  • If you've talked to anyone in South Carolina about the topic of real estate the past year, there is a good chance the topic of "barndominiums" have been brought up. Shortened to "Barndos", barndominiums are certainly unique and bring a host of possibilities with them. However some traits are good and some not so good. In today's video, I talk about the PROS & CONS of owning/building a barndo in South Carolina!
    I left out the cost of barndominiums on purpose due to the HUGE range of cost that may or may not be accrued in your build!

    I didn’t include the cost to build a barndominium due to the range being so wide. It varies largely on your preferences. Due to the all of the customization options, it CAN be cheaper than a traditional house but not necessarily.

    Mine is steel construction throughout. There are many in my region. No issue with financing or appraisal.

    You absolutely do not need a realtor to build a home. That's just adding cost to the project for no good reason. Just do your own extensive research before you talk to anyone or spend a single dime. All the information you need to have a successful project is already out there, you just have to take the time to learn it before you start. Also check references before you hire a builder!

      Couldn’t agree more. All realtors we have dealt with when trying to find something to buy have been an unnecessary middleman that just is there to grab their 6% commission. Can’t be bothered to do any scouting work, all they were good for was filling out paperwork and I can do that on my own. Our neighbor died and his sister inherited. We tried to buy the house for our son and his fiancee with a very very fair offer that was a cash deal and all the sister had to do was take what she wanted and walk away. It was a 70s house so needed some work, but nothing we couldn’t handle on our own. Her “realtor friend” convinced her to list the property with her claiming she could get her more for the house. Then proceeded to bring in her own people to do renovations and charged her three times what we were paying for our own home renovations at the same time. Turned out there was a small problem with termites (common and was very treatable but $3000), a busted pipe outside (more $$$) paid for haul off of house contents ($$$), clean up of property as her brother wasn’t able to keep up the 3 acres (a lot more$$). Anyway after this friend’s commission, and all the expenses that lined her crew’s pockets, she sold for more but actually pocketed $25k less than what we offered and it took over a year for her to finalize the sale. Realtors suck. They are not on your side ever, they are only on their own side. Sorry for long rant - still bitter.

    You forgot to mention the most important thing about barndo construction: it is pole, or post & beam construction, which is why it allows for those massive spans, and quick construction. In rural areas most construction crews are familiar with the method as virtually any other building that goes up is a pole building.

    Good rundown. I need to start envisioning what retirement is going to look like, and sometimes I think about a barndominium on 20 to 50 acres. I would have a small plot to grow some veggies and keep chickens, some covered parking for a big class A RV or fifth wheel, a 3-car garage, a private airstrip, and a hangar for a Cessna. Although the chickens may not be big fans of the Cessna coming and going.

    I live in West Texas. Barndos are pretty popular but I think with the heat that we have it is utterly stupid that everyone has dark roofs. I loved the picture of the blue barndo with the silver roof. It looks great and will reflect a ton of the heat.

    Your Local Community Lender here - You are totally correct when you made the statement about portfolio/in-house products. These loans are not easy to sell downstream which prompts us as a lender to keep it on our books. Hence, we then face higher risk and servicing costs which originating a conventional mortgage loan does not. With all of that being said, if you work with your bank and inject ample equity/downpayment the in-house side could actually turn out to be a more simple process.

    Thank you for this! We were initially going to build in Manchester, KY, but we’re selling that 52 acres and are now looking at building in the FL panhandle once we decide where to buy land.
    We never would have considered an issue with getting a traditional loan! If any Barndominium builders are in FL, please respond to this msg! We have a plan ready for bid.

    The amount of lumber that goes into a framed house exponentially adds to the amounts of mistakes and bad installation.
    Barndominium doesn't transfer loads to walls like framed houses. The loads are transferred mainly to post.

    How do barndominiums hold up to tornados?

      We've had a couple tornadoes hit our farm and the only building that had trouble had no cement in it. You add that and the internal framing and I would say they are extremely sturdy.

