Never build your home at the bottom of the hill anywhere!! If you look both ways down the street. They are situated down or lower than the other properties.

This is such a tiny creek, but a dangerous one when it rains. So many people have been fooled by this and drowned in this creek. First thing I thought of was this creek. I do believe this storm was far worse than Katrina.
it's only impacted more states than Katrina or any other Cat 5 storm. Lives lost and financial destruction, not likely. Cat 5 storms like Katrina and Michael decimate communities. Once things recede, people will rebuild in ways New Orleans and Panama City/Mexico Beach have not... and likely will not
It’s interesting because you generally assume upper class neighborhoods have all kinds of safeguards preventing this from happening. We are all going to have to get flood insurance down the road. It has happens in too many cities that aren’t a flood zone. I’m guessing from the height of the house this was not a previous flood zone.
MIAMI has been hit by ANDREW a CAT 5 Hurricane in 1992 and the City survived. It has been a well prepared city for Hurricanes since then unlike all the areas hit by Helene.

I saw many beautiful homes sitting down hills. I bought one at a high altitude in Dunwoody. Never floods. 😊

its the opposite. Upperclass neighborhoods have upperclass common sense, which isn't much. The safeguard is to distribute cost to you
This area is prone to flooding here, everyone knows it including the homeowners. If it rains too much the creek floods.
Definitely not in LA the rich areas burn you'll never see the hood on fire
