  • The compact prefab market is booming as new companies attempt to build an affordable housing solution during an affordable housing crisis. The most popular company with the first mover advantage is boxabl but right now there is way more people trying to buy their homes than they can possibly build. This leaves a massive opportunity for new companies to enter a market with proven demand and try and chip away at the boxabl market share. In this video I look at some of the top contenders in the space including Boxabl, Roombus, Nestron and Zennihome to see how much their units cost and when they'll be available.

    They all have a really clean sleek look, but at first glace, the Zennihome caught my eye the most with the added outdoor space showcased. Thanks again for sharing all these very cool options!

      I am for the Zennihome too, but with all of this so new I wonder how long these homes will hold up before leaks and repairs are needed, and when it comes to repairs how easy are they. I would love to see a video analyzing the durability and longevity of these homes.

      On the Elon ~ UA-cam channel is says the price of the first Casita prototypes is $50,000, but the projected, intended price is $15,000 once they get line production going.

    Suggestion: Each of these companies should hire one, bright responsible contractor for each state, who will learn exactly the process for getting it completely set up and connected for that area. It would make things so much simpler and reduce red tape headaches.

      Sadly the business concept of massproducing houses all over the world is doomed. Why,? Bcs every community, state, region and country has its own regulations, often very complicated and sometimes even corrupted and extremely time consuming. Often aiming at blocking non-local or foreign competitors. This is why most of these companies fail eventually. ☹️

    Now if only zoning and regulation would relax and let us have these nice options. This is particularly of importance to single people who, like myself, are tired of seeing minimum house sizes for lots being 2000 +sqft. That aside... great vid :) I hope we keep getting more affordable options like these.

      Ha ha . That's funny as hell. You know that they will never allow you to have affordable housing. By the time they finish screwing you with regulations, permits, inspections and who knows what else it will cost more than a standard house.

      @@MikeJones-tx6iu stupid zoning restrictions. I really just wanted to build a cabin. Not quite as small as a typical tiny home, but not as big as a typical house either. It's just me and my wife, so we don't need much, and with the cost of materials right now building 1200sqft is costing me a fortune. I had a 1200sqft pole barn style slab home quoted a couple months ago at $185k which is nuts around here. Two years ago that would have gotten me probably 2500sqft. Now he's requoting it before he starts. I'm just hoping for under $200k at this point. I'm sick of living with in-laws. All because they shot down my rustic cabin, which would have looked much nicer in the community.

    They need to expand the market for garden homes or cottages. Something a bit larger but still a smaller 2 bedroom 2 bath type. It should br 1000 to 1200 sq feet. I think professional singles or small families would snap them up FAST.

    Zoning laws need to incorporate these types of homes and update their archaic restrictions that are currently in place.

    For me, the appeal is having a home wider than the 12' limit for road travel. Looks like Boxabl takes the cake at 20' with Zennihome following up at 16'. Roombus and Nestron are both max at 12'. The fold-out is new/exciting yes, but it's what it accomplishes that really matters.

      I agree. I enjoy watching the tiny house videos and think I would like to join that one day. But the thing that gets me is I don't want to live in a rectangle lol. I found Boxabl and am gonna follow them for a few years to see how their homes last after a few years before I invest in a home. But the rectangle homes feel too hallway like or too much like a trailer.

      Agree. The narrow space + built in corner sofa = mobile home. Not that there's anything wrong with that, it just isn't a new idea. Hinged to fold and unfold repeatedly, that seems new.

      I believe Boxabl's ambition is to provide at least 3 base sizes and allow multiple modules to be joined and stacked in various configurations expanding the space to any size you wish, or can afford. The concept of a single person or young couple to buy a basic affordable home and later add to it as the family grows has long been an enticing dream but few have been able to meet the requirement.

    These are additional options to consider. The look of each home is unique for sure. I can envision a colony of these homes for retirees (being one myself). The housing market in the Tampa Bay Florida is out of control. A group of these homes as rentals with affordable rents would be gone in a flash. While many “snow birds” flock to Florida for the winter, many of whom purchased condos while others invested in mobile homes, this option would be less costly for them as well. As always, another excellent presentation. Thank you.

