- Another company on the West Coast is now offering Prefab Homes build from Light Gauge Steel. The look of offsite constructed homes has been getting overhauled lately with exciting new options hitting the market. Companies are challenging the status quo of what a factory build home looks like, how it's build and how it's delivered. For example Orca LGS offers 3 different levels of completion and the option for pop up manufacturing for developers. On top of that they have really cool designs that I think people are going to be excited about. In this video I look at who they are, what they do and how much they cost. Watch and find out more about Orca LGS.

I just love how every prefab manufacturer claims "Affordability", yet costs the same or exceeds the averge cost of a new home in America ($300k) 😔.
appreciate the feedback!
Seriously, especially when they start saying ONLY $500/sq ft 😂😂😂
@@DeniseK-Creative I'm not confused, this was a great video list of actual fair prices that will result in much better options of buying land and adding these than buying a million dollar shack in my area 😂 I was referring to some other companies doing the exact same thing that advertise per square foot and end up being $500-600 for a modular home/sq fr
Thanks for all you do Kerry. 😊
So far their concept is better than others, so many times I see no plans for a W/D. *if needed by customer. And they covered their bases with what people need from kit to turnkey. 👍
I’d have to elect the turn key option because I have no building or engineering skills. It’s nice to see laundry included. While the floor plans were informative, I would have enjoyed seeing inside pictures of the finished products . Nice job. Thank you.
Very nice homes with great floor plans.
I like that it's built out of metal instead of termite food. 👍
Ditto. Here in fire prone CA, I believe metal buildings have lower homeowner insurance premiums than wood buildings. Another benefit!
This is my favorite so far all the options are great , thank you
Wow that’s great! Thanks for watching
These look nice, Kerry. I really like the 960 sq. ft. Swallow and, yes, I'd opt for the kit. $33K? That's marvelous! The plot and a foundation are going to be other significant expenses but, even so, I could actually see the light at the end of the financial tunnel with something like this.
To put this into perspective, my wife and I brought a very well worn ~1000 sq. ft. stucco bungalow in 1988 and paid around $48K for it back then. We spent the next 7 years restoring literally everything inside and out while living in it. If you, in fact, have to do everything, I'd much rather build from a kit like shown here than restore an old structure again.
Me too! I always liken it to getting a "free" puppy. It looks cheap but that's just the beginning.
Not if you’re in the US
another dishonest video there is nothing remotely affordable for the sqf on this website. Kerry is trolling all of us.
Great find and thanks for the smooth and in-depth overview!
Thanks for watching Matt
This is sooo much better than a 8 ft. wide shipping container home!! Remodeling steel is so labor intensive. You might as well buy children's clothing and hire a tailor to reshape them to fit you.
My only objection to steel framing is that it is extremely thermally conductive, so heating or cooling will bring difference challenges block thermal bridges. It's a solvable challenge, but you just need to be aware of alternative insulation strategies. How it does in a forest fire is probably a moot point since so much would be damaged anyway. Vinyl windows melt and glass breaks under intense heat. (I personally know 2 people who had window glass breakage simply from having their BBQ too close to the window). Steel can deform under heat and pressure. But no one builds fire bunkers-you just clear a noncombustible buffer around your house.
Thank you for the feedback!
What a cool concept! Great video 📸
Thanks Kirby!
Hey! All those people on the West coast are moving to the East coast - Florida in particular! We need these here, too! If they are hurricane proof, they will sell.
Thanks Kerry 🎉 I really like these options. 🎉 People can go nuts with those price comments. Well, here's one for ya!!!! (When they finally add up THEIR completion costs, they'll finally see)
I had a 981 sq foot house with garage built so I know exactly what the completion costs are. :) (it was less than 90K including all furniture and landscaping)
Thanks for keeping us informed. My non-profit is seeking options for onsite builds to create affordable housing in our community.
This is one of the best options we have seen
Thats great!
There is nothing affordabe for these tin cans.
This is one of the best videos you have EVER done, it was and is spectacular 😂, you hit everything on the head and didn’t miss a beat well done my MAN, well DONE! 😂 And this Orca LGS is off the hook, prices are reasonable too!
Thanks Richard, appreciate that 🙌🏼
Cool. Great thorough information. Thank you.
Glad you enjoyed it!
Great content! Simple, informative and pleasantly put together. Just subscribed!
Thank you 🙌🏼
Thanks for really having affordable homes in an affordable homes video. Keeping it under 50k when describing something as affordable seems to be a good rule of thumb.
