Jamie, I have been waiting for this I watched loads of youtube American guys talking about $300 per add run, That put me off. I have been watching your channel and your YPN articles, I have spent lots of money on training that has been amazing but the future is using youtube and Facebook. I love the fact that your down to earth and you do not pull any punches, I am straight on this as I struggle in my area with the buyer in their area paying above market value as you said in your last video. I will have this up and going straight away thanks for the content I don't think other guys give a step by step process. I have just released money from some BTL that I already have and I want to get direct to vendor and thanks for the checklist amazing because I do become a course junkie.

Amazing video Jamie - 1 hour well spent! I'm just starting out on my property journey and will be getting myself set up as a sourcing agent by the end of the year. I know DTV is the way forward, but I don't want to be walking the streets distributing leaflets. I would love some help setting this up so I can start generating leads immediately, I want to do this ethically and help as many people as possible who are in some kind of distress so I want to make sure I get my message right

@@JamieYork Cant seem to find right broker :-( Deal is mixed property (Residential converted barn, Commercial metal structure and 6.5 acres Agricultural land all in one plot) Can't get BTL as they say commercial yet Commercial is 50% deposit what is the solution Jamie ? Great video, have used FB ads to let student rooms, which is hard cos the audience is spread across the World - but have had some success! Will look to implement a few of the 'tips and tricks' you've outlined. Onwards an upwards, online ads are surely a significant part of the future in finding deals.
Try doing a few months of blogs on a website that is linked to the highest search term in your area (use google analytics for this). Pixel the page and then retarget them using FB ads :) Hope that helps
Really insightful video. Could you do a video on getting started in property if you live in an expensive area eg London and want to do BTL. What tips on strategy, ie go to cheaper parts of the country but utilise others to run the process e2e first to get momentum with cheaper property. Thanks

Another valuable lesson. Really, very impressive. One thing I noted, Jamie; you mentioned in your ad text that, you offer cash which, of course, would attract a lot of interest. For those of us that cannot offer cash, is there anything else we could write in place of that? Apologies if a silly question!

Definitely interact with ad in the News feed on both FB & IG. NEVER click on the ads to the right. Would you agree that a good starting point is 9 ads - 3 headlines, 3 images, 3 messages? And then test them and continue with the ad that got the best results?? Thank you!! Great video. So much content. Wouldn't expect anything less from you. Shame you're going to have to do it all again in 6months when FB changes all their pages again. haha. ; )

Great video Jamie.....able to follow most of it. One issue I have is that I want my video ad to drive leads to a ConvertKit Landing page. The example you give requires that I use the FB form creator. What campaign type can I use to drive traffic to my custom landing page?? Thanks

Since they have already got loads of tons of properties listed on their websites. Is it not advisable to approach them directly instead me finding a direct vendor?
Using a sourcer will speed up your building but if you they will have a mark up or fee so this will save you that fee which might be £6K+
Another great video Jamie! Excellent way to source BMV deals through DTV means that are inexpensive and proven to be effective. How much time do you and your team generally spend on each vendor once they have filled in the form?
No set time mate, a minimum of 3 calls building rapport, understand their situation and them understanding how we work, then putting in the offer... then if rejected we will call every 4-6 weeks until they've sold it to someone else
Hey Jamie, this is a very informative video, jam packed with valuable info. I am looking to get started in the Deal Sourcing/Packaging strat however although having 37 leads are come in is great indeed but for a newbie, like me it would mean an upfront cost of about £500 rounded off (i.e. 37 leads @ £13 each). I welcome the fact that from one lead you can make upwards of £7,000 but again I have got to pay for the leads upfront -right? Of course this would be on top all additional costs to get started in Deal Sourcing/Packaging Strategy.

Thanks Joe. No, not always, but you have to remember that most BTL portfolio landlords DON'T live in the same areas their properties, most of the time they either live in London, in a different country OR in a wealthy part of the same town! Not sure if you have covered this in another video but would you recommend using fb ads for growing an investor list? If not, is there a more effective way to do this? I assume it's not worth speaking to vendors and sourcing deals until you have a solid network of investors..
That or joint venture with other people that have investors!
Fb ads are good for investors too, as well as google ads to draw them in 😊

I just adjust the age to 25 and over to approach the right people and I don't focus on the special housing category around housing for it personally :)
Can you use Facebook ads when you’re a property sourcer to find investors? So for example advertising a property on behalf of a seller

I’d strongly recommend using Podio when starting out in property. It’s mostly free until you get a bit bigger, even then it’s very cost effective!

How do you handle ad account disables? I just opened a new business manager account after my first one got disabled and I created a page, posted for 7 days without running any ads, and as soon as I tried to warm up my one ad account by spending $1/day post engagement ad my account instantly got disabled after publishing. How do i prevent my account from being disabled in the future? Also, is warming up my ad accounts ad spend actually matter or can I just get started faster?
Sorry for all the questions, but I'm kind of frustrated because they disabled me and gave me no reason.
ALWAYS set up a few different accounts with different paymetn cards on them. They do disable a lot of accounts over the christmas period as a lot fo scams go on.
They will enable it if you complain, but it takes a week usually so good to have a back up!
Warming up isn't really a thing, although a lot talk about it. Maybe do a few days of boosts, but then set up a lead generation for £5 a day and then build up. Through the year, they are typically fine, it's just the time of year I'm afraid :)

Hi Jamie, I followed the steps in this video 6 months ago and got some great results, However today I rerun the same ad and have had it rejected by Facebook advising it goes against thier discriminatory policies. Is there a workaround here?

Facebook Ads seem to have changed dramatically since you made this. Housing is now classed as a "Special Ad Category" and therefore the age range must be 18 - 65, so you can't target by age. For location, you can only "Reach people living in or recently in this location" with no other options. And worst of all, for the Detailed Targeting, there are now only really 2 categories - "Work" and "Interests". How have these changes affected the way you advertise, Jamie?
Have you tested Google ads before Jamie? Are facebook ads more cost effective? What produces the best leads?
I have indeed. I like them, great leads but bloody expensive at the moment! You get a lot of stick on FB (people calling you all sorts of names) BUT great leads :)