      What you are describing already exists my friend and for a much lower price for people on a budget in every state: A trailer park.
      These homes are nothing but trailers in different shapes and colors but with a price tag that is two or more times higher than a traditional trailer..and often with much less space. No thanks.

      Just retirees and not the people who service the area?
      There are plenty of strictly 55+ communities all over with very low rental options. But nothing for the younger crowd with limited income.
      I also live in the Tampa Bay Area. Twenty something’s to 30+ year olds can’t even work in the area they service because we are being priced out in every city around Tampa Bay. Commute is now well over an hour to get to our jobs. Average rent prices for a studio apartment: $1,800. Average rent prices for a 1-bedroom apartment: $2,000. Forget renting houses.
      The market has gone insane: 1-bedroom, 1 bath home: $2,000+, 2-bedroom 2 bath: $2,800. 3-bedroom, 3 bathrooms: $3,800. These houses and apartments aren’t even updated, but because the demand is so high, anyone can charge anything and out-of-state buyers migrating here just blindly buy into it.
      What makes matters worse, local malls and businesses alike are having such a hard time hiring staff because no one is paying enough for anyone to able to afford rent in any of these areas. Businesses are closing hours earlier than they should, they can’t even service a 7-days a week. Who are going to work full time and part time jobs in the area if no one can afford to take them?
      When retail stores like Apple and Tesla are having an extremely hard time hiring people for jobs, you know there is an issue. Other stores and businesses have been hiring for months and simply can’t fill jobs.
      Back to the point though; those colonies exist for your age group. And your age group aren’t the only ones looking for something affordable.

I believe I mentioned that the housing market is out of control. On this evening’s news the cost of insurance rose 25% adding another financial burden for citizens.

    If you're considering the Nextron Cube, you may as well add fifth-wheel trailers to your searches.
    $120K can buy you a slightly used but still top of the line fifth-wheel trailer with furniture and multiple slide outs.

      Slideouts aren't exactly a plus in my book. They're awkward, they're fragile, they can hook and tear your floor.
      If you're going with something built on a trailer get a tiny home instead. At least they're built to be lived in

      Slide-outs are moving parts. Moving parts, the more there are, the more to break.
      Take a 6 CD changer vs a single one. You'll never get the CD out of a 6, when it jams. Single, you just grab it with a hemostat. You have to take the 6 apart all the way, and power it to get the disc out.

      Where i live they’re not legal to be lived in a home unless you’re specifically at an RV park or have land with specific zoning. But even if it’s on foundation and connected to utilities, it isn’t legal as a home.

    I never heard of boxable houses. I am impressed and would like to look for land where I could put at least three. I am a widow and my two kids never married so they could each have one. A great idea.

    Excellent update. I really like the Roombus Nest Solo, but I wish I could get more information on their website. It seems like they will be in the same boat as Boxabl and have far more orders than capacity to fill them. I guess your right and time will tell.

    I appreciate the info on Boxabl and it's competitors! Also interesting are the number of orders to date that Boxabl has to produce!!! Similar to the predicament that Tesla has with the pre-orders for it's Cybertruck models and the Cybertruck Camper. The supply chain problems, that manufacturers will continue to face for some time, are going to leave many customers disgruntled, if not homeless?! Thank you very much for your quality research, informative videos and professional presentations!!! I look forward to seeing more on the subject! P.S. For those who have already put deposits down I am starting to notice a number of price increases coming up, particular for the new electric trucks that are in the works. I am sure that Micro Homes will also be affected even if they are manufactured locally!!! :(

    Boxabl is definitely going to suffer hard from competition. They moved (and are still moving) way too slow. They JUST announced in marketing materials to potential share holders they are hoping to get their "production line" to put out one house per day! What?!?!? It would take them 220 years to build their reservation list at that rate. If they were doing one an hour it would take 9 years JUST TO CLEAR CURRENT RESERVATIONS.
    The one(s) that will win are the one(s) that can ramp massive production speed first.

