I enjoyed knowing your background so I knew just how your opinion of the area came about. I’m looking to move from Arkansas in the next few months as a new start to life. I already knew about everything you mentioned, and I am glad for the reinforcement. I vacation there every month of November. Thanks for the thorough info!!
I live there and unless you’re into water activities and lots of franchises, it’s not worth it. But yes, the water is beautiful. Not a lot of character to FWB and surrounding areas because of all of the franchises. Destin is filled with high rise condos and traffic. It’s also tough making friends because a lot of people move due to being in the military.
Love the video. I’ve been visiting the area for years now since I was a tiny sprout and I’m lookin to move, I honestly have always felt at home down on the emerald coast and this helped me resolve some worries I had regarding tourist issues and such (we always came on the off season cuz cheaper and less people). Keep up the good work man, we appreciate it

I grew up in the FWB area. Coming from Guam. I went to Mary Ester elementary then I went to Cherokee. I went to Edwin’s, Ocean City, Pryor, and Choctaw. FWB isn’t what it was in the 90s.
I have rental properties in the north and have looked into moving down there but with everything so expensive I don’t understand how I would be able to make any money doing rentals?
Hey Peter it's Andrew, I own three rentals in the area and all three do very well. (800, 650 and 1100 gross profit per month and all three have mortgages). Now the interest rates did rise a little bit, but you can still pick up a bunch of properties that cash flow instantly, even with the interest rate. Our rentals out here are almost exclusively more expensive than purchasing a home of similar caliber, and I think that's because of the heavy military presence, a lot of which don't want to own a home for just a few years if they only think they're going to be here short time. Because of this alot of them rent or live on base but base housing is limited and has a long wait time to get approved. I also own a property management company, which is fairly new to us, but we do have 10 owners signed up currently, and they are all making a bunch of money on theirs too, two of which just bought in the last 6 months while the interest rates were higher, and they are still cash flowing. If you're even considering it a little bit, you can always give us a shout and we can do an investor consultation with you, and walk you through some of the numbers and see if it makes sense.

Hey Mark, at the moment we do not. We service Pensacola but not near as much as the other area's we film so we haven't gotten out there quite yet. We will be building an expansion team out there in the future, most likely closer to 2022 though. I do have a great Agent that services the area that knows it better than I do if you'd like me to put you two in touch let me know :)

@@markburkholder3860 Yes we sure do, so this video you are watching is about the furthest east you can go in our area in an hour, when the bridge is back up, right now, with the bridge into PCola from Gulf Breeze being down Fort Walton is more than an hour. We also service Milton, Crestview, Gulf Breeze and Navarre within that hour range. We have several video's on Crestview, and Navarre - we haven't done any in Gulf Breeze and I think we only have one or two videos on Milton.
I moved to Navarre in 2019 and had to leave a few months ago to watch my granddaughter up north til she is back from underway. Counting down the days til I can move back again
I also wish we had a few more sidewalks, especially in the Navarre area! But, still a great town either way :). When you decide to move back, let us know!
I personally find it very safe - like anything though, there are parts of town that are worse than others. I'd suggest using some of the external websites that show safety and crime rates etc, it will have a different perspective than I will - my experience in Fort Walton is all around very safe and crime free.
Trust me, after living in Austin for 20 years and finally getting away from the NON STOP TRAFFIC and super-duper expensive living... I don't have to have some twenty-something, hipster brewery to fill up my soul. Give me the ocean's emerald green water and smell of the sea and ocean winds. I can't wait to be in Shalimar, Florida the start of April 2020 and never will I give Texas the respect and glory it's entitled to.......

Lived in FWB in 90s. It was dirty & everything was old. Hopefully it has cleaned up.

That's awesome, I lived in Guam for two years on Anderson, small world. I'd imagine it has changed over the years for sure!

What about alligators? Are there alligators in the area? Particularly in the beach area?
Great question, but nope, you will rarely any gators unless you start venturing to the less trafficked areas

the fort walton area is very diverse and ive been treated the best here than anywhere around the country
The justice system here is corrupt as hell and there are a disgusting amount of openly and closed racist here honestly.
