    Start watching at 2:33 to see the tour of the soon-to-be Garden Cottage! If you're following her on Instagram, Lisa just announced yesterday that they are going to be turning that little tiny house into a garden cottage! I wanted to see the "Before" tour again of that particular outbuilding and I thought others might be wanting to do the same. 😊 It's going to be so cute, Lisa! Handy that it already has plumbing -- that'll make it easier to run hoses, etc. Maybe even incorporate a dog bath for when Jack Jack gets all muddy!

    Before you make any decisions about your property, live in it for a year! Note where the sun is, note the sunniest locations, note the kinds of trees and what they do. Note flooding, cracking, weeds, etc.
    So excited to see you lovely place. So much charm! Looking forward to your videos

      Gratitude Ranch I totally agree.. my husband and I bought 3 acres of wooded property. We lived in a camper while we cleared the land and started to build our homestead from the ground up. And as we lived there our original plans we had all started to change as we let the Land speak to us. And through that we have carved out our little homestead. One small piece at a time. In the beginning it seemed so overwhelming because there was so much to do. But what God told me was stop worrying about reaching the end and enjoy the journey. The a Journey is the key. Congrats and May God bless your new home.

      Marie we did the same. We built a smaller cabin to live in and use while we got ready to build our actual cabin and garden and barn/work shop. We have been at it for 5 years. So far we have the small cabin, The garden in and producing, chickens, and we have just dried in our larger cabin. We are at the drywall stage and putting in kitchen and Bathroom. 90 percent of the work we did our self. Minus septic, Well , and electric polls. The whole experience has been the best adventure we have ever took. And we too have done it debt free. We build has we go with money. Debt free is the freedom I have ever experienced. It takes longer to get things done doing it debt free, but again the journey is worth it.

      Gratitude Ranch fabulous advice. We rehabbed a rural home we retired to over ten years and spent years scavenging items everywhere for it saving us many thousands of dollars. We were able to use the advantage of those years to decide what we wanted where and how. We also were able to use the advantage of time to pay cash for the entire project while we had full time jobs and never took out a single loan for any of the work enabling us to keep the equity we had built up in our city home. Patience pay dividends! 😉

    Those second windows in the mud room are called bizqueen panels. They’re meant to keep the room warm in the winter. But usually they’re meant to be removable. My father used them in our screen porch to keep the snow from getting in. Congratulations on your new property the cottages are too dang cute and the house is gorgeous! I know in time you’ll have that house looking cute as all get out! ❤️

    If you use the 1st cabin as your office and use the smaller bedroom as a dressing room that leads to the master bedroom. When you have the office away from the house it makes you feel like you're going to work and you're less likely to get distracted.

    You remind me of a younger me. My husband & I purchased a big old farmhouse with acreage and 2 big beautiful barns, down a 3/4 mile long lane, lined with trees. We had to almost totally gut the house except for a few historic details such as beadboard ceilings, some trim, and a brick wall. We used all our tax refunds, bonus, & overtime funds and renovated for almost 10 years and it is fabulous! It became our dream home. We had to sell the house and transfer for my husband’s work, and the kids have grown and gone off to college and their jobs, living their own lives, so we are empty nesters and don’t need a 3300 sq. ft. house any longer, but we always refer to “the farmhouse” as home. I am so excited for you!! I know you will make it absolutely amazing!! And what a wonderful way for your kids to grow up! Plenty of room to run and play and explore, not to mention, all the skills they will learn on home renovations! Lol! God bless!

    Whatever you do, don't log your woods. Keep them wild, keep them natural. Our previous owners loggd ours and now there is poison ivy everywhere. Ugh. We will probably end up selling one day tho to get something more secluded. Definitely build your chicken coop close to the house, preferably towards the east so it's downwind. Close to electricity because it sucks having frozen water for the chickens. I know! Take your time for animals, make sure you have excellent fencing first. Some excellent himesteading channels are Homesteady (young family, homeschoolers, Kay is pregnant) Art and Bri (young homesteaders and homeschoolers close to me in Western NC) and Appalachias Homestead (Patera is awesome!)