    I spoke with factory floor mgr at boxable and claims that once in full production mode, they can crank a home every five minutes. Seems unlikely to me. However producing 10,000 units/month would be doable.

      Boxabl just held a meeting with Porsche advisor and the plan is to manufacture houses like on a car production line. Having said that, their goal is to make a house every 90 minutes.

    Boxabl is in the process of raising up to $1.07 Billion in a private placement and Reg A+ offering, which will provide funds for a factory with 10x-50x output of pilot factory in North Las Vegas... huge oversight that you either did not know about or include in the analysis...

      Yeah. THAT'S where I got very suspicious.
      What factory anywhere is worth over a billion?? The government contract, assuming it exists, should have been more than enough start-up seed.
      Also, once again, they're not helping the working poor. The minimum "investment" amount is 10k. That's a lot to many people.
      Make it public, so ANYONE could but ANY amount. I can buy any amount of McDonald's or Krispy Kreme right now. No broker's fees, either.
      .Also, don't put all your eggs in one basket. If they fail, your money is GONE forever, if you put it in one place.
      Safe and diverse. Tax-free IRAs and such first.
      If someone is PUSHING IT, RUN. That includes very dicey sh*t like bitcoin. Follow rich, old people. They didn't get to be rich and old by being stupid.
      Never bet more than you can afford to lose. Stock markets are still a risk, as walking down the street is. Make sure you have an emergency fund. At least 6 months of living expenses and some for emergencies.

      I hope Elon Musk is the investor. He would be an asset (no pun intended) because of his brilliant and innovative mind. I like Boxabl best, with the ability to make it larger. It does seem that codes, restrictions need to be reviewed state by state, unless you own a big chunk of land. Unfortunately, I'm too old, 80, doubt if I would live long enough for it to be built.       @@windsofmarchjourneyperrytr2823 This is NOT the seed round. The seed round was in 2020 on WeFunder (42 million valuation), the 2nd round was in 2021 on StartEngine (around $250 million valuation)... They just sent out the 100th of 156 orders for the DOD contract...

    From the info I gathered, the wait list is now 11 YEARS!! They also misled the customer, as the original price stated base price for these Casita's was @ $25-30k. Now they're $50k. Another issue with these "tiny" homes is, not a lot of municipalities will allow you to get permits to build, even if you already own the property. You must always check with the county/city/town in which you would like to build, to see if you will even get permission to do so. Many people want to make these homes off grid & states don't like that because they can't make any money off of you (except for maybe property taxes) Thanks for another great video🙏👍

    Kerry, these updates remind me of the Saturday morning serials the movie houses in the 50's would offer. Each Sat morning, kids would stream into the theaters to find out how the hero escaped the bad guys or the damsel is rescued from the train tracks.     We are currently renting a “ Click ” home. This company started over a decade ago. The son of the creator is taking over and our landlord. This is in PNW.
    They were the First wave of tiny homes. It has modules that can “ “ Click” onto the base to add rooms.
    The style of tiny homes does not appeal to me and this is temporary.
    However, it’s a really nicely laid out space snd comfortable. 330sq feet. And great for now.
    A small deck helps.
    The reason it’s too small is that we typically have family and friends visit often.
    I prefer about 1500 sq feet. Also love to garden and my husband fishes.
    It’s helping me know what I can live with or without.
    Funny thing, the style we have is called “ The Casita”.

    I think what appeals to me most about the Boxabl, Kerry, is the foam/steel/concrete composite construction that looks like it will adapt to any climate, from the hottest desert to the arctic tundra . . . basically set for net zero energy use with the right appliances. The 9.5' high ceiling and the fact that it's ~25' deep adds to the appeal. Also, all the competing brands seem to be shallow ~12' depth and with 8' high ceilings being more common than not. So, square footage figures don't tell the whole story.
    The empty Casita, as Irina reported, is just $40K. The techie stuff in the Roombus is nice - especially turn key solar PV and battery storage - but I'd rather have the larger and potentially better insulate space of the Boxabl for less money up front and then selectively add some of that tech on my own. I'm waiting for the empty version of the 25' X 40' that Boxabl told me would be here in a few years. I'll be renting until then.

