  • We're taking a drive through Hamlin in Horizon West, FL as we talk about our new partnership with Homes.com. We really like what Homes.com is doing and how they compare with Zillow. In short, Zillow is set up to help agents find people who are looking for homes. Homes.com is set up to help people find agents when they need them.

GREAT EXPLANATIONS..... especially as to why Zillow leads are so challenging! Kudos from Charlotte NC!

Homes sales exec here! The phone number is a tracking number that goes to the agent’s phone! I tried it with my friend and it worked!! 😃

I would love to see white pages and yellow pages come back. The current internet search can work especially if you are willing to pay money. Your driving past all these stores makes me think of finding a Cinnabon store nearby

You are so right... so much of the internet search is based on who is paying to get in front of you. And YES! We need a Cinnabon! The nearest one I know of is at the airport.

@ndHomeOrlando The Cinnabon stores I know of are at the airport, Universal Studios, and the Florida Mall. None of them close to me. I'm going to have to run to Publix to get some cinnamon rolls.

Excellent information, love your videos. What are your thoughts on the Olympus Project coming to Clermont? Is that an area with potential, just like it was Horizon West 8-10 years ago?

Definitely! I think in just a few years, Olympus and Wellness Way are going to feel a lot like Horizon West feels now. Think of Olympus as the Hamlin area and Wellness Way as the surrounding residential areas. It is going to be enormous!

wow, in today's world, 600 thousand is cheap for a house, sadly, back in my day, you would need to make at least 200 thousand a year to buy such a house, if you made 300 thousand then a 600 thousand dollar house was a more comfortable purchase,

It really has gotten to be a little rough! Hopefully interest rates will come down and make things more affordable

Wow, recommending to people to NOT have buyers representation and just go with the listing agent? Everyone deserves to have equal representation. You are saying that just because its Zillow, that buyers agent may not know that area. Which can be true, but that is where the buyer needs to talk and get to know that buyers agent and see if they are knowledgeable to that area. Just simply going with the listing agent, who is the agent of the SELLER and owes the seller their loyalty, could be highly risky. But you do you.

I think you may have misunderstood us. We aren't recommending that people don't have their own representation. What we are saying is that with Homes.com the contact information is for the listing agent, not for a series of random buyers agents who try to hunt you down to get you to have them be your agent. In Florida you can have a "transaction broker" who handles the transaction for the buyer and seller...When that happens, the Seller understands that now the agent is representing the transaction rather than exclusively the Seller. And many agents, including us reduce the listing side commission in that case. The new NAR settlement rules are likely to create more situations where Buyers don't have representation, so this will be an option that people need to be aware of.

@@HeartandHomeOrlando no I heard what what I thought I did. Your reply says it as well. Buyer deserve and have the right to their own representation. God knows with some listing agents out there they NEED their own representation. Just because they got an agent from Zillow or anywhere doesn't mean that agent is unknowledgeable or inept. The buyer needs to ask some questions and find out if this is a good agent or not. Read their reviews. See how many sales they have. But just replying on the listing agent to treat you right is a WAY more dangerous game. Anyone who says a buyer doesn't need representation of their own, is unscrupulous in my personal opinion. Your video did it's best to make it sound like buyers agents found in Zillow aren't knowledgeable or needed by buyers. That's insane to me. But agents will be agents and do whatever they can to work the system to their advantage.