    My great-grandparents had old silos on their land they turned into a playhouse for my mom & her cousins. It wasnt fancy but it was the coolest thing for my sister and I when we would go visit. All 50 grandkids (obviously catholic 😂) and their kids got sign their name & date it on the inside of the walls.

    Your new old home will be gorgeous! The value of an a old farmhouse with out buildings is immeasurable. We had one for thirty years and LOVED IT. There is nothing like having privacy and seeing the beauty of nature from inside! Our “new” rural house/one level cottage that we spent the last ten years rehabbing is beautifully private on 5 wooded acres. We never get tired of the beauty that surrounds us! May God bless your home and family in this new journey! Its hard work but soo satisfying.
    About the stairs... we lived with dingy wood enclosed stairs (that were not painted) that never looked clean for almost three decades UNTIL we got ready to sell our Victorian Farmhouse. We got a price to refinish them and it was way more than we wanted to pay juts to sell it. Come to find out after doing some research for diy finishes it was shellac!! This was such great news because I was able to “refinish” the stairs and the stairway built ins myself by simply light sanding and BRUSHING on a couple fresh coats of shellac. Shellac is a natural non oil based product and it was soo simple to do. It literally took me a couple days and looked gorgeous. I left all the scars and dents and it looked like a beautiful honey colored appropriate to the period floor. The shellac melts the old finish binding perfectly and dries to walk on in about an hour in dry (non humid) conditions. It is an old finish not commonly used these days after the poly finish hit the market but seems to be way underrated. It also gave us a finish that went well with the rest of our original natural fir wood floors and trim. There is only amber and clear for colors but the amber could perhaps be mixed with the clear or cut in case a lighter color is desired. I researched this on you tube and found a couple people who also hand brushed their entire floors and I found a historic site on line that encouraged period home owners to retain the natural beauty of wood using shellac and stay away from poly. Once poly is applied, shellac is no longer an option. For under twenty dollars I had a beautiful stairway and touched it up after all the traffic through our home. My husband and friends were amazed at how the stairway looked. I wish I had known this years ago. We would have had our refinished floors also done in shellac. It held up well for us and touch ups were a breeze! We sent all of our wood window trim out to be stripped professionally. I did not know about shellac at the time. Had i known then, I would have used it as a trim and floor finish. Sadly we used poly. It looked nice but was costly and the people who bought it loved everything anyway so it worked out.

    Oh my gosh Lisa!!! How awesome!!! I am so jealous! That house is incredible. How many acres? My first suggestion is get fruit and nut trees planted ASAP! We waited and we were here for 10 years before we did it. I am so sorry I didn’t do it sooner!!

      Melanie Voisin I agree. Take your time and enjoy this adventure. I love the property as far as growing food. Right now it looks bright but you’ll need to see what it looks like after the trees bloom. I see a huge garden in your future though. So exciting.

    If your husband is looking for some helping hands on the clearing project, I highly recommend purchasing some goats. You can use temporary fencing to pen goats in forest-type areas, and they’re extremely efficient at using all those brambles as feed for themselves. It’s helpful if you’re clearing because then you can focus on large trees instead. My neighbour has done it and the results are great! Plus, goats milk and cheese :)

      My dad got some goats for his property and they cleared things up quickly. Sometimes they clear things you want to keep as well! 😂 Baby goats are are sooo cute!

    You look so happy!!Congratulations to you and your lovely family. I grew up on a farm in Georgia and some of my most vivid memories center around our beautiful peach orchard. I suggest that you look into putting in an orchard!

