I know cost is based on location, but I do wish more of these videos would go into the actual costs to build. We're looking to build an ADU and it's harder than I realized to find ballpark numbers on what we should expect to pay.
In my 40s, and I did the same thing. That is to say it has been different phases. Lived away for the most part in my 20s, studied at different universities. Did not have much money at the end of my studies. Me, my sister and mom, lived like one "happy" family in the house, until my sister built her own. Then, the house got renovated. After a while I contacted the same carpenter, because I had managed to save up some bucks. He suggested renovating the basement. Built bathroom and kitchen and staircase up to my bedroom. Paid for it in cash. Then I moved once more, to study even further. Came back, were somewhat happy with the new facilities, but wanted more. Managed to save some more. Built a detached garage with a living space on top. Took quite a while with all the bureaucracy, but finished the project eventually. Once more managed to pay all in cash. Must have spent more than 230 000 dollars on it all, considering the inventory as well. Would estimate it to be around 1500 sq f. all in all, if you account for the space for car as well. People would probably choose to live in town houses with strangers, but I would much rather live wall to wall with my mother than some of the idiots from my neighborhood to be honest.
It look like it is on a two car garage. How did they manage. 2 bedroom on top of a two car garage. Curious to know the square footage. Also, the kid is so lucky and well loved by his parent.
We agree! ADUs are a great idea for older kids getting on their feet after college. The unit is 650 sq ft. We're not sure about the square footage of the garage, but we do know they expanded over the front a bit. We have the floor plans in the description if you want to check out the full layout.

We typically avoid discussing costs in these videos because prices can vary significantly, based on both location and time of construction. This above garage ADU was built in San Diego county back in 2020, it cost roughly $275k to build from start to finish, including plans, permits, and construction!
I’d like to know if there is a huge cost difference on building adu in the existing garage or above it. I love their adu! I was just recently thinking about an above garage adu.
Hi! Converting a garage is going to be more cost-effective by a large margin. Most garages aren't built to hold a second story on top of it, so there's usually quite a bit of work that will need to be done to the garage if you plan on building above it. I live alone and I have a large french door fridge in the house and my old one in the garage. I ferment, make kombucha, and cook most meals from scratch.
I've known several parents whom had the means to do this (build an ADU) and happily did it. I think the parents liked having some privacy in their main house. What business is it of ours? The dad even said they charge rent.

The floor plan was designed by the architecture group, not the builder. Designer is Victor Gutierrez of Metro D&C Group.
