Really informative video, taken away a lot of value from this. It would be great to see a video from the buyer's perspective when utilising you/your company for the deals that you package. A case study of sorts, where you explore a real life example of the profits that one of your retained customers has made over time, compared to sourcing the deals and doing everything themselves and how it has effected their long term return in both money and time saved. Great stuff, as always.

Quick question I hope someone can answer: what is the difference between the legal pack the solicitor gives versus the option agreement. I am under the impression that the legal pack does not secure the deal as an option does so what does it do? Does it just simply move the process forward? What does this pack include? Great point about the consideration for a contract, the amount of times I've been asked to sign a 'contract' for something which is essentially invalid without consideration is ridiculous. Too many people think they can just get some names and a signature and that's a contract. I just thought it was good of you to mention!

Because you said about pulling money out after refinancing but surely that would come once you've refurbed? Or are you purely sourcing the property and letting them have it to do with as the investor sees fit?

Those deals are POSSIBLE, but improbable. You can’t build a business on improbably. I’m looking for gold not diamonds. Again they are possible, but don’t get sold a course on the back on finding 30% BMV deals etc. it’s just not practical

Hi, do you always charge the client the exact amount that you purchased the property from the vendor for plus your agreement of fee or do you add money onto the purchased price as well, So in theory you'd make profit on both ends of the deal. Thamks
With regards to deal sourcing and terms and conditions. Do people send their terms via email and get them signed electronically? or do they post them? I just struggle to see how this works if you are waiting on postal documents etc in such a hot market. I'm currently in the process of trying to get compliant and this is one of the final steps. Any help would be appreciated.
How do you do deal sourcing in Scotland with the way offers on properties work in Scotland? In Scotland once a potential buyer has seen a property they like and their bid accepted, both he or she and the seller will swap missives (legal bits of paper outlining the transaction taking place). At which stage both parties are legally committed to the sale. So if am deal sourcer and find a great deal, presumably I would have to put have to put in an offer before selling the deal to an investor. I could not sell the deal until the offer is accepted, otherwise someone else may outbid be and get the property instead. Now if my offer is accepted and therefore becomes legally binding, what if the investor who buys the deal from the sourcer decides to pull out of the deal later on? I think the system is different in England, where you can put on offer on a property but then pull out if you choose to. I'm still learning this stuff so don't be too harsh on me haha. I'm just trying to work out how I can do deal sourcing in Scotland. Obviously I know there is also a list of legal compliances you need to be a deal sourcer too.
You’re pretty spot on my mate, so don’t feel silly at all. There are a few ways to do it in Scotland. It actually works a lot better in a lot of ways tbh. I’ll add to my schedule to do a bud on it bud. It won’t be a quick turnaround but I’ll get one done :)

Legal pack is what most solicitors will have then the option agreement is separate legal doc the vendor will need to sign

If you have the right edu action then around 10 hours a weak MINIMUM and about 6-12 months of working hard 💪