    I absolutely love how rustic the farmhouse is amazing. The windows at the back is double glazing probably because there's no heating and I think I'd make the silo into an air B&B qurky and fun but also extra income... Love it all ❤️

    What a gorgeous property & I can't even imagine how much nicer you are going to make it. Things you do at first usually don't show right away but redoing the floors & painting the walls will be a big boost & make it even more beautiful. I have tears in my eyes, I am so happy for you & the kids, oh my how they will love growing up there.
    Can't wait to see the progress, I'll be here a long time. Furniture & rugs change things a lot.

    I love the property. My first home was a farmhouse It was a doozy to heat and cool. But I loved it. I see a lot of 5 gallon buckets of white paint in your future!!!!! Can’t wait to watch as you fix it up.

    Congratulations, Lisa and family! In 1986 my husband and I bought a large, dilapidated farmhouse (which sits back a lane on a sparsely populated road), on 12.5 acres with money I had saved up from doing craft/art shows. It took 5 years to get all the renos done. Most of it was DIY with help from friends who owned their own service businesses (electric, plumbing/heating, etc.) SO worth it! later we bought a 14 acre wooded tract that the R.R. was selling. I just love our country place and can't imagine ever living in town again. I know that your family is going to love country life!!

    They added that extra layer because of the draft caused by the single pane windows and door. The heating bills are atrocious when you have a draft like that. I grew up in a farmhouse built about the same time.

      It's such a pity it was done in the most ridiculous way, making windows and the door nonfunctional. Retro fitted double glazing would have been much nicer, but more $$ of course.

      Yes, they are called storm windows. They are suppose to be taken off during the summer and added during the winter. It's an old concept when windows were not made as sturdy and air-
      tight as they are today.

      We bought an 1897 farmhouse, and I have some advice. First is, do as much as you can BEFORE YOU MOVE IN. How nice you have cottages to stay in while the house is torn up! The floors were smart to get done first, if you’re not moving walls. I would advise painting all at once too before moving in if you can. I have more to say, but don’t want to overwhelm, but your barn is gorgeous, we sadly couldn’t save ours! Our home was way newer than the barns, the cabin came first and then the barns and then the house, that’s how we were told that our farmstead was done in Michigan. Best wishes!     I love it..I love the grounds..and those cottages on the property..how AWESOME are those!! I would love it all. I'm so excited to watch all the changes. Please don't get overwhelmed, we aren't going anywhere 😜 you have 5 children, redoing a home..seriously..enjoy it all and don't worry about those of us watching we can have a lil patience! ☺

    Wow! What a beautiful place! I'm really speechless. I would suggest start minimal in house renovations & rather, put $$ & time into sustainable food resources....chickens (meat & eggs), goats (milk), & gardens. Will sustain you & save $$ in long run so you can do all the interior dreamy things you want! I'm a tiny bit jealous 😂😉 But I'm SO SO happy & excited for you!

    I love your new farm house? We live in the country too.We’ve raised pigs and sheep for 4-H . Now we just have chickens. My husband grows a few acres of hay. We’ve kept a friends bourses here for a few years and we’re considering raising a couple beef cows. His cousin raises beef cows a few miles away so we just buy from him. Enjoy your new home with all your beautiful children. I see you are. I’ve only been following you for a few months. I love your cooking and grocery hauls. All very nutritious which is how I like to cook too.

    Oh I’m feeling it. That kitchen with the pantry so wonderful. That spiral staircase is beautiful. Two bathrooms upstairs, and did I see an a/c unit outside? It’s a beautiful fix er upper. Lots of videos to come and so exciting. Congratulations. This is going to be fun to watch.

    Have been searching for a property like this in FL to retire to. I’d leave my beachhouse and never look back if I could find a gem like you’ve found. Count your blessings! Most that we’ve looked at have more pasture land, as FL is very agricultural, but I prefer more woods & privacy. So excited to have found your channel. Congratulations! Wow, wow, wow, I am almost at a loss for words at the beauty you’ve uncovered. I have so many questions whirling thru my mind that I wish I could ask but they are kinda personal... cost, insurance on such historic structures, etc, etc, etc. Best wishes for many, many years of peace, love and happiness in your wonderful home.

