    Here is my latest update of mu house in Chapala Jalisco, we added the top edge of the house called techo de paloma, we also have some smaller updates inside the house, hope you enjoy.

      Hello. Chapala, Ajijic are surrounded by expats that know very little Spanish. That’s one of the reasons many expats move here. It’s good to learn Spanish, but you can get by with English. Thank you for leaving a comment.

      @@yeshuaismyredeemer I was surprised on how well you spoke spanish as it’s not your first language. The same occurred with my family as I’m first generation as my father was born in Chihuahua. I got my dual citizenship but it was so difficult having to go through the process without the knowledge of more sophisticated legal words that were not in my vocabulary, lol! I’ve asked my husband (he is second generation and not eligible for mexican citizenship) to move to Mexico but he is very reluctant but I see that it would be an ideal affordable option for us as we are now in our 70’s! Continued success on your exciting new journey!

    Congratulations very nice house , here in USA for that money you can't even get a mobil home with the land Wich are plastic boxes , this is a real house, how houses should be , great move , enjoy it , cheers

      Thank you very much. When I moved back to the states a good size Mobil home was 20-30k. Now they are almost 200k. It’s insane

    Dijistes que blanqueastes la casa pintala en Blanco con sus vetanas negras de hierro se ve muy Hermosa ASI en esos colores de contraste se ve sencilla elegante me encanto' muy bueno gusto .muy bien hechas esa casa aqui en estados unidos las casas no tienen esa extructuras que no las hara caer pot terremotos o perder por UN fire ⛈️👏👏👏.hisistes muy Bien en contruir ahi los tiempo s estan dificiles y de verdad hisistes UN trabajo excelente .bueno las personas que les pagastes para hacerlo.muy buen comienso para lo que SE viene ESO si ..las vetanas nesecitarian Otra proteccion ya que los son de vidrio son mas faciles de romper solo que allas puesto unos de muy Buena calidad mesclado con otros materiales mas duraderos.bueno El video muy Bien esplicado.👋🙋🇺🇸

    Nice job.! Saw another video (first time watching your video) where you just spoke spanish and i see you speaking english it threw me off. I bet it really helps when you are fluent in Spanish. Probably a good idea to take a local person when negotiating prices to try and avoid the gringo grab. Love the area, looks nice and quiet away from the busy town.

      Thank you very much. It helps a lot to speak Spanish, there are good people in Mexico however there’s some slick ones too always trying to take advantage. My Pops helps me out a lot with those king of people. He can identify then easier then me.

      Hello. I think it all depends on location north of Mexico is more expensive, the south is much cheaper. And here in Guadalajara is about medium price. Are you looking to build in a major town?

      I wish I could they are pretty nice, they sell here in chapala as well, the problem is that we have alacranes 🦂 and they love to go into those types of chairs. The price includes the lot. The lot cost was 22,500 dls

      Hello and thank you. I bought them in Amazon in the states then just brought them over. It’s funny because my dads wife called them plastic curtains, I told her that hey are sun blocking curtains, she had never seen them.

      Hey Vic. They have these curtains / black out curtains at Walmart in Ajijic. They also have more variety in Home Depot....this is in Mexico of course. Also, they have the nice curtain rods as well. We bought some for our house last time we were there.

    Hello, awesome project you got there. My father in law just bought a lot in San Marcos, Jalisco. There is no electricity or sewer. How would he go about getting it and is it expensive to get power out to his place? Thank you

      Did her buy in a fraccionamiento? If he did he has to get together with his neighbors and go to the ayuntamiento to ask what is need in their community to get electrify. If the place is already established he can go by him self to the ayuntamiento and asked for it to be installed. It’s not that expensive it cost me about 300$ to get meter put in and establish an account

      Hello Alec, I did the floor plan design, took it to the architect, he made some adjustments to keep the cost down, mostly on the beams. I wanted a more open concept but the steel beams would of cost way more then having the pillars as a hallway.

    I have a small question so I to recently purchased a lot in Mexico, you know how it's measured in metros not in square feet. Well I just want to know what 20 × 21 metros are in square feet, No one can give me a answer.

      Hello Cesar, it’s sad no one gives you an answer. But it’s pretty easy. 20 x 21 is = 420 meters. 420 meters is = to 4520 square feet. 👍🏼. Anything I can help please let me know.

