The funny thing is that we've had affordable prefab houses since the 40s. They're called trailer homes. The issue is that developers and nimbys lobbyed local governments to make it near impossible to put it on land that isn't an overpriced park far outside town.
Bingo. Now we have a majority aging population, plus young people aren't getting married or having kids anymore, so eventually all those $4-500K housing communities are going to be ghost towns where no one can afford to live.
The biggest hurtle is changing the zoning laws to allow these smaller sq ft homes. That will be very difficult to change on many levels. I definitely think people should be allowed to build smaller homes. 💯
Companies like this one will work with certain municipalities where these small homes will be allowed. Most likely they will have there hands on that too!
I live in town of 2-3,000 and housing prices are actually outrageous. I was in real estate and lived in Hawaii, Santa Barbara CA, Oregon and Boca Raton FL. I lived in this town 1985-1997 and knew the prices then. A house, and there not that good, worth 50,000 is going for 250,000. They just allowed in the township to have Tiny houses. I think they have an area picked out. They have to be less than 500 feet. So bring the subject up. A lady on the board found out about them and brought back the idea. They have lot sizes at least 20ft. And acre lots with 2 I think.
Great but too many of the states, towns and townships do not allow these to be placed within already developed communities limiting them to rural or banning them completely. What really needs to happen is the land development regulations must be changed!

Must remember HUD Housing and Urban Development falls under Biden administration and with millions of people crossing at many US Borders, expect to see increase in housing demands to house undocumented people and more schools to be built too. The current minimum wage for working Americans is not a sustainable wage. In today's economy a minimum livable sustainable is approximately $22 per hour to afford 1 bdrm or 2 bdrm. Most affordable housing is out of reach for 40 million people, not counting millions of undocumented people who depend on government support.

My two cents. If you’re living in Kansas City and you’re planting a tiny home, you should add the cost of an in ground shelter to your build. Consider where you’re going to live and be practical. You can’t expect an EF-2 or larger to bounce of any home.
I like this for seniors as well, my Aunt uses a walker and with some universal design features this would be excellent affordable housing for seniors and disabled people who want to live in more than an apartment.
You’ll still need a medical professional or more to monitor a senior and/or disabled community. Hospitals would need to be nearby along with other amenities. This is great for them if they can live independently but in reality more than small private units are needed for these folks.
Unfortunately, people with disabilities need more space. Moving and turning with a walker or wheelchair is a problem in such tight spaces. The bathroom in particular is problematic. Disabled people need large roll-in showers.
It only masks an existing problem, it won't **solve** the actual problem with "affordable housing" because a certain group of people don't want it to be solved....

I learned my lesson 15 yrs ago bought 3 acres in NJ attempted a container home project, I no longer have the containers I still the land the legal entanglements cost me $80,000 over 2 years.
I love how they always say “affordable”. Most end up being ridiculously expensive and that doesn’t even include the land they sit on. I’ve found out that through experience that 2 people need at least 500 sq ft of living space to live comfortably long term. Anything smaller is just claustrophobic. Also flat roofed homes are just begging to leak eventually. A small house should have a vaulted ceiling to give the illusion of space. These houses also will not be a good investment for resale here in the US as a stand alone home. Perhaps as a tiny home community they would be viable.
The reason flat roofs leak was, is and always will be hack roofers halfassing the seams. If they designed these with one piece of rubber than it will last 50-100 years. The rubber on my shop is original, installed around 70 years ago. Leaks are always in the seams as rubber last a long time
I believe the most difficult hurdle will be changing the local zoning laws to allow smaller sq ft homes. With minimums of 800 sq ft, some of these smaller homes simply won't be allowed for years or decades.

@@katella Banks providing loans (even small loans to help cover whatever you don't have to finish your house) want to know that if you don't follow through on your payments, they'll get a more valuable property. For example, I might want to build a 3 bed, 2 bath 1,300 sqft home (pretty average). The bank will say, that's not valuable enough, make it bigger. So, to get the loan, I build a 5 bed, 2 bath.