Black shivering 🔔, thumbs 👍🏻. I like the Jay, that would be my choice. Thanks again Kerry, I totally agree with taking a siesta! 😴
Finally, a reasonably priced manufactured home! Excellent review, Kerry. Thank you for preparing this video.
Thanks for watching 🙌🏼
Thank you Kerry!
Thanks for watching!
It's amazing how much more affordable a home is if you can...build it yourself. 😂
Something to be said for gaining skills instead of followers.
It's a great summer project if you're between jobs
Spectacular review, thanks you🙌
Glad you enjoyed it!
would be cool, to add a matching shed/storage garage
For sure!
For those curious, I just priced out the jay diy here in the US and its bare bones 50K US before foundation or delivery, no kitchen or bathroom kits.
Wow -- so cool -- sending the machine to sight -- holy moly.
I agree!
All of your videos are great.
Thank you!
Those kit prices are incredible. I had a hard time understanding what was included with a kit though.
What an excellent company. I think they have exactly what Im looking for.
They’ve got some very interesting stuff going on
Orca homes steel frames 😎
They are using this type of homes here in Lake Tahoe, CA. Pretty nice. Thanks for sharing!
Cool! Thanks for watching
I'm glad to see this company isn't relying on lofts with ladders, that just kills me.
Do you know if they can swap out the electric fireplace for a wood-burner? I've had too many family members in certain areas lose power, and a wood stove or fire place is a good thing to have for emergency heating.
I wanna pellet stove 🙃
@@oceanside88 pellet stoves are amazing. We had one in our last house & it pretty much heated our entire house.
Hi
We can absolutely replace fire place with wood burning, Gas or pellet stoves. Pellet stoves are fantastic
Having had gas, wood and electric, I would go with gas. I live in a northern climate and losing power is always a possibility. I have found a gas fireplace to be the best as it will run during a power failure.
@@susancrawford2343 I've never had gas and it makes me nervous, i had a friend die from carbon monoxide poisoning and i have no interest in risking it. i know it's a minor risk, but it's just not worth it to me.
I like the idea of having the option to connect a large open great room to the a base unit that has a good usable kitchen. The add on could have lots of electric outlets and become to become a home office or the ultimate man cave or a respectable master bedroom with walk in closets. ... Buy the base now now, add on dream space latter.
Thats a cool idea 💡
I love this idea
Thanks great video
Thanks Penny
I love this❤❤❤
Using steel and /or metal does a lot for safety in tornado prone areas.
Thanks for watching Catherine
Great company with cool options. I’m not handy enough for the kits but I’ll admit that it does sound fun to put together your own home. Sending the 3D printer to your site is an option I’ve never heard before. That alone will probably win over some buyers. Fantastic video Kerry. 🙌🏽 🤙🏽
Thanks Billy! Im not a DIY guy either 😆
@@KerryTarnow Love your vids. Can you confirm this option is still available? (June 2023). I don't see that they will send a 3D printer on their site. Also don't see that they use 3D printing at all? They don't mention it anywhere...
UPDATE: this is not 3D printing, this is a portable cold roller. Very cool but definitely not 3D printing.
I’m also not seeing any of the options give a price either, would like to know the kit costs for some of the bigger models like Great Slaty or Solar Bungalow
@@CrawfordHeisz I'm a fan of the Northern Flicker...their customer service is not responsive with pricing data tho
Loved your video
Thank you!!
I likey! And, BTW, here's how prejudice I am being a CA native. In your title it says this is a west coast business, and I IMMEDIATELY thought CA. So, when you said they're made in Canada, I was like, What, WHAT? Oh, yeah, the "west coast" does go all the way up to Canada! LOL
😄 🤣 😂
We ship to California
@@ORCALGS Roughly how much does that cost?
They did it on purpose.....bad marketing idea
@@ORCALGS what’s a **rough** shipping cost to ship to Arizona?
I really like the the entire concept and the metal construction. I'm looking at buying 10 acres in the Gulf Islands with an idea of building new cottages...zoning depending... and its nice to see a somewhat local builder. Still..I gotta wrap my head around shipping costs etc. The cost pricing seems fair as you can choose to build or hire builders.
Thanks for watching
Hey, Kerry, Thanks for this review. Your video explains partially finished options that I haven't found on Orca's site, though. I'm waiting for their reply, but wondered if they may have discontinued those options, and if you might consider doing a follow-up video about companies offering panelised or partly DIY prefabs. My building site has complications with the crane placement of a total unit, but could handle a smaller crane with panels. I'm also a person who enjoys doing my own finish work. Thanks!
