    How about driving and drone coverage of the great new bridge project, maybe twice a year until it's completed? Great video, lots of information as always. I've been a subscriber and watching for years. I love the casual agent look, great for a beachfront city.
    If things didn't end badly with eXp, we would love to learn why you switched companies? I think it would be a good video to help new agents understand why to choose one brokerage over another. I know it's not content that helps you sell homes but other agents watch your channel to learn from you as well.
    There's two ideas for additional videos us fans would love to see. Keep up the great content, we love it.

      We never do really talk about the bridge situation going on, that's a good idea. We will try to find a way to sneak that in.
      As far as EXP versus LPT where we are at now, it was purely because of the benefits that it offers our home sellers in particular. And it helps my agents save a little bit of money, EXP takes a pretty big share in comparison to what they provide, and LPT provides them an option to keep more of their money in their pocket and then give them more tools to help our sellers. So those are the two main reasons.
      If you are an agent, or know of one that watches us, I actually have an agent facing channel as well where I teach people everything that I've learned over the years. It's @mister Mongo, or just search Mister Mongo on UA-cam and you will see the little thumbnail pop up.

    I wish 3 bdrm 1200-1400 sq ft homes could be found for 180-215, idk how people afford homes these days. I make 21/hr and it just doesn’t cut it especially with kids but that area is our dream, maybe one day!

      You know, it wasn't that long ago that this was the norm. In 2018 I purchased a 3 bed 2 bath pool home, upgraded even, for 230k. It is a bit harder to find what you described but we do have options. I just ran a search for 3 bed, 215k and under homes at 1200 sq feet minimum and we have 54 options along the Emerald Coast. Unfortunately, none of them are in Fort Walton Beach, but we do have options. If you'd like the list, shoot us an email at emeraldgroupfwb@gmail.com and I'll send the list over 😀

    Thank you for this fabulous video - it is so informative! I do have a question about a homeowner expense. If you buy a frame (not block) house, I'm guessing regular pest control/termite mitigation is necessary. What would be the approximate monthly/yearly cost of that service for a 1500 sq ft home?

      Great question! Usually termite mitigation is around 350 per year or so. I checked my account and I'm paying 118.77 per quarter, but that's for termite and for pest combined. The first time you set up termite protection, though, it's got a one time cost of $800 - $1,000 to drill the bait around the house. You can alleviate this by ensuring there is no break between service, so if the previous owners have termite protection, if you stay with the same company you won't need to pay that one time cost. Termite mitigation is not required, but I generally suggest it to be safe.
      Pest control is also not required, but I'm a wuss when it comes to palmetto bugs so I pay for it 😆

    What would the homeowners insurance be ?

      There are a good amount of factors that will go into this but for a median priced home in Fort Walton Beach (360k), You can expect about $1,600 to 2400 for the majority of homes. Of course if it's a much older home or the components like the air conditioning and roof are much older, then that can go a little bit above that. And then of course if it's in a flood zone but Fort Walton Beach doesn't really have very many flood zones unless you're right on the water

      It was nice to see this informative video. I grew up in Fort Walton Beach and Mary Esther & moved up to Tennessee after graduating high school almost 40 years ago, so I did not remember what Florida income tax was or rather was not. Tennessee also has no state income tax.
      I’m trying to remember and it’s probably changed since then, but when I was a kid, there was no sales tax on grocery food down there. Is that still the case?