    Bad placement of palm trees move them or knock them down.. palm tree roots are strong and moves the ground.. roots will push out the base of your fence.. and the one by the front of your house 6 years down the road will make that wall have cracks

      Hello tocayo
      For large sums I just go to the bank and send money to my dad. If you don’t have anyone there I suggest opening a Mexican bank account. You will need INE or residency. When sending only. 9k and under I use Xoom by PayPal. The ask questions validating employment and so, and what the money is being used for. But it doesn’t take long to get approved.

    Question about Ethernet cable. I believe I saw your house wired for Ethernet. Is that common now? I was thinking of buying a spool and taking it down there and all the female wall connections but it’s it’s common I will let the contractor worry about it. Thanks.

      Hello. If your in a neighborhood like mine there’s no cable in the area yet. It’s all vía satélite. We use star link, here is the link, check it out. The unit is about 450$ and about 55$ a month. You will need address where to send it. Create and account and all that

      Hello. No the foundation was completely filled, it was done in most part to be level with the street since the property has a good amount of pitch.

    Are iron window bars required in MX? Not getting a good vibe from that. I imagine that break-in resistant windows would be too expensive?

      Hello. Nope they are are not a requirement. In fact a lot of modern homes are being made with double Paine aluminum windows. My end goal is a Spanish style home. That’s the reason mostly got the Iron windows.

      Im guessing is because he doesn’t reside in this home permanently, if you leave a house alone for some time, even if you live in the US it could attract robbers, so extra safety measures are required, but since this house is in a Pueblo is kinda safer, but still, what many people do is paying someone(usually old-good manners-trusted rural men) to go to your house periodically to take a look and do some maintenance, and is not that expensive.

    I often see bars on the windows and doors on homes in Mexico. Is that due to safety concerns or more that it’s just standard for most designs?

      Hello. Mostly due to safety. However it’s also traditional from the time the Spaniards invaded Mexico. There’s options for aluminum windows which I will use but it will be in the upper room Lord willing I will build one day. There’s a lot of homes being built with aluminum windows but that have good security systems

    Hi Victor, have been following your videos for a while, good info. My wife and I are starting to look to buy land in that area and Ajijic. We really like Ajijic! Do you know of any area that they are selling larger lots? Over 900 sq meters? Doesn't have to be a gated area. Want to build a mini hacienda. Any info would be appreciated!

      Hello. As much as I know there isn’t much land for sale, I’ve seen some buy small 10x20 meters lots. But that was a while ago. That’s why most people are buying there are buying homes instead of land. I’m some cases they buy the older homes and rebuild them.

    I’m buying land but how do you go about getting builders and a layout ?

      Hello, when you don’t have the help of family like I did. I recommend contacting an reputable architect around the area you are going to build, hiring an architect sounds expensive but it’s not compared to the US or Canada. Usually an architect will charge about 600-1000dls for rendering of what you are looking for. An architect can supervise your construction and some can even bring their own builders. The way the architect get paid when supervising is by charging 10% if the cost of materials and not by the cost of the building it self. They will also be vale to give a rough estimate of your total cost. I say rough ,because a construction usually takes a year, and building materials can change through out the year.

      Hello. It’s in the state of Jalisco in Chapala. About 45min west of Guadalajara. Land varies on location and size. For example properties in Ajijic which is the city most sought out by expats 10x30 meters can cost anywhere from 50-100k. A lot in my location which is east of ajijic and about 20min away is about 50-100k for a lot 20x60 meters. And lots 10x30 in town could be as low as 20k.

      Hola qué tal. Para adquirir tus permiso de construcción se requiere a lo mínimo una reducción arqueológica. Pero un arquitecto no es necesario para realizar la obra.

    Hola Victor! Im thinking about living in Mexico also. I just retired from teaching. Question? Are Mexicans able to pay the prices you are spending for your house? Or would it just take them longer? It seems very expensive for Mexico. Are these gringo prices?

      Hello. And congrats 🎉. The issue is that Mexico has a lot of rich and poor people. The middle class is minimal. For example under a normal teachers salary pension you would be placed more in the upper middle class. There’s plenty of Mexicans that can build a home like mine and even more. And there’s a lot of Mexicans that only dream of it. Moral of the story is to always be thankful and willing to help other. God bless and best wishes. Where are you planning to live in Mexico?

      @@yeshuaismyredeemer Thank you Victor for your kind words. I plan to come in January 2023 and rent in a few places for 1 to 2 months. I want to start in Xalapa, Veracruz because I will take a Spanish course at the University of Veracruz. Then, I want to experience Mazatlan and maybe somewhere in the Yucatan. I want to see the Mayan culture. My dream is a house with a small pool, rooftop terrazo and walled backyard with plants and fruit trees. Gracias!!
