      Considering being only one bathroom and being rural France seems a bit high. Would have to add a bathroom or half bath, which is gonna cost. I do love the location near the water, barring any flooding problems.

    This is a gorgeous yet humble , stone cottage with all the charm of a time gone by . I would paint dreamy impressionist scenes and have open house yard sales in the summer . just for fun . dress in period clothing with an Old Victrola playing old French recordings .

    Looks great , awesome it's walkable to bars and restaurants ❤️ . For me personally it's a snore bore for vineyards. Anything for us adrenaline junkies ?? Think moto cross , ski 🎿, snow board , ice climbing, mountain climbing rock climbing ❤️ ! I do all that is what I'm looking for

    It is a great area, we spent 6 months just up the road in Puy le'Veque. Great malbec wine and plenty of good restaurants. Praysacc has a brilliant farmers market. You can get a train to Cahors, (which is well worth a visit) then a short bus ride will get you to Castle Franc. The people are so friendly and as stated in the vlog they work to live not the other way round.

    Nice little place. I'd use it for a lock and leave to use for a couple of months a year. Maybe have friends use if for vacation for other times.

    Does "furnished" in France mean what it means in Germany? I know that unfinished in Germany means no light fixtures, no kitchen cabinets or appliances. In the US, unfinished generally means basic window treatments like shades and blinds remain (and most curtains, too), along with all of the ceiling lights and sconces, the built-in kitchen cabinets and appliances. (Free-standing refrigerators and stoves are moved with the former owner.)

    I cycled France for about seven months about six years ago with two children in tow so we eat out most every night so would have to seek out the areas families gathered in the evenings to eat and relax usually on greenways at rivers , if people think it’s boring in France they have no idea and have probably never traveled outside the tourist trap bubble.
    I wish I could get an EU passport so I could buy something in France.

      I'm getting hip surgery before long. But after that, I'm planning a bike trip in France.
      So many great routes!
      Also, you don't need to have an EU passport to buy in France. There are no restrictions on buying a home.
      Just depends on how long you want to stay. Then you may need a visa (vs just a passport).

    We've been thinking about Spain, but France also looks interesting. Nice property, but 139K for 70m2 seems steep.

      I agree on a per sqm there are cheaper places. But with everything around it, I’d mostly just be sleeping there. 😁

      The land space is 70 m2, the living space is 110 m2 it is very pretty and has a good location and offers are always possible.

      Wow! Just started watching your videos. This is a perfect vacation (or 2rd/3rd) home for someone active like me (running/hiking trails, bike path, river activities, wine/food) but with beautiful quiet surroundings. I just need to do more research. My ultimate goal is to have a place like this in France/Italy, and Southeast Asia (so underrated) in addition to USA for when I retire. Please continue showing more of these kinds of properties.

    I was thinking between $150 and $200, so it's the low end of what I was thinking.
    If you've saved up a nice nest egg for your retirement, that's a good buy!
    If you're still working, doesn't look like there's many jobs in the area unless you want to be cook, or waiter, or work for a winery making minimum wage.

      @@fredashay Yes, to stay more than 90 days every 180 days, you'll need a visa of some type. French requirements are not bad.
      90 days or less per 180, just need a passport.
      No restrictions on buying property. i.e. You don't need a visa, citizenship or even a passport. But I assume you'd want to actually visit it!

    I love the house and the area. Everything in the extended region around Toulouse is fantastic in my mind. The only negative for me is that this area is not well served by rail and is thus car dependent. As far as price, I was expecting around €110,000 so it's a bit high.

      Agree about the lack of rails. Ironically the bike greenway runs along an old rail line in stretches.
      The property has been on the market for a while, so there’s definitely room to negotiate.

      I guess it’s POSSIBLE, but the river is controlled by dams and locks, so I assume they have it mostly tamed.

    Here is my question about this very cute house! What is the WATER PIPES made of? If they R NOT PVC that Willow trees roots will go straight into the pipes and this house will need to be replumbed! Very expensive! 🤷‍♀️ Just sayin

    That's the tax rate for US citizens in France, if you report in that band and are a tax resident with a long term stay visa....

      Just to be clear for others reading:
      Like the USA , France has a progressive tax system.
      0% → $0 to $12,360 of income
      11% → $12,361 to $31,500 of income
      30% → $31,501 to $90,100 of income
      41% → $90,101 to 193,815 of income
      45% → Income above $193,815
      (Dollar amounts are with today's exchange rate)
      So if you make $90,100 of taxable income, you'd pay 0% on the first $12,360, then 11% on the next $19,139, and 30% on the final $58,599.
      → Which is a total tax of $19,684.99 or 21.85%.
      Which seems fair.

    As to the price, given that you asked, I do not mean to sound mean when I say it is the usual inflated 'UA-cam' estate-agent/investor figure - about double what a normal person would consider reasonable.
    Such 'entrepreneurial' folk decimated America, crippled Britain, went on to kill Portugal and now are getting to work on France. We poor mortals desperately trying to get the resources together for a nice retirement nest get left in the business/corporate dust.
    At some point it needs to be remembered that houses are *homes* not investments.

      • I live in the US where real estate is super expensive now
      • I am not an agent nor do I have any connections to them
      • I think way more homes should be built to lower prices and give people options
      • a house can be a “home” but it is also an asset that someone can buy, sell, renovate, let crumble or whatever they want within the laws

      @@traveltirement Always good to get a reply when what you had to say was a bit close to being of harder edge than is pleasant.
      Aye, I realised where you were from and that you were not a 'professional' in the sense of being an actual estate agent. No worries on that score.
      I was not having a dig at yourself directly, just the general tendency for the broad reach of the UA-cam arm to lead to vendors using it to inflate prices to ridiculous degree because there *are* rich marks out there who can get scammed for a few hundred thousand and not even care.
      It's the rest of us who get left out in the cold as the market accelerates into the stratosphere.
      Prices in Portugal, for example, are triple what they were a couple of years back and that is directly down to American's, with more money than sense, being conned into paying way over the odds because they are used to their domestic housing market.
      Portuguese housing is very low standard in the main but that was something that could be lived with when a decent sized house with land was 30k. You could knock it down and rebuild it properly for that money. Now the vendors are charging First World prices for Second World quality (or worse).
      I chuckle at myself ... I clearly have a bee in my bonnet this evening ... I shall go eat and chill out :blush:

      It’s a super popular area for vacation and retirement in France.

      I have been to France 3 times and this area once. We stayed in Sarlat for 4 days and canoed on the Dordogne river which is in the north part of the Lot department.
      We also drove to see many of the small country villages.