      BOXABL only good for moderate / dry weather in USA, but not suitable for humid summers and snowy winter weathers. There are European companies that build smart homes for freezing snowing weathers.

      @@meggtokyodelicious The clad foam/cement panels should be good for cold, moist climates. Not sure if you realize that we actually get rain and snow here in North America. :-) Regardless, I live in the dessert, where protection excessive heat would be my big challenge.
      What are the European brands of modular housing that you reference? I was investigating Coodo a few years ago, as they expressed an interest in coming here, but haven't anything from them in quite awhile.

    Nice video and insight. As an investor of Boxabl, I would not say these 3 prefabs can come close to a Boxabl in patents, useability, flexibility, utility and locked in contracts. Boxabl is in a league of its own because it is a technology play that is going to revolutionize the housing market and how a home is built in the near future. They all maybe in the same industry for mobile homes but I would not put them on the same level as a Boxabl for so many years. Nevertheless, I love all of the designs and would diversify in style.

I vi only wish I could afford to buy some from each of these and permit the masses to pay rent that is truly affordable. As you know, housing in general is an enormous issue. Let alone the affordable! Unfortunately, I’m back at the old drawing board, metaphorically, as I try to literally make my way back to financial stability.     All I can think about now is how they could be stacked on top of each other like in the movie "Ready Player One", some of these homes in the video look like that! I like the last series the best I like clean lines and natural light and wood so that series was a winner for me.

    The biggest positive about boxable is folding out wider than the delivery truck without putting 2 together. I'm thinking something with a pull out frame that you could simply use the truck to pull out instead of flimsy rv pull out motors or really expensive heavy duty ones needed for a house. Then you just add a couple trim pieces to cover-up the seals.

      How expensive exactly ARE houses in U.S?!! 50 THOUSAND FOR A BOX HOUSE THAT CAN BE MADE FROM SCRATCH FOR LESS THAN 10 GRAND!? You'd have to be a complete idiot to spend your money on that. I'm from Europe, Croatia and our 330m2 (3875sq.ft.), 3 story house, a house that was made out of PURE, reinforced stone concrete and cost us only about 75,000 EUR back in 2008! We're talking about a 3 story house and 120m2(1291sq.ft.) per floor, with having the following ON EVERY FLOOR: A separate bathroom/toilet, 2 bedrooms with walk in closets, kitchen, dining room, living room, storage room and a huge ass balcony on 3 sides of the house, with each floor having a balcony on a different side - which by the way, wasn't accounted for in those 330m2 aka. 3875sq.ft.! The house with the balconies, as on papers, is exactly 405m2 aka. 4359sq.ft., with every balcony being 25m2 or 269sq.ft.! ALL THAT FOR approx. 75,000 EUR!
      And now you're telling me that this tiny piece of crap dog kennel that was made out of recycled and garbage materials, is somehow, in some way worth FIFTY THOUSAND DOLLARS!? Are you joking?!

    The best of the three you mentioned, still more expensive than the Casita but probably worth it are the Zennihomes. Pretty amazing looking and some cutting edge technology.
    Plus it's less than 300 miles from my home! Shipping seems a bit expensive but doable at $8/mile for the larger Citizen. Only $4/mile for the tiny Denizen. Definitely worth looking at.
    Of course Boxable I can tow with my van and it's barely $100 miles away!

      The challenge will always be the cost. Smaller doesn't mean much cheaper because every home, even a tiny home, needs electricity and plumbing. Those two items are the most expensive part in any building project. Just reducing size only saves you on material and labor costs.
      Decades ago, a mobile home salesman explained to me why a triple-wide wasn't much more expensive than a double-wide and that is exactly what he said.

    They are all beautiful in their own way. Window over the kitchen sink is always better. Boxabl wins in that regard. Haven't been able to get this question answered by Boxabl or anyone else: Are they adaptable to RV hookups? ie could you set any of these up anywhere where full RV hookups exist?

