Then the bank loan actual money from buyer to seller happens around 1 or 2 weeks later once the bank recieves the sale deed registered . What happens if registration done but buyer does not get the final home loan disbursed ? Registered done but payment not completed. How is the seller protected ?
I want to ask- is there any standard period between agreement of sale and final sale deed....as per your video you mentioned the period of 2-3 months. Or it could be 30 days, 45 days. plz suggest.

Sir, I purchased a flat in Mumbai suburbs last month. I had full payment ready, but the seller had taken loan on that flat. I paid the loan which was 80% cost of the flat. The bank gave the seller no due and noc after I cleared the loan, Because the amount was 80% I wanted sale deed to be made and registered. The lawyer made agreement for sale instead of sale deed and told me to pay stamp duty and registration fees, which was approx about 6.5% property value, so I paid and got registered n signed by seller and me(buyer) at the sub-registrar office. I got the agreement of sale in my hand after 15 days with all the relevant papers. The lawyer says no need for sale deed as this doc (agreement for sale) itself is now considered as sale deed coz the doc is registered and stamp duty paid, so no need for any sale deed as i havnt taken any loan to buy the flat. The bank had released the property papers by post which the seller got it yesterday, my lawyer says once I get those papers from seller I should pay balance 20% after cutting tds and take possession paper and flat keys from the seller. Lawyer says he will write payment completion paper and take sign from seller for no further dues and no objections remaining. I want to know: 1) is the lawyer telling correct or wrong. 2) Which papers to be made after the balance payment done. 3) Is sale deed necessary or not. If necessary then the stamp duty and registration which is already paid how will it get adjusted. 4) The building society secretary confirms agreement of sale is accepted in Mumbai as equal to sale deed, and all rights and flat ownership can be transfered without problem.
