I recently was trying to buy land in issan with my wife and was told 400,000 bt for the property.then when we said ok they came back and said now 430,000 bt. Because I put in an offer of 380,000 bt. In the end they ended up selling it to us at 420,000 bt.

Echoing comments, very exciting.. & I’m sure you have already looked at the potential renting demand there. Here in Chiang Mai, the competition is high so the income wouldn’t cover the cost..

We knocked down yai house witch looked very much the same and built a totaly new home single storey mainly because the ground level was simply not built to take a new second floor
You could certainly make a few savings managing the build, one way is to specify pre-made windows, we sourced ours from Mega home, and paid about 25% the cost of made to measure windows, just let your builder know which window goes where.

buy the pond too if you can let them laugh. if you put the pillars in the water and build directly on the pond you wont ever get ants or termites in or on your house and with proper metal around the pillars you wont get snakes or mice either. this is how documents and old books have been preserved for centuries.

I can empathize with you and feel your frustrations mate. Had it happen a few times myself, not just with land, cars, rentals etc......now I tend to only do business with farangs. A bit different for you in rural Isaan. Hope it all comes good in January.

Hope to works out , i wich i would of bought land around mother in law home 10 year ago , end up buy land next door, price was hi but was next to us , owner wanted cash 180k usd , no offers 😢 Owner's daughter would have inherited the land but she owed much debt. It 2r near pattaya , $$$ we own it 5year now , no prodlems , my mother inlaw has planted Banana trees on it , fresh banna every day 5555
Often wondered if the middle eastern wind catcher building style would work in Thailand. The openings of these towers face the prevailing wind, allowing them to catch the breeze.
As the wind enters the wind catcher, it is funneled down to the interior below.
Any sand or debris carried by the wind is deposited at the foot of the tower.
The air then flows throughout the building’s interior, sometimes passing over subterranean pools of water for further cooling.
Eventually, the warmed air rises and exits the building through another tower or opening.

Good bit of land for the price considering it's ready to build. If it's meant to be it will happen. It took us 2 years from first agreeing a price to buying the land, another year to fill the land then another year to build house, well worth the wait.

I'm quite new to your channel. I just want to compliment you and Damo on the farm and home that you have built. As someone who renovates old stone barns for airbnb rental in the Pyrenees and who lives almost uniquely from airbnb income , I can see that your care to detail , your eye for beauty and simplicity is something quite rare from what I have experienced in house building in Thailand. Yes, most expats and thais themselves just want to build generic western style houses ! Your home is a work of the art and an inspiration for us all.
Wow, it would be amazing if you could build an airbnb property on that plot. The content would of course be interesting but it would make a fantastic additional revenue stream too, and you'd create something truly amazing. I m with you on your thoughts vis a vis knocking down the existing building. Its sad to knock anything down but the position of the existing building is probably not quite right and the costs of building from scratch will be less. Perhaps youll be able to keep some of the timber to create some nice touches features in the build. Fingers crossed you ll be able to acquire the land someday !
Have you ever considered building a small airbnb rental on your land , something similar in size to that of the building that you described as a potential coffee area ? Perhaps your land is too small or perhaps you would find it too evasive, but looking from the outside it seems to me that as a tourist many would love to experience your little piece of paradise. Furthermore all the infrastructure is there ie well and garden, trees, shade, parking and so on, so on some level its adds to being more of a sustainable self supporting project ...

If you do tear down that beautiful house please save the wood and use it in the new construction. I would keep it, just lift it with jacks and raise the walls under, keeping the original.
Sorry it’s not a done deal! Patience is hard and I hope they don’t try to sell it for more money in January. Because it’s family it complicates things a bit, praying it comes through for you as a great plan for your sons!

Thought I was the only one that noticed that. They either have to build new footings to carry the weight of a second floor or rebuild that whole wall.

They put up for sale, get offer then greed sets in especially in indo, they change mind, come up some land excuse then say “the brother doesn’t want to sell” or something, and next week it’s on market for more 🤷🏻♂️🤦🏻♂️😂🤣😂😂
I was in the process of buying 480 m2 (1 nang 20 wah) of land in the center of the village for 500,000 baht. The vendor originally wanted 800,000 baht but was desperate to sell because the land was going to be repossessed by the bank. The government then announced banks to hold back on repossessing property for one year so she pulled out probably hoping to sell it for more with a year to sell it.

Be wary of the "reverse auction" way of doing things? State your price and stand firm, if they think they've got a bite and try to up the price just walk away..... You'll be better off in the long run.
I had a situation happen to me were I was interested in a car, asked about the price got told 50,000bt said OK 🤫, then the messages started with reasons why it was to cheap and the price went up 10,000bt with every message until I told my wife to block the guy from sending more B/S...
Whenever you see a deep pond, or a pond that looks dug up man made almost, usually someone already took dirt from there to build somewhere else. Your house is amazing it doesn’t even look like a home sitting somewhere in Thailand I thought you guys were in Santa Barbara California with the way you designed your homen interior. I think anything you touch will become gold. You just have that natural taste for design ❤❤❤ also I’m from phitsanulok, have a home there too but I reside and work in California ❤❤❤

Put in your intentions to the Divine and let it take its course. Was looking high and low for 2rai of land in your area myself but finally I just say I leave it to the Divine and not long after that a very good deal came up (ended up with 5 rai and a house already built in maha sarakram) sending you good vibes for your dream land.
It looks not even close to half a rai. Maybe 150Twah. But still a fair price. I would take it and i wish you good luck that they sell it to you. Would be perfect so close to your place

The Thai housing projects are not only ugly but they're not functional in the climate. Not enough outside space and poor airflow make them really miserable. What you did was correct, design your own house which makes sense for your lifestyle.
Interesting that this price is about the same or even more than what you would pay in the US in somewhat comparable areas. Thailand is definitely not cheap.

Unbelievable value in a beautiful peaceful area. Useful information for me relating to costs as I am planning to build a nice property for myself and my Fiancé on her 15 Rai plot in Maha Sakaram. Definitely with a salt water pool and probably several cottages to rent out. I intend to live there for around 8 months a year, and the remaining time either in England or travelling elsewhere. I will never own it of course but it will ensure my future wife will have a decent lifetime after I pass on. My kids and grandkids here will have my assets in the U.K.

Ryan, we purchased two plots of land that we acquired due to the owners needing money. We told the former owners that we would give them the first opportunity to buy back the land if we ever sell.

For anything expensive, I always make my wife do the negotiations, and make sure to never show my face in any situation where this might be a factor. (Although I assume when your on UA-cam there's not much you can do)
