  • Boxabl released a brand new model from their building system last week at the International Builders Show in Las Vegas! The new plan is a 3 bedroom 2 and a half bathroom 2 storey that ships in 3 pieces and includes a roof top deck. Boxabl built the home to show people what's possible with their building system and make the point that they're more than a casita company. It was great to see the home and person and find out a bit more about some of the plans they have as a company moving forward. In this video I check out the new model, find out why it was built and take a stab at the pricing. Watch and learn more about Boxabl and their building system.

      I have so many questions:
      01. - How good is the sound proofing? I ask because some people have home studios when they do work for commercials, movies & even music production.
      02. - How good is the insulation for winter season that hits 5­°F on average?
      03. - How secure are the windows & doors. (are the doors kick-proofed) so much crimes regarding kick-in robberies, that people are forced to purchase kick-proof kits from Home-Depot.
      Some construction companies are now also installing front doors frames that are 8"x6" or 12"x6" thick jams on both sides of doorway, so frame don't split when door gets kicked.
      Other companies are also installing break proofed windows. It was tested on several daytime talk shows & news. As they tested crowbars, bats & windows stayed intact.
      Sorry to keep going on about this, but in these days we live in a very cruel world that this happens and crime are spiking regarding this. 2023 that's the way the world is now.
      04. - How are the seals in between each box and fold out platforms? How are they sealed from water, weather and damages? And are the seals under warranty?
      05. - Are these structures energy efficient and do these structures have triple-pane windows, which is now standard in most new homes?
      06. - How is this box-house secured to the foundation?
      07. - Does the company have warranty for these box-houses in case of problems?
      08. - Do these box-houses come in other colors selection by customers, or only white?
      09. - Can a customer purchase extension aka add-on for additional space years later after buying the main part of the box-house?
      10. - Can people customize the layout of the house the way they want it, or is the layout only available in certain presets?
      11. - What are the walls made of? wood, plastic, sheetshock?
      12. - If a person does not want the house sitting on the ground, but on a bit higher foundation, maybe 6 to 8 steps up to get into the house front door, is that possible?
      13. - Are there structures for basement levels with no windows?
      Anyways, very cool idea to try to solve housing problems or the poor and elderly. I think that part in a previous video I seen was very very heart warming.
      This is what this world needs, more companies that care about the disabled and elderly who only have a few years lift in their lives, to have comfortable homes.

    This product would shake up the housing industry. I could easily see small communities of Boxabl units serving to assist municipalities with the housing shortage that plagues this country. If they continue to innovate their design, a smaller Casita could be used as temporary housing for the homeless with communal dining and recreation areas. The possibilities are many.       Technically there isn't a housing shortage, there's just a problem with investment companies buying up so many properties and sitting on them, or renting them out for insanely high prices that nobody can afford. But I get you.

    Throw a solar array on the roof maybe come up with a boxable garage too. I would buy one. Perfect size in my opinion.

      Yes, I am looking for a garage too. I saw a garage in one of their renderings, so I hope it is on their To Do List. If code regulations require a garage or at least more square feet - adding one might make it easier to fit these into existing communities. I sure hope so. Thanks Kerry, I've been trying to scrap together enough money to walk through one of these myself, but the budget is too tight right now. So thank you for making this trip worth any wait I might have.

      @@marikoyatsu3928 Not sure why site prep would be an issue at all compared to normal build... And for the garage and Boxabl... The best way in future models to get a "free open air, covered garage" would be to put a 20x40 on the ground floor and then a 2nd floor 20x40 that sticks out over the front by 15 feet... This would give you a 20 feet wide by 15 feet long overhead cover... Could finish sides of garage with cheaper framing and then also have 15 feet patio on back on 2nd floor too...

    I really like this! The one thing I would add is having the main/living room come out 5 or 10 more feet. The floor plan would then be an L shape and not a rectangle. And you’d have more space for a bigger dining table, and a full living room for hanging out with friends

      There will be a ton more potential interesting configurations when Boxabl introduces 20x30 and 20x40 room modules, to complement the current 20x20... The larger ones will be coming at Boxabl's next scale of Megafactory, "Boxzilla"...

      @@radiofreealbemuth8540 Just an opinion, I live in Vegas, the typical condo is $150-200k in ok places. putting one of these on a plot of land lets say would put you at $250k, as a house it would compare to houses $350 +. I expect them to lower costs as they ramp up and by the time they start these, should have a very efficient operation. With the wait list, I would say they must have a quality product.

      I’m trying to understand math in all this…boxabl has 150,000 waiting list. If they can make 80 casitas in a day they can make 150,000 casitas in 5 years…but boxabl can only make 6 casitas a day currently…they want to make 20 casitas a day but that is still enough. Do we have to wait 10 years to get our casita if we get on the waiting list today?

    Kerry, I've been following your videos for a couple of years, now. This is probably the most exciting development I've seen so far. I have a building lot right across the street from a California state university. I would love to put one of these on it to showcase to engineering students not to mention because I"d like to live there.

