Here we go!! I wanted to sit down and set some expectations on our reno. We'll be keeping the floor plans of both units the same, sadly for me cause I'd LOVE an extra bathroom and Sean would love a bigger kitchen. We will be sharing a total coast breakdown of this reno, and I think once you all see how much the unpretty stuff costs, you'll understand our decision. We're also headed to Floor and Decor and Menards to find inspiration and explore ideas for the kitchens and bathrooms.

I feel landlords should provide appliances, also kindly suggest required renters insurance. So excited for the reno vlogs!

5 bedrooms and 1 bathroom is going to be rough for any tenant- please consider a 1/2 bath for guest and the family. My sister got hers done and it wasn’t that expensive
“Wasn’t that expensive” is really subjective. If we didn’t already have a big list of stuff to replace/update a bathroom would be a higher priority. We’re not going to force anyone to live in the unit, if one bathroom isn’t enough then it’s just not the right home for them.
Just wanted to 2nd @cb-gl5xn comment on considering a 1/2 bath...sure you're not forcing anyone to live there but the kind of renter you want (emphasis) may be deterred by 1 bath.

Lowes Outlet is a "scratch N dent" store that has brand new appliances that are pretty affordable. I purchased a new stove from there & you can't even see the "issue". Habitat for Humanity have home items as well etc. sinks, doors etc.
We’ll be checking all the liquidation/scratch and dent/outlets and Habitat locations before making any purchases!

I would supply the appliances, but you have the right idea. Scratch and dent or perhaps used but in good condition for the rental side. Having the tenant supply their own may be too cost prohibitive for folks, especially when factoring in the 1st month rent and deposit.
That was my thought!
Habitat Restore also carries flooring and tiles. $25 per box on flooring, $7 per box on tiles. No joke!

As a renter, there was only 1 apt that wanted us to either buy or rent a washer or dryer. That was a huge deterrent for us. All other places had appliances.

I love watching you guys:). I was a landlord for quite some time. My tenants were elderly and on Section 8. They were awesome and took pride in their spaces. You may want to find out how much Section 8 is paying in your area. Although I had 2 bedroom/ 1 bath units, I accepted tenants that had a one bedroom voucher. I made less, but avoided having a lot of people in my units. Quick tip...check out liquidators. They often have very low prices and a little bit of everything.
We definitely have section 8 on the list. A young family would be nice nice we are one. We’re checking liquidators and habitat for humanity before making any purchases. Thanks for the tips!!

It's amazing what tile you can find for smaller jobs on Facebook marketplace.
I'm in Canada so maybe it's different but I would never ever pick a rental that I had to provide my own fridge and stove for! And I say this as someone who is still renting for the foreseeable future.
I’m inclined to agree! My mom hasn’t rented in 30 years so her point of view might be outdated.
What would be the rental cost of a 5 bedroom rental? Appliances should come with the rental...Have you considered an airbnb?
We don’t know what we’re going to price the rental at yet, Airbnb is certainly on the table

You may want to try Habitat Restore if you have one, I have gotten tile 1/2 the price of a Lowes/Floor & Decor
Many years of renting all had stoves done also had a fridge, but that's it. No microwave or dishwashers for me. Actually, own 2 homes now and still don't have a dishwasher!😂

I think you can go to a tile place and purchase discontinued tile cheaper, also I thought contractors can get stuff wholesale at a cheaper price, just suggesting don’t know if all this is valid.

2. I’m planning to renovate my grandparents home in the next 1-2 years and I would so appreciate the cost breakdown. Everyone is so secretive.
If you’re on IG I’ve already started sharing over there, but that’s why I want to share cause very few do!
Two words: solar Panels. Buy all the appliances because you can get warranty and you know what You Installed. Bad stoves can cause fires, bad fridges can cause leaking along with bad dishwashers. Tile, tile all you bathrooms and kitchen because when a tenant leaves grout and soap is easier to clean.

I see people doing it both ways still. I personally wouldn't want to invest in appliances in a rental ( I always bypass those because I always think of what do I do with that stuff if I move somewhere that doesn't need them or into a home as well) nor as a landlord would I want theirs because I want to know that your stuff is working properly and not going to explode and burn my house down *lol but I guess as long as I had all of that in the leasing agreement to cover damages they may cause and a rental insurance requirement it could work. I wouldn't get dark grout for the rental side. If they have mold you are going to want to know it *lol
I'm so excited for yall! I bought a two flat last year and it was really the worst time at first! I had a string of horrible contractors before we moved in, but it's all about the budget. Just make sure you have contracts for everything and try to stick to a budget! We splurged on our unit, and even the tenant's unit is nice, but I def would have pulled back a little now, because I just wanna live in a house lol.
*also I used that same tile from F&D and it cracked all over in my kitchen so make sure the contractor knows how to put in the subfloor right! Honestly, keep it simple if you can. Floor and Decor is hard because they don't have any color at all. I ended up getting a lot of tile from the tile bar and also home depot (a plus esp if you have a tax id number, no tax!)
What did you mean concerning F&D not having color, I was under the assumption they have a vast range of choices.
@@jewelofwisdom8279 they have black, white and gray. That's why all these flipped houses look so sad and dreary. No choices at all. They have a little bit of blue, but it's not a colorful selection by any means whatsoever. The nice tiles they do have are really expensive. I ended up getting my tiles from Home Depot (green), Wayfair (yellow) and the Tile Bar (real terrazzo and yellow tiles).

It's either. How about getting used appliances for the rental and new appliances for your apartment. I have been both landlord and rental. This seems reasonable.
I always feel that a landlord should supply a tenant with that basic necessities like appliances to live. Also don’t forget as an investment your getting a tax right off and equity.
I would include brand new - least expensive appliances- and check online stores clearance/sale sections for tiles and stuff 😊

Congrats on your investment property. I had some of the same choice struggles a year ago. It’s hard not to decorate to your personal taste. Those white floor tiles could be a nightmare to replace if scratched or broken by a renter
enjoying this series,,,,,,im planning on buying a house in north carolina can;t ake my mind up about moving back to my home state,the home will be a fixxer upper.
How about something less expensive for the majority of the floor but more expensive tiles as an inset design; best of both worlds. And landlords usually supply at least a stove and maybe the tenant could buy their own refrigerator.
The actual real numbers are going to be so helpful because you are right, we truly do not know what things cost we see HGTV say they did this huge massive renovation for $50,000 but then they don't show a room in the final reveal that they initially were going to do or just list the material cost for like tiling a backsplash in the kitchen and don't show what the labor cost.
Because labor is the real cost!! HGTV spreads lies and falsehoods! 😂😂
Congratulations, you should provide appliances maybe not the washer and dryer. Do your best to stay in your budget.

Saving big money at menards! Actually, spending big money is more like it lol! Good luck with decisions. flat cabinet doors are easier to clean which is something to take into consideration when cleaning between renters.

Why aren't you doing both kitchens and bathrooms exactly the same as eventually your unit will be rented out as well. Wouldn't it make it easier for decision making? :)
We don’t know how long we’ll live in that unit and even though it will eventually be a rental it’s still my first house, I have to have a little fun!

I love your content but honestly I do not understand why y’all bought this house/duplex. 10 bedrooms with 2 baths in 2023 is crazy. Then it’s evident y’all are on a shoestring budget… I know y’all will make it work but it’s hard watching this struggle.
We haven’t even started the process here yet how could it be a struggle already?! Lol! I think once we share some of the costs for updating things like plumbing and electrical you might see things differently. And to be fair people live in a wide variety of situations, many with a single bathroom. If the future tenant thinks the space is one where they can be happy isn’t that all that matters?