    The biggest drawback with most of these, tiny homes is the fact that current state, county, and local zoning law aren't exactly, 'tiny-home friendly'. In fact in a lot of areas you can't even secure a traditional home loan b/c tiny homes are not technically considered, 'homes' under the current real estate definition. Another big concern is insulation. The tiny homes I've looked at have NO insulation and NO slanted roof to keep rain water from pooling on top the house.
    Just some things to think about.

      The Boxabl has high density foam insulation which makes it significantly more efficient to heat/cool than an average home. It is also constructed w 6 I-beams that make it nearly indestructible in the event of a natural disaster. Furthermore, they can be customized & used like legos, so you can stack them up to 6 high & if u stack 2 high and twist the top one 90° and it automatically becomes a carport or covered patio and also have a roof top patio on the top of the bottom "box" they really aren't limited by zoning issues if you configure them in that way. The only real limit is your imagination. Be well.

      @@weareallstardust1859 Configuration has nothing to do with it. The discrepancy has to do with it's classification for real estate and zoning guidelines. Some areas are not zoned for 'tiny homes'. Other areas will not necessarily allow someone to just plop down an additional structure on your property at will. If local ordinances do not allow anything (other than) a 'traditional' structure you, run the risk of being out of compliance and deemed as going against defined guidelines.

      @@manuellubian5709 Once you configure multiple units into one freestanding home, they cease to be "tiny homes" by definition. You must have a traditional foundation, you can't just "plop" them down wherever. Therefore, non-compliance is non-issue. Plus since Boxabl finances their product, there's no need to involve the banksters in your purchase.

    So I have a question or two. I know they're trying to be ecologically friendly when it comes to building and sustainability of these compact homes, which is cool, but are they being made with items that off gas a lot of chemicals such as the wallboard that unfortunately lets off formaldehyde? Do they use the low VOC paints or paint that puts more chemicals in the air? Those of us with breathing issues from Asthma to POD to chemical sensitivities who are interested in buying or those just looking for cleaner air in our homes could use more info in this area. If you've already talked about it on another video, I apologize, I've just started looking into these types of homes. Many of us are limited by building materials and the effect they have on our health making many of the new homes an unwise if not just dangerous purchase. Thanks

      Similar concerns, here. It's been a while since I looked, but it seemed like boxabl was a fair choice for the materials: steel, magnesium drywall, etc. Though it seems that in Europe they've had some trouble with mag board being prone to mold. Still, if it was a safe enough option to begin with, sensitivity wise, I'd be willing to change that out more frequently, if needed.

    Building codes operate on fear. Fear your home will fly away, fear a tree will go through your window, fear your footings are deep enough. So tired of fear mongering. I built my own place and had numerous earthquakes and my top shelf whiskey, tequila, and rum didn't even budge. Shipping is the key with Boxable.     Nine out of ten people that I talk to who are interested in these types of small prefab homes are doing so because they can't afford a larger traditional home. Yet..these small prefab homes are getting smaller and more expensive by the year. And interesting/different design elements only work to hide that fact. I can't help but think these companies are ripping off consumers and taking advantage that so many people can't afford even a smaller traditional home due to the US's lower and middle class stagnant wages that aren't keeping up with current costs of living. And 99% of these homes have no record of quality or longevity because the companies are so new. What happens if in 5 or 10 years these prefab homes start falling apart and the company that made them goes bankrupt? You can sue a bankrupt company all you want but that doesn't mean you're getting any money back. I wouldn't buy a vehicle with that kind of track record..yet..people are doing so with their primary residence? The whole point of buying these types of homes is to save money. Yet..if you're paying more for less space..no matter how pretty or modern that space is..you are getting ripped off in the end. With the added bonus of living like a sardine in a can. I agree with Kerry that a traditional manufactured home is the best value with a proven track record..even if they lack the modern design element or "wow" factor.

    Great video! Thanks for putting this together. It was really informative and all of these homes look amazing. The Cube 2X is my favorite. I do wonder if these homes will have options to buy 2 or 3 and put them together in someway. I think having them be more modular (if they’re not already) would be awesome. Especially for people who buy one and then start a family and want to buy another for more space. Regardless, it’s amazing to see multiple companies design beautiful and affordable homes.