Kerry, when we have something to present, would you be open to review and possibly post?
Oh wow! Wish we could get this in Missouri
The closest I know of with something similar is Steelhomes in Florida
Love look of these homes,as no chance of termites eating the homes...Especially when you live in Australia.
Kerry, you're great.... the equivalent of prefabbed research.
Thank you 🙌🏼
Does that mean that the lowest priced kit comes with no doors, windows, exterior finishes or anything else? Just the LGS and plans?
I think I would try the biggest one as a kit in the Caribbean and how was the book behind you A house in a week? Great as usual!!!!!!!!!!!!!!!
What exactly do you get with those kits? Just the steal or does it come with all the dry wall, plywood and tile for the inside too ?
Does the kit include the materials for interior and exterior finishes?
Nice video.
Thanks Kerry!
❤️🌵☀️⛈️🌈☮️🐎
Thanks for watching Laurie 🙌🏼
really like this home.
Thanks for watching
Rouge….I haven’t heard it called that since the 70’s😂 Love your videos!
Haha! People aren’t wearing rouge anymore? 😆
kerry... as we get older, we often downsize but then often the issue becomes needing a small home that is also geared toward the disabled... if we needed to use a walker, or a wheelchair, needing wide enough door openings for wheelchairs to easily go through... if we need a walk in shower with no lip.... these type things... can you show us some that are also good for disabled folks? I know an older person who had a stroke, he went to rehab for months but did not regain enough to go home without a wheelchair and because his home was not able to have wheelchairs fit through the doorways, etc... he was not able to return home and had to stay there living in the nursing home... thats such a nightmare....he actually was so adamant he did not want to live that way that he just stopped eating and died shortly after... so its important for us older folks to think about these things
Any recommendations for prefab home builders in VA, TN or TX?
Love this one
Glad to hear!
COOL !
Can they put units together to make a larger complex?
Love your video! Do you have any recommendations for PREFAB homes in Denver? Max budget is 150k
Good luck with that. I considered putting one on some property outside of Ridgway, CO, I hit $150k on just the septic, slab, electrical and plumbing installations. It is so not cheap in that area.
The more the better.👍
Agreed
at 9 to 10 times the price for turnkey compared to the kit, I'll definitely take the kit. If I screw up the first time or 3, I'll buy more kits and still save money
Haha good call
I noticed the smallest one didn't even have a closet in the bedroom.
To save space, do they ever do barn doors or pocket for the bedrooms and bathrooms ?
Many of these are intended for Air B&B type rentals, or as a weekend home.
Think you could include that in your design and mount them yourself
Different doors don't save space - you still have to occupy the space a door swing takes up to enter the room. The BASIC design flaw in that scheme is that the door and window are at the end of the room, rather than toward the middle, increasing circulation space and rendering that end of the room next to useless when it could accommodate a wall to wall closet.
@@Erin-Thor You still need space for furniture/luggage regardless of type of use
There is a very significant difference in the pricing if you build it yourself vs buying a turnkey. One would expect a much larger price tag for the turnkey edition but I have not seen a spread quite that wide. Is the build that labor intensive? Or are there 10x the base price in parts and pieces that you will have to supply if you build your own? I hope it is labor intensive because going from $18k to $213k will knock quite a few people off the list if they have to come up with that much more money to make it liveable? I hope that there is not a huge import tax to get it into the states because I LIKE these!!!
No..the price is like that because they can. No logical reason.
You can have a stick build house in those sizes done (turnkey) for $100K US. I sorta wonder what it would cost for you to have a local builder assemble the kit for you versus having Orca contract it out.
The $18k most likely doesn't include the doors and windows or inside drywall. For $18k you get the metal framing and the outside metal panels and the plans. The kits are for the people that know how to build a house already from start to finish and want to control how expensive or cheap they want to go in finishing on the inside.
How many years do they last?
I have land in TX, so I would like to know if they last long.
Love this one Kerry “ Thanks 4 Sharing…huge savings if U do it yourself…do U have builders that ship to Central America ( Belize) ? And again…U do a GREAT job @ what U do….Poncho C Saint
What do you mean by kit and turnkey? Total costs all in?
HELLO KERRY:
YUP
ME
AGAIN...
YOU ARE THE MOST AMAZING RESOURCE ON UA-cam...AN ABSOLUTE TREASURE TROVE OF EVERY POSSIBLE ITERATION CONFIGURATION, SIZE, COLOR, AND COST FOR US TO CHOOSE FROM PERFECTLY PRESENTED WITH ALL NECESSARY DETAILS IN A CONCISE AND CLEAR EXPLANATION.