    I wish they would build a 20 x 40 foot Boxabl that could be folded up and delivered on one truck like the original small one only longer on the truck. And I would definitely move the fridge over to replace the little counter side and have more counter space on the other side of the oven. With more storage and then a single bathroom that the toilet is separate from the shower so that it can be the half bath and the full bath all at once with some separation and maybe a sink in each side., one large bedroom, and one small bedroom or utility room

      20x30 and 20x40 are in the plans at next scale of factory, "Boxzilla"... Current Factory 1/2 production is expected to reach 5,000 units per year... While "Boxzilla" could start at 25,000 units per year and expand all the way to 100,000 units per year...

      @@KerryTarnow yeah, I think where the current shower now if they move the washer and put a full-size dryer there and use the toilet and sink as a half bath that connected to a separate shower room that would be in the extra 20 ft.² area. They need to think of more retiring seniors. 20 x 40 is all I need for the next 10 years, as soon as I dump all my crap this summer at a yard sale I’m really wanting to severely downsize.
      Only thing I really don’t like is how close the fridge is to the stove and I would rather have more counter space and move the fridge where the little flip out table is now or across the way on the other side, extending into the living space if necessary, in a larger unit

    Love, love, love, that you went there in person, (nice new tee BTW!) and trying to get as much info as possible whilst there! The future does indeed look bright for BOXABLE and this new model looks so promising...I think the only way that this still remains an affordable option is that they put these in a build out community with the lots and infra structure in place. The lot cost and development of said lot is still going to be a huge cash outlay. That cost coupled with the cost of the unit still puts it out of reach for most of the first time homebuyers and baby boomers on limited incomes that may consider down sizing to some thing like this....just sayin'! But hey, we can all dream can't we?

      Actually Boxabl’s very FIRST show prototype was a 2
      Bedroom side-by-side attached casitas. Its on YT Boxabl Builders Show 2019 video. :)

    I'm 69. Not into climbing stairs so I think 2 boxes side by side would be best for me with the ability to have options on the layout. Most likely one box devoted to a bedroom, bath and a multipurpose storage room. The other box for living room, kitchen, and not sure what else. Most likely one bedroom overall, or 2 bedrooms with one being very small. Maybe the small bedroom having a folding bed for guests and use it most of the time as an office. It might be nice to have the option of a deck on top of a 2 box unit with external attachable stairs so as to not cut into the inside square footage.

    Love that and great price. 4 boxes probably 210-220k range. I’d keep all bedrooms upstairs and have an extra living space down.

      Just to be clear, was your reference to 4 units separate from the video? That IBS showcase unit was 3 units, and you get the "free" 2nd floor patio on the roof... At next scale of factory, will be able to get 2 20x40 units, instead of 4 20x20 in that size range...

    ok Finished and back here....The ending question about E.M. (is so 'you') lol. The price is nice...and all i need is a two bedroom and one or two baths but have to have a shower and tub. Wonder how that would price in?..i can wait to know. Gives me time to work on how to get it paid for...🙂 . Glad i didn't miss this one...Have been hoping for Boxabl to do something like this. (sure i was/am not the only one). I love the spiral stairway.

    Another winning video Kerry! I’m sure many of your viewers appreciated you demonstrating inside scale as you walked around in it.
    IT’S AN AWESOME OPTION! Two story 3 bedroom/2.5 bath with huge entertainers deck for $160K - $180k + land purchase and site setup would still be a heck of a bargain here in sunny SoCal! This is only the beginning for Boxabl!!
    ETA: I love the spiral staircase as well!
    ETA2: Since this is only about Boxabl, the name in video title would get even more tens of thousands of views!

      So $160K + land and land prep/grading, etc ($100,000+ in CA) + foundation + install + roofing system + utility hookup = over $300K. Fantastic deal!!

    This looks like a futuristic dream, we hear a lot about this house but so far I havent seen anybody live in one, I will let others be the first adopters. Some problems will arise, cracks, bugs, weatherproofing, durability etc..

    Kerry, thanks for making the trip I can't afford to make right now and for this stunning development. I watched an Instagram post by Paolo saying they were looking into building a much larger plant somewhere in the middle of the country to make distribution more accessible. I hope I heard that correctly. I really like the roof top deck, but don't know if I could afford it, but 2 units may be possible, however since I want to put one of these in New York state a garage would be first on my wish list. Your channel has been so helpful to me to, I hope you reap all the good karma you're creating.

      Even if you can only afford 2 units that are both on the ground floor... That means you could have 2 "free" rooftop decks, since the decks are just the rooftop of bottom floor Casita... Just need outdoor staircase like in the show units in video and railing... Benefits of flat, strong roof on the units...

    I absolutely love it! Not a huge fan of the spiral staircase. Regardless, this is great to see! Ideally as a single person I just need a bedroom, living room/kitchen/bathroom, office, and possibly a utility room for battery storage or as a garage or something. But the ability to get more boxabls and add on to what I have, and to be able to fold up and move my home anywhere is awesome. Hoping to afford it one day!