    I’ve been working with potentially having a STICK BUILT that has since tried to discourage me from going with a Barndo !! He talked a lot about it rusting over time and cooling/heating costs.

      Rusting over time can be an issue the ladder shouldnt be if you insulate it properly. Just gotta be proactive for the potenital rust and acutally coat the home.

    I live in a Barndominium in the Midwest I love it but in reality it’s a cheap house to build at the time but not now but on the flipside of that it higher maintenance cost for the upkeep of the barndominium I know I had to do it

    I have seven acres in Georgia on a road that has about six barndominiams. I think I will also build a Bardo. I refuse to build a stick built house. Wood doesn't do well in the south with the humidity, termites, wood ants and rats that eat through the wood to get into the house. So, it either concrete or a bsrndo. Buy the way, I met my husband on AOL in 1997. Of course I did a criminal background check on him before we met in person. We have been together ever since.

    Majority of the barnuminums being built are pretty much the same as a conventional house. They used 2x6 walls on a slab. Only thing different is metal broken metal siding. You still use trusses. Not much different. Now if you are talking a post frame house, then that's a different story. I am doing a post frame. Doing goods on the inside and outside. But I don't have to worry about financing because I am going to pay with cash.

    I missed your point about getting a realtor to work with you and the builder. If it isn't being built for resale, why would this be a help? Realtors don't necessarily know about building and construction.

      Representation. Just like you wouldn’t go to court without a lawyer. Having someone on your side (for free mind you) can save you confusion and possibly lots of money. Having someone on your side that knows what to look for in contracts to make sure everything is consistent is invaluable. Builders (not all) have been known to take advantage of buyers who don’t know any better. I’m personally not a fan of blindly signing off on papers for the one who stands to collect from me, drafted up.

    I building made out of steel beams will collapse quicker than a build made from wood beams. The steel will buckle where the outside of the wood will just turn to ash

    I thought the deal with the bank/tax issue was you got a loan for a metal building, and you build out the inside separately. Sell the property I dunno I intended on keeping mine.

    Not only should you work with a realtor but also an insurance agent who knows what you are building and has insured this type of building. If its hard for a lender it will be hard for an insurance agent. get a rough quote before beginning the building prosses. If you cant find insurance the bank may call your loan as it will be required. Also cost of insurance may be high on this building. Allot 10k a year for insurance for home, and umbrella. That should be the Highest I could see it go but that's based on Arizona Numbers.

    A realtor can’t help with a builder as much as a Building Official. That should be first choice.

    We have 3 adjoining lots together free & clear. They have been rezoned Commercial Highway which allows for Single Family Attached. There exists a cottage each on two of the lots. A hazmat hassle to remove because of asbestos siding. Wondering if we could incorporate them in a single Barndominium build spanning the width of the three lots.🤔 Live in Virginia.

    I'm learning you really should pay for your land and get the utilities paid for cash out of pocket. The land alone will be worth enough to get a loan.

      That’s what we’re doing now….bought acreage in Colorado and will pay out of pocket for the well/septic and electric hook up…
      Then start the barndominium…..

    We had a barndo built by a horrible builder… we are currently having to look into having another built because it’s apparently more cost effective to start from scratch than to fix the mistakes

    Is s/one who hopes to build a "BARNDO" (sorry) going to have to possibly shell out $1300 or w/ever for a PLAN...take it to a lender, & only have a lender shoot it down, & then be out the cost of the plan because nobody will FINANCE it? Is it nothing more than a crap shoot? What's your educated guess in getting one financed? We're in the greater Columbia area by the way (Lexington, West Cola, etc).

    Ultimately it will leak. They all do. And finding the leak is most of the battle. It’s not a lot more to build block.

    Barndo's are not new. My friends was built in the 70's. They are everywhere in rural areas of WA

    I'm thinking and designing a 'stilt house'. If it's not on stilt it's cost too much.
    As for kitchen...no kitchen..i hate kitchens. Waste of space and im not a chef.
    Solution. I will build a ' mobile kitchen island ' that will everything kitchen in the island. Because it mobile it can be put anywhere and even be hidden.
