- Things are chugging right along on the demo, and maybe starting to som together in the kitchen! However a trip to Menards sends me on a bit of a spiral. I'm super interested in how you guys react to that one. We also got some bad news about the bathroom floor. I'm really upset about it, and in real time it's been weeks and I still haven't landed on a new plan.

I am a renter. I know that the property manager who is in charge of my apartment went for the cheapest. I am taking care of their stuff better than they ever did. It is refreshing that you are putting thought into how things look for your potential tenant that they will feel a sense of ownership. It is good to see that you are not just slapping the cheapest product and calling it a day.
Ditto! I think it really speaks to her profession as an interior designer, combined with her experience as a renter for so many years and knowing what it feels like to be in a space that you want to feel at home in (and maybe not so great design-wise) 😊

Don't worry about what people think, because there in there feelings. Somebody is going to have an issue no matter what you do.Just know you have more people rooting for you versus a few miserable people.😊

That's awesome that the rental space has a half bath. With a tub or solo shower, The rental and home value can increase.
When I had water pooling in a garage, the water was coming from our yard. Our yard held water. Not sure if it was the grading of the yard or what. But we ended up having to put in a “French drain” to take the water from our yard to the street. That resolved our issue. Hope that helps

right before your discussion on the dueling factors i was thinking how nice it is you want the renter's side to look nice and how much consideration you put into not making overbearing choices and leaving space for whoever moves in to decorate to their own taste

The mosaic tile could be interesting. However, the subway tile could be laid similar to the display is the store..kind of ascending almost vertically with multiple colours and really be a contrast to the grey floors. ✨

The mic was very helpful! I'm curious about the mystery puddle. I've been a homeowner for 3 years now in a home over 100 years. We still have a mystery puddle (small and infrequently) and have yet to figure out where it's coming from.

I was thinking that. Make your side what you really want and the renter’s side more cost effective. Like you said you do not k is how well the renter will care for the space. Budget friendly renter side means more funds for your side to get what you really want.

You could both get quality materials and save money by shopping restore/stores that resale used or unused building supplies. I search those first and multiple times before I shop retail.
I’ve been to liquidation stores and the restore, so far no luck but I’ll keep trying until I’m forced to make a decision!
how about a color stained concrete floor on the renter side. You can choose a color that better suits what you like.
That’s a good idea. I’ll have to check if something like that is feasible!
Of course this is your home so your going to be invested in quality unfortunately not all tenants are going to appreciate that. I say don’t go too low or too high aim for somewhere right in the middle budget wise. 🌱

Celia it’s a rental leave the bathroom floor alone because the quicker you fix and rent the better, trust. You want to start recouping MONEY SOONER THAT LATER. During the fall and winter is when people are looking for places to live because of school, holiday and before New Years. I love your plumber because you have no idea HOW MUCH MONEY HE IS SAVING YOU IN THE FUTURE BY REPLACING THE PIPES. The puddle can be a leak if you have pipes underneath the floors in the basement. Have someone put a camera in the pipes in the basement to see if any pipes are cracked. I am a home owner so I can only give suggestions based on lessons and money that was SPENT 💰💰💰💰💰
IN the renter bathroom consider using paper bags then seal. google and youtube.

If you haven't thought of it, regarding your bathroom floor, some options/suggestions: terrazzo flooring at Shein (inexpensive), or terrazzo epoxy pour. regarding the bathroom vanity sink, use wood, lasts for decades (think of old apartment building fixtures), cut the cost by salvaging and using a stylish dresser. I enjoy watching your labor of love project!

I would try to put as much storage as possible as far as getting the vanity with the drawers. Also, that’s what a security deposit is for when renters destroy your property. In NJ most renters may a month and a half security and first month’s rent. Yup expensive but necessary.

Celia you are making such thoughtful and conscious decisions regarding tenant and homeowner living spaces. A grey floor - with your aesthetic and design savviness, I trust you will pivot and make that bathroom enviable. BTW when I moved into my home, it came with gray bathroom tile, which I found to be a great neutral, so much so that when I renovated my bathroom years later, I used a gray ceramic that looks like slate - it is gorgeous !! I think your tenant will use their shower curtain, towels et al. and make the grey tile work for them !! I am all in with you and Sean's house renovation !! Keep up the good work!!

Even with the most careful tenant, it’s likely wise to plan for normal wear and tear. I know it’s hard to turn ur designer hat off tho.
Can u save by thrifting a wood night stand or small dresser to retro fit as a vanity in the tenant’s unit? First it will be hard for the tenant to destroy and, if they do, if u got it at a good price u can easily replace it cost wise.

IM HERE FOR THE MYSTERY PUDDLE CONTENT! I am so intrigued by the basement puddle situation. Recently had a puddle IN my apartment in the living room - eventually they realized it was coming from next door. But in your scenario, I wonder what it could be... I'm so so interested!
We think it’s been figured out but after a super rainy summer it won’t rain for us to confirm!
I like a all white bathroom so I can put my own colors for shower curtains and towels, same in the kitchen.

How about this. You make it as nice as you can. Make your rental property something that you wouldn’t mind living in that’s all. Spend what you can afford. Do how those DYI folks do. Find thrift stores and repurpose old durable pieces of furniture for sinks and cabinets. You may can save money that way but have durable goods old pieces that were made better. I just start watching your channel and I know you thrift you will figure this out I have faith in you. lol Blessings!

Completely agree! I’m hoping add a little bit of something but still provide a basic base for someone to put their stamp on it.
The BUDGET IS MOST IMPORTANT. It’s your MONEY and it’s a RENTAL. You pray for Good tenants, WE DID.
You are stressing over things that are not worth it. You can only share what is important to you and be truthful about your experience. If people don't like it that's on them. Also get whatever suits your aesthetic. This who want to rent will.
