  • Hello Fiends thanks for all your support in the last few videos. Here I’ll be trying to answer some questions about property ownership for foreigners. Also I’ll be placing some information about properties for sell in the same area where I’m building. I hope is helpful.

    What's the best thing to do if you would like to move to Mexico, is it better to rent first or buy a property and build? and just for you know Yeshua is my redeemer too.

      Joan in my case it was simple I grew up going to Chapala through my life time and fell in love with it. However I think it’s best to rent for a while in several places in Mexico before settling in. San Miguel de Allende is beautiful and has a good amount of expats there. Merida is also very nice. So I would suggest spending time in all these three places to see what works better for you. Great question by the wat. 😊.

    Just came across your videos by accident. My mom has land on the other side in Tizapan el Alto. I asked if i can have it to build a house, she said go for it! So..heading out there next month!     All your points are right on. One thing I would add is that as a foreigner no matter where you buy the Mexican Government has to approve you to buy a property. -Marc

    Great video and you can tell by the comments that there is a great need for guidance from an experienced, honest person such as yourself. One suggestion.....when talking about lot sizes please post the dimensions so people can see the number because it goes by very quickly and can be confusing because everyone is trying to pay attention to the price of the lot at the same time. If you can, it would be extremely helpful if you converted the meters to feet and acres or fractions of acres. Thank you for all your help.

    Hace poco terminé una cabaña para Airbnb, la subí a mi grupo de facebook de Airbnb en Estados Unidos con la idea de mostrarla y ver si alguien le gustaría invertir para hacer un hotel de cabañas. Me sorprendió la respuesta, al menos 30 personas mandaron mensaje privado diciendo que les interesaba. La verdad que no sé como un americano puede inverter en México , o como se puede armar un proyecto.

    Once you aquire the land and are ready to build, did you open a bank account in Mexico to send yourself money to build? Did you wire it? Did you have to pull permits yourself? Can you give a family member a sort of power of attorney to pull permits in case you can't? I'm exactly at that point. I will be in Chapala next month, for a week, to start my build. I'm completely oblivious. All I know is my cuñado is there to see it happen and knows people who can build. My lot is in a fraccionamiento, near Chapala.

      Carmen all excellent questions. No once you buy land you need to get your architect rendering to the city to get the necessary permits. Then you can start to build. Yes you have to submit your own permits or you can give power of attorney to one of your relatives. (The notary can help you with that) i sent money to my Dad via Xoom, I had to go through a process of validation to send quantities of 10k at one time. My brother just wired the money to him which works well. Your brother I’m law will need a bank for you to transfer money to him.
      You will feel completely out of your element just take it one step at a time, go with the flow, things move at a different pace in Mexico. Once you get the permits things will get more simple. Send money only as needed. Question everything even if it’s your brother in law. As the team of builders to commit to some kinda time line, they won’t be able yo give it to you but keep asking them. For example, try to get an understanding of the cost of foundation, a time line and only give the money necessary to the specific job. If they lag just tell them you will have to look for someone else if they can’t get al least close to the committed time line.

    Back from Chapala, decided to open a bank account and transfer $. Got the planos from the Arqui, and waiting for the permits to get pulled. I Will be returning in 3 weeks. My dilemma, the price of steel. BTW, tried driving out to San Nicolas, the street going to the new developments was closed. Couldn't see your area. I loved the view though.

    What about a houseboat on the lake? Is that explicitly not allowed? Or can I throw anchor?

      I haven’t seen any house boats on the lake, my guess is that they are are not allowed.

    It seems to me like there is a trend of foreigners or Mexican Americans wanting to build in Mexico, I’m doing that my self right now. It’s very exiting for me and I just purchased an extra piece of land. The prices are going through the roof in my hometown.

      Congrats! USA is a good place to work, but life is just to busy. I’m glad more Mexican American are going back to their home land. It helps Mexico economy as well as it gives us a better place to live and retire. Prices are going up. People are starting to see Mexico as a place of destination.

      @@yeshuaismyredeemer I agree and have the same opinion as you on everything you said. My town in Mexico is small and everyone is building or renovating. All the locals have jobs, in fact they’re is a shortage of labor at the moment,new little businesses are popping up. It’s a very exiting time. Anyways, take care and I’ll keep up with your videos.

      Great question, when I’m there I don’t feel unsafe neither does my brother and many that I know. A lot of the danger zones are far from Lake chapala or Guadalajara. But I’ve driven around to Vallarta and Tequila and all has always been ok.

    What if your a son or daughter of a Mexican citizen and they have a dual citizenship does one have to pay the fide commiso and pay annually.

      Great question, at least one parent has to be of Mexican origin for you to apply for Nationalization, you can do this through the Mexican embassy. Once you have your nationalization your not required to apply for fideicomiso. This is the case for me, both parents were born in Mexico, my parents applied for my nationalization when I vas a child.

    I was granted citizenship through my mother who was born in Mexico. Do you know how I can get a Mexican I.D.? I was told to buy property in Mexico you need to have a bank account in that country and a Mexican I.D.

      Hello James. If your in the US you can go to Mexican consulate. If your in Mexico you go to the INE department building. You don’t need a Mexican ID or bank account to buy properties in Mexico. You will need your passport. But I recommend you get your Mexican ID and buy as a Mexican.

      I think it’s a two edged sword. If the prices remain low, the area will never develop, meaning restaurants, stores etc.

      Mia Mia, you don’t need to be a resident to buy property. It’s recommended however all you need is a visitors visa.