      I bet the vast majority of customers will want standard interior staircase, but they were comprising for the trade show to jam as much as possible in there... Boxabl has standard floor plan layout designs dating back to 2020, but haven't been ready to push those on the marketing front since Casita scaling comes first...

    I have been following Boxabl for a couple of years now. I it is so nice to see the direction they are going. The only issue I have with this configuration is the noise made around the living quarters. For instance, the kitchen appears to be next to a bedroom. In my experience this could cause noise issues for the person studying and sleeping in the room. Also I love the idea of the roof patio. It is great that they are using the space, instead of it going to waste. With that said, it appears the roof, and the stairs to the roof are right next to the living quarters. It appears to be the same living quarters that is next to the stove/kitchen! How much noise is made when people are walking on it? Also the stairs that lead to the upstairs living quarters doesn't appear to have a door. Privacy and noise would still be an issue. I am just thinking about comfort when it comes to noise pollution in a home. I know this is just one configuration of the home, and Boxabl can and probably have made other models, so hopefully they take this type of issue into consideration.

      The real game changer is 2 20x40 vertically stacked units... offset length wise by 15 feet to provide the top of a garage in front downstairs and a 15x20 2nd floor patio in the back, like the show units here... The 20x40 will be built at "Boxzilla", the next scale of Boxabl megafactory...

      @@michaelbindner9883 My point was with offset 20x40 units... With 2nd floor 20x40 hanging 15x20 feet over the 1st floor... You are getting a "free" open-air garage ceiling... If you are already getting a foundation, you could have it poured for that extra 15x20 "covered garage"... Then, it would probably be cheaper just to do standard wood framing for sides of garage, if you want to fully enclose... Much cheaper than whole extra unit...

    I would buy at $180K in a heart beat. Adding utilities, solar and a foundation you are probably looking at $260K all in (CA pricing). This would still make for a great second home/LTR on my property at a price that makes sense. Just for reference stick built homes are running about $350 per square foot with the same level of finishes.

    I am wondering if these houses are secure enough for very high winds and very bad weather. I am so tired of seeing homes destroyed when a gust of wind comes blowing around.
    I also wonder if this is earth quake proofed, or would the house fold in on itself. These types of questions that many might think sound silly to ask, are very important questions.

      @@rule1capital Right. I’m too fair skinned to stay out in the sun but love to read and eat outside. At the cost of the house you could easily add a pool if the property were expansive enough. It would be great to be up on the patio watching the kids and cooking lunch for the crew.

    Spiral staircases are fine until you have to move furniture up and down them. The Dutch use a fixed boom with a pully system to raise furniture outside to the upper floor and then swing it into a large opening such as a window or sliding glass door. Its a simple solution that seems to work well.

    Love it, thanks Kerry. (After seeing pictures with you in the background on various socials, we've been waiting for this video with anticipation! 🙂) I liked seeing the shots of the wall boxes on the exterior in your walkaround... the engineering mind in me is curious how the plumbing and wiring route in these configurations. (Probably outside of your focus, but given your background, your thoughts on this in a future video might be interesting.) I also wish these were available to move in... we'd try it tomorrow if it were possible. Also curious if the announcement of the Tesla Gigafactory status nearer Reno NV is likely to attract Boxabl communities given they'll need to hire a bunch of folks and an I-80 upgrade seems like it'll move at government speed... which seems closer to 56K dialup than fiber?       The plumbing in all of the Boxabl building shells is very simple, based on necessity... Since all units shown above; (A) Casita, (B) Jack-and-Jill Bedroom, and (C) Master Bedroom all foldup to 8.5x20 for shipping... Only one wall has has all the plumbing along it... Makes the total length of plumbing lines insanely small and simple...

      Agreed... the next scale of Boxabl megafactory, "Boxzilla", is aiming for annual production to start at 25K units and possibly grow to 100K units... To your point, the next scale factory will introduce 20x40 room modules... For my Boxabl build, I want a minimum of 2 20x40 units... A 40 feet clearspan will look incredible...

    I like the modular approach. Stacking straight up and square should be super efficient, like half the cost for each additional box. Otherwise, why not offset the stacks to create overhang, breezeway, shorter roof decks, etc. - especially if the cost is not reduced by much.

    Nice one Kerry, love the spiral staircase too, although won't work for aging seniors but if as they say they are flexible to make changes than definitely a game changer and best value for this asset class, was interested in seeing the deck on hand or thru those massive 2nd floor sliding windows but maybe they were closed off, at any rate job well done presenting the offer, thanks mate!

    Great job on the video. Wiith the flat roof of each box, i.e., the deck and box that holds the upstairs Master, it does not seem like these would work in snow country where you have serious snow load issues (versus a home having a slanted roof, perhaps a standing seam metal roof, designed to shed snow). Did that by chance come up in your discussions with the owners?