Going to be tough to actually own of these. Banks will not issue mortgages on homes with less than 2 bedrooms and 1000 sq. Ft. Most cities will not allow homes under 1000 sq. Ft. For a development permit. Foundations, installation and services will easily double the price these sell for at the factory door.

I love the modern look of a flat roof but, living in Canada I worry about snow loads. There is a company out of Alberta; Pocket House, that builds smart looking tiny to small homes that have modern aesthetics that have generous pitches to their roofs ( I have no connection to Pocket House - I just came across the company while doing research on the internet). Have you heard of this company? Also; as for the decks getting too hot, if you have a deck on the southern exposure it makes sense to have an overhang of at least 3'. In the summer the sun hangs high in the sky so the overhang will block the direct sun rays from heating up the deck ( and the home). In the winter the sun hangs low in the sky so the sun will shine directly onto the deck and through the windows on the southern exposure to warm the home when this warmth is needed.
I just bought 5 acres in southern Colorado and I have a 600 square-foot minimum. This is one of the most relaxed zoning areas in the country and none of these would “qualify”. Hmmm… I don’t want a home much bigger than that anyway but I may end up having to build it if I can’t find a modern, efficient, modular home within regulations.

Square feet to square metres is a strangely uncomfortable conversion to make on the fly. It would just really help your international audience. Panelized construction, it’s strength, fast erection, consistency, cost savings is not the hard part of modular and prefab. The Mechanical, plumbing and electrical connections (especially getting water and waste water) to flow (requiring a slope over multiple module spans), connecting them from module to module (vertically and/or horizontally) is the actual hard engineering and installation challenge. A one-off single level house of 2-3 modules isn’t hard. Stacking the modules vertically (apartment bldg or hotel, office units etc) and side by side while getting the water (plumbing) to flow (supply or waste) at the proper slopes is the hard part. It’s the MEP (& fire protection/ sprinkler ) connections between modules and the reliability and serviceability of those connections that is the challenge for modular. Repeatable (wall, floor roof) panels is the least of the problems in getting modular design and construction to be viable, safe and affordable.
Those exact same challenges are at play in stick-built construction. Panel-built structures have conduits for all the necessary utilities, either integrated within panels, or outside, above, or below them.
On the 2 bedroom layout you could wrap screen around it so in the summer you can sit back there without having to worry about the bugs in the summer. Idk if anyone else dealt with this but my sister keeps getting gnats in her morning coffee as soon as she sits her cup down.
It would be awesome if Vantem would build a bedroom only module to pair with the Varn to be placed on the opposite side of the deck area. This would allow for 2 more bedrooms, another bathroom and a proper laundry room. This could be a really affordable and deployable option for modest income families in vulnerable weather areas. It would also be a really cool option for those who prefer a more modern lifestyle with indoor/outdoor living options. The base Varn could have a door installed on the side wall of the pergola that leads to the deck by the living area and that could act like the front door to the house. Oh, and it's Dakotas, not Dakodas.

That isn't going to fly in the American South...we need strong, secure tie downs (we have tornadoes and hurricanes. We , also, need wide roof overhangs to combat the brutal sun in summer.
I like the SIP Panel concept. I live in San Francisco, where adjacent buildings and narrow lots make prefabs almost impossible. But SIP panels can be hand carried onto a site, making pre-fabs possible here. And of course, they create more options elsewhere.

The cost of this home could be small in comparison to the overall cost which includes: 1) Roads, driveways, garages, 2) Septic system, 3) Water source and trenching, wells, 4) Electricity, 5) Landscape, 6) Building permits and fees. The cost of these items might be similar if one were to just build a larger conventional home. I'd really like to see some case studies on the cost of the home as well as all the other things involved. Also, we should know the economics of building a small manufactured home vs. a larger conventional home, including a highest & best use analysis (showing what type of home will result in the most profitable use of a particular lot). Yes, that's a lot to ask for but, at this point, I'd be afraid to commit to one of these homes without knowing the total cost of the project.