I SAY ALL DETAILS EXCEPT YOUR ONE MOST GLARING OMISSION....
THAT THING ON TOP OF YOUR HEAD!
YIKES!
WHAT IS THAT!?
SOME SORT OF STRANGE VERY RARE CANADIAN ANIMAL FUR CAP, EH!?
It looks like their turnkey price for the largest design is about $250 per square foot. Is that a competitive price for what is effectively a mobile home?
So, if you prefer getting turn key, you have to come up with the cash, right? There is probably no getting a mortgage or loans for prefab homes, correct? Plus, the cost of the land.
I got property on a street called quail and I would love the quail model.
Thats perfect
Kerry, we need a small house suited for Hawaii, with a 2-3' roof overhang for high wind/rain issues. Shipable kits of LGS /SIPS would be best. I'm not seeing designs suited for the tropics. Might you know of any other companies that offer roof designs with substantial over hang and ship to Hawaii - preferably from the west coast?
Hi
We can ship to Hawaii. We’re looking at one in Maui and will be there in May
i need a hillside stepped home. i want a sustainable option. the area is tricky because the roads are steep and narrow
How could I finance the kits though?
That’s awesome! We are looking for Ontario (between Toronto and Ottawa). So shipping would probably add a lot. Which company would you recommend with something comparable there? Especially in kit option and low price.
Craft Modular is just outside Ottawa
@@KerryTarnow Wow! I wasn’t expecting you to answer me. Just hoping. 😆 REALLY appreciate it! We’ll check them out!! - 🤔🤔🤔Can’t find them online. Do you have a video that includes them? Or more info that can help me find them?
Looking for something in my neck of the woods Kalispell,Montana
What are the square footages?
Exciting, especially in the current market. Many of the homes today are overpriced and what's left at lower price points is junk in the more desirable areas of the country.
Thanks watching Maui Builder!
They look nice, but they need to get a lot cheaper. I live in Portland, and I just bought a 2 bedroom, 2 bathroom small house (900 ft2) brand new for 259k. Its in a modern style and has all the amenities anyone could ask for. With prefabs you still need to add the cost of the land, and usually you don't have as many options when it comes to financing.
Wow, that sounds nice. Congrats 🙌🏼
Definitely need a bathroom in the master bed to intrigue me.
Fair enough
Please talk about insulation which is very important for extreme heat and cold .
Hi Vickie,
Thank you for the feedback! Will keep that in mind going forward
wondering what the customs duty would be on importing something like this?
Net out customs duty against the falling CAD vs USD
Are there are better places to move with these
Can you do a video on STACKABLE PREFABS? Highlighs on those STACKABE/MULTI-FAMILY friendly. We'd love to buy 20-50 units and stack them 4 levels high, so cover HOW many levels you can do with each.
Good idea, thanks!
Whats design pressure like. Will they pass a Florida pressure test ?
I would like to know the cost of a completed home with one of these kits someone has done on their own, not just the frame..
Would be nice if you mentioned that this is in Canada. You said affordable, but didn’t mention any prices.
The kits are quite affordable!
I thought so too
So the price of the finished home is ten times that of the kit ?
This company is just 3 hours north of my city on Vancouver Island, BC, Canada. I'm really curious to know the real cost of the kit. Is the kit just the base steel frame? the price difference for turnkey vs kit is so wide.
So you can't buy one and have it delivered to the east coast ?
I like the layout of these options. But choose wisely where to put them on the west coast with so many high fire risk area's among the pine trees.
Thanks for watching
Finally ! The rust proof aluminum frames have been done in RVs and garages, shops. ?? Why Not ??
Thanks for watching
turnkey prices suck. You could buy a tradition stick frame house with 3xs the sf for the price of their largest model.
West coast zoning codes and land costs?
is it VA approved?
How would you pay property tax this kind of size in California? Anyone please let me know. Thanks Francis
I’ve driven past the framecad factory in Auckland at least 100 times and always wondered what they did.
Just one of the many uses, thanks for watching
Love your videos but everything seems to be on the west coast. Why no mid-west or southern home builders?
Funny you should mention that... check back on Sunday! Thanks for watching
The West Coast is wild West.
Will you consider doing another Afrme coverage? I think that's the one it could be Koda? Thank you love this❤
I will see what I can find. Thanks for watching
@@KerryTarnow always most welcome ❤️
Can you combine these? double it in sqft?
I think they would design a larger unit if you were interested
No options w/ 2+ bathrooms?
