I had high hopes for the interiors after seeing the exterior of the property, but my heart sank when I saw the orchid on the glass coffee table 😭 that said, the interior ARCHITECTURE of this home is amazing. So cohesive with the landscape and very well thought out, IMHO.
Great location to live in. Especially used to enjoy watching the winter storms when my parents lived on the site. Nothing you can do about the grockles looking in though, nor the sand blasting that the exterior gets. Hope the drains don't block up as they used to which flooded our basement despite the one way valve on the sump.

My place to escape and rest in UK is Seaton Carew. Always peaceful. Love everything about Hartlepool area. That area deserves more support than it gets.
Impressive property and love the dual aspect views either side with the harbour and the sea/beach. Not a fan of being right on the road, it gets very busy there in the summer and I would like a private driveway. I would have liked to see the lift in action as its quite unusual. To get a greater sense of the layout of a property, I would like to see more of a walk-through with fewer edits. This has been on the market for a while now, going to be harder to resell year on year with the ever rising tides
I agree. Obviously an incredible place but I don't call it a beachfront property because of the road. My parents have a place on the beach in Sussex and that is directly on the beach.
Your tour is far better than when I seen this one on Rightmove. The staircase walls looked like real timber, which was bizarre but you have shown them to be concrete. The house still seems dark, which is a lighting and decor issue.
Should definitely look to your one of the other properties just along the coast a bit - looks incredible, especially since it has its own private pool too!

A buyer with a £12m budget would generally concern themselves with three things: size, location and views. They'd not likely be concerned about sliding doors, the brand of the kitchen white goods, or cosmetic finishes, which the buyer can all change.

I suggest you do a quick Google for coastal erosion and properties that actually HAVE fallen into the sea around the UK coast just in the past five years. You'll most certainly believe it then as it's a considerable number!! 🤦

In the height of summer, I can only imagine the noise, pollution etc and for me, the beach view is amazing but extremely close to whoever happens to be there. £12m!! A really great home. I love the location the most, with a huge beach on one side and a boat dock on the other side, the best of both worlds. The house itself sits on a pretty big lot, it is very well built, but overall I have mixed feelings about it. First, if you’re going to have a rooftop deck, have a rooftop deck. The builder could have dug deeper and put the garage lower, and then you’ll have a great rooftop deck, a huge open, well lit, and fun space, which this house’s interior lacks. The owner really opted for privacy, and I think that is going to require a special buyer who is likeminded. There seems to be lacking that sense of open floor plan, indoor-outdoor living design scheme, which beach house buyers are going to expect. The builder skimped on the elevator. Dressing it up with a spiral staircase does help, but the whole enclosed cement design and finish is not particularly attractive. So I don’t think it’s going to sell quickly, but I do like it for its beauty, just needs someone who loves privacy just as much.
A lot of insurance companies won't insure you against flooding if the risk is considered significant/likely. Two streets down from where I live the properties are on a flood plain and are high risk - as far as I'm aware none of them can get a policy to cover flooding. A few years ago they were under about a foot of water which destroyed a lot of the ground floors, and they had to cover the restoration themselves.
Really entertaining tour thank you - the entire design & aesthetic of the house looked far more incredible than i was expecting! And i learnt 2 things too; 1. The plastic snake trick to ward off seagulls sounded a genius idea, and 2. Why Bournemouth Sainsbury's seems to be always sold out of protein shakes! 😁

This is one of the first times I’ve admired modern architecture and decor. The architect did a great job.

We used to live at Balboa, 41a Banks Road before it was knocked down & some time later this built in its place.