These are nice enough but are NOT a solution to housing affordability nor urban housing shortages. These are great cottages but are decidedly not urban and would cater to everything wrong with development around NA cities where the problems are most acute. To be a true housing solution they need to be stackable to get the densities required for walkable communities. Living car free without compromise is one of the most important steps to solving the housing crisis. For that you need mixed-use walkable density near excellent public transit. You don't need homes designed for single floor living on lots that are 3X the size of the home. Land value, more than construction costs, are the biggest driver of housing affordability issues. That and needing a car (or two) that set you back $8-10,000 per year each.
Looking forward to see what they offer in the US. Also, am I crazy or would it not make all the sense in the world to just have two Luft versions put together to make a 2 bedroom home with a big open living space?
For sure! It is not crazy at all. It would not be that hard to do. I'd hope they would be able to change the plans for people's needs, by connecting two or even three units together, and lower kitchen counters, cabinets down low and closets for wheelchair users. There are many folks who use wheelchairs, like veterans, spinal cord survivors, and autoimmune disease sufferers. We are invisible to home makers.

I certainly hope the models designed for the Dakotas can bear heavy snow loads. Flat roofs won’t cut it in such places. I can get anywhere from 4 to 8 inches in SW MO, and I’d be worried about that issue even here. Then there’s the R-Factor when comes to good insulation. And for most people, a 2 BR is a must. I do love many of the homes found in the Tiny House Movement. Musk and Gates are simply following in their footsteps, seeing the need for affordable housing.
The question I have regarding prefabs is where do people put them? After all, not everyone has extra land hanging about. I assume one would have to purchase the land first? Or are there locations where people can rent the land (in the US)
Land is the big cost. The there's the on-block connections for the house (water, electricity, gas, telephone/comms, sewerage), then local infrastructure for all of these as well as roads. People expect to be near something, so shopping centres etc. This isn't even taking into account the differing housing regulations for each of the 50 states. When everything is added up, the cost of home construction is pretty cheap even today. Everything else is where the money is.

It's finally happening. Yes, previous generations had the privilege of hiring architects and making homes to their specs which was nice, but times do change and we desperately need a more affordable approach. I always wondered why do I need to get all these people to design and engineer my house. There are just so many variations you can make to them before going crazy, so instead of paying an army of architects, engineers, designers, etc I'd very much rather just pick a preset model and have it built. Surely, they'd need to be tailored to the region they'll be built in and the type of land that's most common in those areas, but that'd be kind of how far the designing part would have to go. If you have a few models that I can choose from, I'm more than happy.

I live in town of 2-3,000 and housing prices are actually outrageous. I was in real estate and lived in Hawaii, Santa Barbara CA, Oregon and Boca Raton FL. I lived in this town 1985-1997 and knew the prices then. A house, and there not that good, worth 50,000 is going for 250,000. They just allowed in the township to have Tiny houses. I think they have an area picked out. They have to be less than 500 feet. So bring the subject up. A lady on the board found out about them and brought back the idea. They have lot sizes at least 20ft. And acre lots with 2 I think.

Must remember HUD Housing and Urban Development falls under Biden administration and with millions of people crossing at many US Borders, expect to see increase in housing demands to house undocumented people and more schools to be built too. The current minimum wage for working Americans is not a sustainable wage. In today's economy a minimum livable sustainable is approximately $22 per hour to afford 1 bdrm or 2 bdrm. Most affordable housing is out of reach for 40 million people, not counting millions of undocumented people who depend on government support.

My two cents. If you’re living in Kansas City and you’re planting a tiny home, you should add the cost of an in ground shelter to your build. Consider where you’re going to live and be practical. You can’t expect an EF-2 or larger to bounce of any home.
I really think people in all areas should consider the wisdom of underground shelters. Tell me where tornadoes et al have NOT occurred.
I like this for seniors as well, my Aunt uses a walker and with some universal design features this would be excellent affordable housing for seniors and disabled people who want to live in more than an apartment.

