After building our first home, here’s our advice for those seeking to build a new home: Understand a “builder” is often just a dealer who sells house plans. The actual construction is mostly contracted and sub-contracted out. So don’t attempt to pre-judge the quality of the home you will receive by your experience with the builder’s representative or staff who are often very professional and seemingly sincere. They’re not the ones who will actually lay the foundation, put up the frames, install the plumbing, run the wiring etc. So try to find out who the real contractors are and research their reviews. You can also stop in the neighborhood where you plan to purchase and ask residents about their experience. Most issues with new construction are identified within the first 6 months of occupancy. The best “builders” are usually a local company that’s family owned where most of the work is done by them. Franchise builders are like any other franchise business - they’re more concerned about quantity and not quality. Anyway, hope that helps. 😊
The living area is well designed and very nice. Everybody wants that these days. But I'm not crazy about the bedrooms as soon as you come in the front door.
As a Texas homeowner, I’ve lived and seen many homes that have too many windows in the living room. There isn’t enough wall space to hang art, family pictures, or needed shelves. And please, please stop placing the fireplace as the main focal point in the family room. I love finding the fireplace in the corner, adjacent to an expansive wall where a tv, the cabinet/console, as well as artwork can be featured. Sitting down to look above the fireplace for tv viewing is terrible. Also remember the area to place a Christmas tree shouldn’t compete with the fireplace.
Yeah, putting the fireplace in the corner of the room makes the house much more functional. A fireplace in the middle of a wall, as a focal point of the room, looks great in a video tour... but living in a room like that isn't ideal. Putting the television up above the fireplace makes you strain your neck & head in an un-natural position to watch the TV. The only time this makes sense is if the house has a media room where most of the TV & movie viewing will take place, and the living room TV is only for glancing at briefly, not watching for hours.
I like it a lot for a 1 level home, however the pantry is too small in the kitchen and the mud room is too far from the garage. Also each bathroom should have a door to the toilet and separate from the other parts of the bathroom! Maybe these features can be added?
We have our master door even closer to the kitchen and this is pretty close. This is a bit better, BUT I would never put the master so close to the kitchen ever again. Wait till kids or guests make breakfast or coffee in the morning when you want to sleep.

Why do Americans bury the “driveway” area in plants?? I want to see what it looks like with a driveway. So stupid and a waste of plants when they sell the house and do the driveway.
It’s a model house! Looks very nice in person and when they are done, they simply convert it back and sell the model home. Looks great in my opinion and great feedback as well!
Absolutely, square footage of this home is 3,332 square feet. This model house is on a 65’ lot. Depending if you need a bigger lot size, we can make that happen. Text me at 713-474-0059, if you would like further guidance.
All bathrooms should have a separate room behind a door for the toilet. Bathrooms should have space to have hooks hang outside the door for towels, not just a towel bar, or bet yet, the shower door should have a bar to hold the towel you’ll grab once you’re done showering. I love the bench seat in the shower, but also notch out a foot rest in the shower wall so women can comfortably shave their legs. All kitchens should have a proper sized pantry room. This home features one that is too small. So double the size. The laundry room, despite the lovely cabinetry, is too small. If you have more space, also add a pet shower so you can shower your pets in that room. A half tiled wall, with a place to keep shampoo/conditioner for them can be notched in the wall. Also provide a bigger space for guest and family to hang jackets, backpacks etc. The entry usually have such a small coat closet. I’m sure one of those rooms can be divided to use as a mud room with access to the garage, as well as some indoor storage space. There are some things I would prefer not to keep in the garage. Come on builders! None of these ideas should be upgrades, just standard features for today’s families.
Good thing it was 14 foot ceilings because there’s no room to walk in there could not they spare a couple more feet for the bedrooms so that you could walk around the furniture maybe they could take it from the massive kitchen or the great room what about the bathrooms? Can you turn around in them?
Really just depends on how much furniture you have. Some may just put a few things in the rooms while others may have multiple pieces of large furniture that would require larger rooms. In that case, their other larger plans would be best
14 ft ceiling will be hard to heat and cool. Have a big open living, kitchen, and dining room are in style but noisy. The plan is trendy, but I would pass. I am sure I will be in minority.
Oh no, I don’t like bedrooms in the front of the house. No way! Also, why is the office next to the main living area? There’s a tv, kids, cooking and outdoors right there to disturb you. It should be in the front rather than bedrooms.
It's a lovely house, but I can see why the tour does not take you in to the garage. In the very beginning of the video you can see that this big house just has one garage door opening. If I was touring that neighborhood with a realtor and they showed me that house, my reaction would be "that's nice, but now show me something similar with two or more garage doors". But this lot is just too narrow to accommodate a house with two or more garage doors.
Way more than 100K for those upgrades. Probably 150K plus a lot premium (all lots will have a lot premium) of 25K-100K. Also, many of the upgrades shown were custom done by a decorator and not even offered by the builder.
❤ ONE STORY HOMES. Dear GOD this is PERFECT for me. Only dislike is the water closet with no window. Move it to the other side so there could be a window.

A mud room is a small, tiled floor room, usually close to the garage or back door, where you can take off and store your wet and/or muddy boots and shoes, and hang up wet coats, etc. Sometimes there is a sink to rinse things. Depending on the size, it can also be used for extra storage.
I know I’m in the minority saying this but open floor plans where living rooms and kitchens are one space are awful. Kitchens are loud, have smells, and where the work is done. It’s the opposite of a relaxing, calm living room where you can sit back, relax and watch tv. Plus, kitchen appliances, even if they’re premium, aren’t what I want my guests to see when I’m hosting.
LOVE THIS HOME…ESPECIALLY BC IT A ONE STORY WHICH WHAT LOVE…I grew up in a 2story 6 bedroom house…and the family loved to call us from up stairs to bring them food or a drink…🙄But the Kitchen was upstairs so…it was always something they needed… there are only a few things that I wish were different in this home… I haven’t completely watched everything but mostly I have. I’m a need a pool…. Because his home is over half $1/2 million. I’m also going to need the bedrooms to be a little bit bigger… every toilet needs its own private door… and all bathrooms need a tub unless it’s a half a bath… the laundry room looks big enough only because there’s nothing in there except the wash in the dryer… we made that mistake when we purchase our home… I was like oh this is enough room… not at all I almost feel like every laundry room needs to be the size of actual bedroom but that’s just me… the pantry was a little bit small as well, and I have a little nook area right off side of the kitchen. I love the like floating shelves… very nice only thing I want it there in and it could be there and I just didn’t see. It is a way to plug items in… because although I’m allergic to caffeine, I would love to have like a cappuccino station or different holiday stations so they’re valentines. You can put certain candy certain drinks over there when it’s cold you could put hot chocolate and marshmallows and things like that that’s the only reason I say that. But everything else is total perfection.
The price after upgrades and lot premium is at least 800K+. But still less than UK, or many parts of the US for that matter. Also, this home is IN Houston, but north of Houston, way out of town. In Houston it would be 1-1.25 million depending on location.