      There are lots of wooded rural properties in FL, but the downside is that all the trees keep all the hot, moist air trapped and not much of a breeze.

    Congratulations on the purchase of your new home and land. I live in Australia on a farm. Let me just tell you from the start I am a city girl but fell in love with a dairy farmer.We have slowly done up our farmhouse over the last 20 years-it is a long term project. Start with the kids- it is great to roam around but having a fenced area for them to play in unsupervised is great. And safety- remove the ladders to the silo, upper barns when you and hubby are not around. Then when clearing some of the land for the cow, vegie beds you will need a place to store the wood for next winter, so when it is chopped it can go straight into the storage shed.You probably know to check the paint for lead and then go from there. I cant wait to see your future projects. Remember a special space for you and hubby to retreat to is a priority- especially when you renovate you need a calming space.     I'm so excited, too!!! That barn is awesome!! And those cottages...with fireplaces no less!! I love all the woodwork and character plus the doors! The pantry is such a plus and the size of your kitchen. Wow! The bathrooms, bedrooms, the wood floors!!! Oh Lisa, what a great find! I can't wait to follow alone on your journey.
    You asked for suggestions? I have one if that's ok and it's due to my big mistake. When we first moved in to our little homestead, we placed our vegetable/herb garden too far away from the house. I wish we would have considered placing it closer before spending hours of prepping and spending money on the fencing. We abandoned it and now have garden number 2 just outside the backdoor off the kitchen. So convenient!
    Yeah! The farmhouse on property is now a reality!!!

    Research fruit trees and which varieties of of fruit is good for storing vs canning plus also what grows well in your area. I don't remember if you said that you canned or did or didn't like that idea. Fruit trees and bushes like blueberry bushes or other berries take a while(years) to really get established so the sooner you can plant those the better. I've heard it's better to plant those in the fall because you have to water them like every day their first year so if you plant them in the fall it helps a little with the rain and all that. Many homesteaders will tell you to wait a year to watch/learn about your property before you set up permanent infrastructure. You don't want to waste time and money doing something twice or having to move something because it gets flooded or too muddy or whatever the case may be. I'm so excited for you! That is such a beautiful property! I can't wait to see you renovate it!

      I agree! Also, if you’re not aware already, you can get 10 trees every 6 months from Arbor Day Foundation for just $10 dollars! You can get additional trees, bushes, etc for much cheaper than a nursery as well. You put in your zip code and they’ll tell you what trees grow in your area, and they mail them to you when it’s the right season to plant them.
      You could plant some spruces now and have your own homegrown Christmas trees in a few years. :)

      You've mentioned you want a dairy cow. Another thing to look into doing is planting pasture to help make what your cow will be grazing on much better and give you richer milk. Easier to til and plant without 1500lb animal in your way making it turn to mud or eating the seedlings. Also figure out some pasture rotation plans.

    Love! It's beautiful Lisa. Im so excited to watch everything unfold for you. When we moved into our farmhouse 7 years ago, it was like my whole life took a big ole sigh. I was meant to be here, and it's a beautiful place to raise a family. Our children are the 7th generation in my family to live in this home. This has added an extra element of magic for us, but ultimately, living somewhere with some kind of history adds an extra element of connection. I'm so glad this has worked out for you. As for those double windows, they're likely storm windows. They will keep the drafts out a bit more. They're especially common in mudrooms and in windows facing the coldest directions. Looking forward to seeing what comes next

    When you think about where to put your cow and any other future livestock, make sure you can either easily run a water line and frost free hydrant or are willing/able to carry out the water. A lactating dairy cow needs ~30 gallons a day, more or less depending on the season. Also carrying milking supplies etc. makes a shorter distance more desirable. Beautiful old home- congratulations!!

