second floor floorboards, yes keep those...not sure how you raise if you are considering raising the first floor wall... Lots to think about... First step: Get the kids to help clean out the crap on the floor...wear masks and have a fan blowing away from you if possible....Don't wait until Damo and her Mother decide to get it done! 5555 Peace, Love, Renovate!

    My experience with renovations is you need to budget for the unknowns so I would recommend you budget £15,000 maybe more for a total retrospective renovation, to include interior fittings, kitchen, bathroom, AC, water, toilet waste etc. If comes under budget then a success but better to be safe than sorry.

    Just wondering about the wooden supports for the floors, I mean the upright beams ,best to get the bottoms treated with termiticide,for a non chemical solution, termi mesh, ex proff in pest control in uk and Australia, no termites in uk except the qovt

    I would consider making the house a communal centerpiece surrounded by small kabanas in an L shape connected/covered foot path around the border of the property. Unfortunately this is probably too expensive as each kabana needs four walls and a roof, and the question of does each one get its own bathroom? This way, when Otis is old enough he could make each kabana you rented out to hippies lol, however he wanted . One an office, one a study, one a workshop, etc. Then he would always have the main "house" if he so chose to sleep in it.
    The renovation thing about Thailand which is different in the west is, in the west we "save" money by doing the labor ourselves. In Thailand the labor is so damn inexpensive it doesn't make much sense to do most of the work yourself. Then of course you still have the cost of the materials. So it's difficult to "save" money on a renovation in Thailand when the labor is so cheap. That's my opinion and of course I could very well be wrong. Wouldn't be the first time. Can't wait to see how it all turns out.

      @@JoeyBlogs007 Renovation and starting from new are two different things. Renovation is building on the original character and Mo has memories to hang on to. New build would be quicker and built to modern standards; I suppose it's horses for courses.

      @@JoeyBlogs007 It will be interesting to see how they progress and get over the obstacles. Fortunately, they have Thai experience and will have a fair idea of what to expect. Obviously, Ryan has permission to work in Thailand so will be able to do some of the labour-intensive tasks himself, (with the help of Mo and Otis of course). I wish them luck 🙏🏻

    Ryan, for what it’s worth the building is too far gone.
    That doesn’t mean you can’t salvage as much as possible from the building.
    If you think about it from the ground up. It doesn’t make sense to save it.
    You have to raise it because of flooding that makes the foundation useless.
    The walls up and down need to be replaced that makes the walls useless .
    You are replacing the roof supports to steel. The roof is useless. The roofing needs replaced. The roofing is useless. The out door bath needs replaced. The bath is useless. The electric, plumbing, window, doors all need replacing.
    Tear it down. Save as much as possible Raise the land and reuse as much as possible. Yes 1 year to settle by the time the fence is built the land is ready to go. By then the budget will be different
    Good luck. It’s exciting

    You better behave or demo might put you down there. You can get a few of your mother in-law lawn mowers down there to fix the grass ie buffalo. If it was me I would keep the front door where it is

    Ryan & Mo Adding additional loads to the existing structures foundations would be the biggest concern, you could overcome that by constructing independent Pad foundations with columns up to the level of the new 1st floor a few meters or more away from two of the existing buildings opposing walls, apart from taking the new loads of the new 1st floor the design would provide a larger floor area, for open balconies etc. and the ground floor area below could also be designed to incorporate covered areas for a veranda or a car port, just a few ideas to add to the pot from a construction guy

    How much land did you get Ryan? I am not sure if its better to renovate vs to start fresh. Looking forward to seeing what you do.

    I understand your desire to renovate to keep tradition but a modern, 2 bed bungalow/1 bath/kitchen would cost 600,000 baht More I agree but you could sell everything you got from the demolition... Those wooden planks/floorboards sell for an absolute fortune in Thailand... Good luck anyway chap