You didn't detail that Boxabl, while focusing on a single-module floorplan/model, their Casita, is totally going to go there once they feel perfected and mastered enough in their factory assembly-line methods (they have already produced hundreds of units)? Assembly line is the money-saving method no one's made such a huge product that can ship on a normal-size semitrailer. They will be able to produce customized homes and office spaces at assembly-line speed and savings, scalable to any typical residential size.

    The biggest problem that no one talks about is that most counties have a minimum sq ft allowed on property usually 750-850 sq ft minimum for 2 people to live in legally

      There is more zoning recently for secondary homes on a property. They have to be a certain percentage of the main house or less, and be placed at a specific distance. But a lot of these homes are not legal as a main house.

    We need a fed govt mandate to allow these units as primary residences on vacant lots. Most everywhere in US requires first a primary residence much bigger before you can put one of these as an adu.

    My issue is even if boxabl was able to hit their desired 90 minutes to manufacture 1 home it would still take about 24 years to get everyone that ordered one their boxabl home

    When I first saw the casita I thought it was such a great idea. I finally toured the factory and was so disappointed. Just like a new home they displayed every available upgrade however the finished product was underwhelming. It’s basically a square trailer and their timeline was mind blowing😳 Thanks for updating us on other options. Love it.

      The land issue is huge. It’ll be cool if you can just drop it anywhere. You’d have to seriously scope out your spot way beforehand. Guaranteed you will be in violation of something if you just decided to drop it down in a cool spot.

    It's crazy. You need to have some sort of subdivision of these homes, maybe on 2500 sq ft lots. They used to do Park Model Communities in St. George, Utah, and Arizona, retiree focused. But they were on small lots. With some trees and other landscaping, it was a pleasant place to live. But the main deal is that the total cost, like a monthly payment, was within reach. So they need the package, and I don't care what the home is. I like these. I assume this will sort out fairly soon. I hope. The interior space stuff is key, to me. A park model with a bedroom is really a waste of space. You need a clever kitchen and living room.

But I need something new, this place is an eyesore. Was going to build a log home have 40 plus logs acclimating to the environing of this place for 2 years now but tax fears are stopping me from building

    In my opinion boxable really needs to work on its aesthetics and if it increased the options and the product it could be a WAY larger hit then it already is. And if they would make them stackable even more so because cities in LA need to stack high when doing back yard rentals.

    Question: Are any of these homes self-contained, or do they all need to be on land that has electricity, water and sewage? This requirements make an enormous difference in the price of land, so to be truly affordable, they would need to be functional off the grid. He mentioned one of them being off the grid, but I’d love to know more about that.

      For boxabl you can technically hook up solar instead of city electric if you want and you can pump water from a tank or well instead of hooking up to city water.

    The Biggest Concern is How well are they made against the forces of weather.? And the Insulation factor for Extreme heat or below Zero Temps. What’s the resale value worth? People look at these and say Affordable but they have to figure in Land, Rental Land, Taxes, Plumbing to city or Septic, Solar power? Etc. Will these homes end up costing closer to $200K after all is said and done?

    You can't in good conscience call this affordable housing. It's guest housing for people with big back yards. Unless you have a lot, and you can afford to pull utility lines, what are you going to do with one of these things?

      The lot seems to be forgotten about in the majority of tiny house videos unfortunately. These seem like a good value until I think about how the lots in my area all sell for $100,000+ and you still have that added utility cost. I can buy a 1-2 bedroom condo with more than double the sq ft for the same final price and with better financing options.

    Homebuilders often tout "affordable housing," but the prices start from 80k and up. Affordable for WHO? not most people. While not a flat pack or modular home, Incredible Tiny Houses has a basic model Tiny House On Wheels (THOW) that starts at $16k. Check local ordinances before buying- you can get with the mfr and get paperwork to present to the ordinance boards. If the ordinance board still says no because they're unfamiliar with what you're wanting to buy, then prepare for court ( a last resort).