You’ll still need a medical professional or more to monitor a senior and/or disabled community. Hospitals would need to be nearby along with other amenities. This is great for them if they can live independently but in reality more than small private units are needed for these folks.

Unfortunately, people with disabilities need more space. Moving and turning with a walker or wheelchair is a problem in such tight spaces. The bathroom in particular is problematic. Disabled people need large roll-in showers.

I learned my lesson 15 yrs ago bought 3 acres in NJ attempted a container home project, I no longer have the containers I still the land the legal entanglements cost me $80,000 over 2 years.
I love how they always say “affordable”. Most end up being ridiculously expensive and that doesn’t even include the land they sit on. I’ve found out that through experience that 2 people need at least 500 sq ft of living space to live comfortably long term. Anything smaller is just claustrophobic. Also flat roofed homes are just begging to leak eventually. A small house should have a vaulted ceiling to give the illusion of space. These houses also will not be a good investment for resale here in the US as a stand alone home. Perhaps as a tiny home community they would be viable.

The reason flat roofs leak was, is and always will be hack roofers halfassing the seams. If they designed these with one piece of rubber than it will last 50-100 years. The rubber on my shop is original, installed around 70 years ago. Leaks are always in the seams as rubber last a long time

I believe the most difficult hurdle will be changing the local zoning laws to allow smaller sq ft homes. With minimums of 800 sq ft, some of these smaller homes simply won't be allowed for years or decades.

For example, I might want to build a 3 bed, 2 bath 1,300 sqft home (pretty average). The bank will say, that's not valuable enough, make it bigger. So, to get the loan, I build a 5 bed, 2 bath.

Going to be tough to actually own of these. Banks will not issue mortgages on homes with less than 2 bedrooms and 1000 sq. Ft. Most cities will not allow homes under 1000 sq. Ft. For a development permit. Foundations, installation and services will easily double the price these sell for at the factory door.

I love the modern look of a flat roof but, living in Canada I worry about snow loads. There is a company out of Alberta; Pocket House, that builds smart looking tiny to small homes that have modern aesthetics that have generous pitches to their roofs ( I have no connection to Pocket House - I just came across the company while doing research on the internet). Have you heard of this company?
Also; as for the decks getting too hot, if you have a deck on the southern exposure it makes sense to have an overhang of at least 3'. In the summer the sun hangs high in the sky so the overhang will block the direct sun rays from heating up the deck ( and the home). In the winter the sun hangs low in the sky so the sun will shine directly onto the deck and through the windows on the southern exposure to warm the home when this warmth is needed.

I just bought 5 acres in southern Colorado and I have a 600 square-foot minimum. This is one of the most relaxed zoning areas in the country and none of these would “qualify”. Hmmm… I don’t want a home much bigger than that anyway but I may end up having to build it if I can’t find a modern, efficient, modular home within regulations.

Panelized construction, it’s strength, fast erection, consistency, cost savings is not the hard part of modular and prefab. The Mechanical, plumbing and electrical connections (especially getting water and waste water) to flow (requiring a slope over multiple module spans), connecting them from module to module (vertically and/or horizontally) is the actual hard engineering and installation challenge. A one-off single level house of 2-3 modules isn’t hard. Stacking the modules vertically (apartment bldg or hotel, office units etc) and side by side while getting the water (plumbing) to flow (supply or waste) at the proper slopes is the hard part. It’s the MEP (& fire protection/ sprinkler ) connections between modules and the reliability and serviceability of those connections that is the challenge for modular. Repeatable (wall, floor roof) panels is the least of the problems in getting modular design and construction to be viable, safe and affordable.
Those exact same challenges are at play in stick-built construction. Panel-built structures have conduits for all the necessary utilities, either integrated within panels, or outside, above, or below them.
On the 2 bedroom layout you could wrap screen around it so in the summer you can sit back there without having to worry about the bugs in the summer. Idk if anyone else dealt with this but my sister keeps getting gnats in her morning coffee as soon as she sits her cup down.