    Congrats again! The rental we live in is from 1900s and you have to walk into our son's room to get to our daughter's room. Had to have a few talks about it since our daughters are teens. But it works ok. I kinda wondered why rooms were built like that. An absolute beautiful property! The character of the house is to die for & I'm sure as usual y'all will do an amazing job! I would set up a sitting area down where you showed the water to sit or camp in the summer. So excited for y'all!! We will all be here when you do the hardest job ever...moving!

    Your children are going to LOVE all those woods. Woods are where the imagination has no bounds. Walking through a bedroom to get to another is very common in very old houses. Just embrace the quirkiness of your new home. That is what makes it so special. Now. I wonder what the purpose of those tiny cottages were. Maybe for farm hands? They would make great play houses for the kids or a hobby room. If you home school, it would be great for a school house. How fun would that be????

    The house has a very European feel to it...the trim especially. And, of course, the lack of inbuilt cupboards. We don’t have them here, even in proper houses, everyone uses wardrobes. Too bad, houses don’t come with a book, that narrates their history...when they were built and by whom...

    Hi Congrats! The extra windows in the mudroom are likely due to the previous owners trying to stay warm IF the outside windows were single pane. The exterior windows may need re-caulking. So happy fer ya!

    Lisa, it is so beautiful! I Love Love VICTORIAN homes. U guys did great buying it. You know that though. I love it. The cottages are gonna be so nice for people to stay in. It's like a B-n-B. So lovely it's all gonna be! I understand exactly what you are talking about. You wanna stay true to the Era of the home and the character of it! So smart and it's gonna be Beautiful. I know it is. I couldn't be happier for you guys. I'm so excited to see your progress and the changes you make and the restoration process. I will be praying for you and your family. I know it will be challenging at times, as is any project or renovation, But hey, you got this. Seeing Boonehouse and all the work u did it was so AMAZING and BEAUTIFUL! Those windows in the master look like double pane storm windows that were made to fit something else, but it worked for that space. Seems like it was something that they needed in the bedroom. Storm windows are great, they really help with keeping the home warm and cool. I am sure you know this. I truly am so excited to see everything. It's just all beautiful. I would love to own property and a home like yours. I love the vision and it brings back memories to me of my Grandma's and Grandpa's home when I was growing up! You are blessed.     Windows in the mud room most likely are on north side of house . That is a cheaper way to "double glaze" for installation.

    This is so beautiful! The cottages are such a bonus!!! You can rent them out for visitors to your area, or just keep it for family and friends. You house has so much character! I love all the windows and pocket doors. Yeah, the bedrooms are kinda wonky, but it still brings character to the house. It's sweet!!!! Congratulations!

My husband and I looked at a similar property that unfortunately had horrific water damage in the basement. The house was strikingly similar to yours, but due to the issues we couldn’t do it.     The woodland is amazing for the kids and also privacy. Also, chickens are forest animals, so it's a perfect place to build them a nice run. Actually, most livestock is happier in a wooded area than in a field.
    Also, I suppose you have a septic tank, since you're quite secluded. Have you considered a composting toilet? It sounds weird but it's actually a lot less hassle and less smelly than a septic tank, not to mention so much more eco friendly. Just food for thought.
    Answering your question about the mud room: usually people put in 2 layers of windows for insulation purposes (kind of like an old school version of double glazing), although I will admit this one looks a little weird. I think you should be fine with removing the interior layer of glass, but just get a builder to check it first. There might be a structural issue and the original frame might then need fixing.
    Your house is beautiful, I wish you and your family much happiness and the best of luck for the future :)

    The double windows in the mud room are to keep the room warm in cold weather. If and when you remove the newest set of windows you will find out just how cold the room will become. Definitely leave them on for now!

    If you don't know already, find out where the old wells are for safety. If the previous home owner doesn't know then check records at the library. You might even be able to find the blueprints of the original layout of the house. So exciting! I'm so envious of your out buildings.

    I love the new place! Please take us on the journey with your family. We recently moved to a newer house, and we painted, or paid someone to paint the whole house be for we moved it. I have never regretted doing so. I hope this paint will last for 10 years. I am happy for you!