It would be awesome if Vantem would build a bedroom only module to pair with the Varn to be placed on the opposite side of the deck area. This would allow for 2 more bedrooms, another bathroom and a proper laundry room. This could be a really affordable and deployable option for modest income families in vulnerable weather areas. It would also be a really cool option for those who prefer a more modern lifestyle with indoor/outdoor living options. The base Varn could have a door installed on the side wall of the pergola that leads to the deck by the living area and that could act like the front door to the house.

I like the SIP Panel concept. I live in San Francisco, where adjacent buildings and narrow lots make prefabs almost impossible. But SIP panels can be hand carried onto a site, making pre-fabs possible here. And of course, they create more options elsewhere.

The cost of this home could be small in comparison to the overall cost which includes: 1) Roads, driveways, garages, 2) Septic system, 3) Water source and trenching, wells, 4) Electricity, 5) Landscape, 6) Building permits and fees. The cost of these items might be similar if one were to just build a larger conventional home. I'd really like to see some case studies on the cost of the home as well as all the other things involved. Also, we should know the economics of building a small manufactured home vs. a larger conventional home, including a highest & best use analysis (showing what type of home will result in the most profitable use of a particular lot). Yes, that's a lot to ask for but, at this point, I'd be afraid to commit to one of these homes without knowing the total cost of the project.
Hopefully his new homes are safe and effective unlike his other investments.

These are nice enough but are NOT a solution to housing affordability nor urban housing shortages. These are great cottages but are decidedly not urban and would cater to everything wrong with development around NA cities where the problems are most acute. To be a true housing solution they need to be stackable to get the densities required for walkable communities. Living car free without compromise is one of the most important steps to solving the housing crisis. For that you need mixed-use walkable density near excellent public transit. You don't need homes designed for single floor living on lots that are 3X the size of the home.
Land value, more than construction costs, are the biggest driver of housing affordability issues. That and needing a car (or two) that set you back $8-10,000 per year each.
Looking forward to see what they offer in the US. Also, am I crazy or would it not make all the sense in the world to just have two Luft versions put together to make a 2 bedroom home with a big open living space?
For sure! It is not crazy at all. It would not be that hard to do. I'd hope they would be able to change the plans for people's needs, by connecting two or even three units together, and lower kitchen counters, cabinets down low and closets for wheelchair users. There are many folks who use wheelchairs, like veterans, spinal cord survivors, and autoimmune disease sufferers. We are invisible to home makers.

I certainly hope the models designed for the Dakotas can bear heavy snow loads. Flat roofs won’t cut it in such places. I can get anywhere from 4 to 8 inches in SW MO, and I’d be worried about that issue even here. Then there’s the R-Factor when comes to good insulation. And for most people, a 2 BR is a must. I do love many of the homes found in the Tiny House Movement. Musk and Gates are simply following in their footsteps, seeing the need for affordable housing.

The question I have regarding prefabs is where do people put them? After all, not everyone has extra land hanging about. I assume one would have to purchase the land first? Or are there locations where people can rent the land (in the US)
Land is the big cost. The there's the on-block connections for the house (water, electricity, gas, telephone/comms, sewerage), then local infrastructure for all of these as well as roads. People expect to be near something, so shopping centres etc. This isn't even taking into account the differing housing regulations for each of the 50 states. When everything is added up, the cost of home construction is pretty cheap even today. Everything else is where the money is.

It's finally happening. Yes, previous generations had the privilege of hiring architects and making homes to their specs which was nice, but times do change and we desperately need a more affordable approach. I always wondered why do I need to get all these people to design and engineer my house. There are just so many variations you can make to them before going crazy, so instead of paying an army of architects, engineers, designers, etc I'd very much rather just pick a preset model and have it built.
Surely, they'd need to be tailored to the region they'll be built in and the type of land that's most common in those areas, but that'd be kind of how far the designing part would have to go. If you have a few models that I can choose from, I'm more than happy.
