      I think villas projects in Kollur are not great at the moment. Most builders are interested to do apartments.

      Hi Sai charan garu, 5000 is the average apartment price per square feet quoted by builders in kollur area. Sorry, missed to mention it in video.

      Sai Charan, in Kollur land prices are 50k to 90k per square yard as of today. You asked about land prices but this video guy is speaking of apartment prices

      Both are good locations. In my opinion Pati is comparatively better because lot of new villas and apartments being constructed and near to ORR.

      ​@@kalyan581 sir Paati, Ghanpur, Bhanur and Nandigama price hike is dead slow since 2018. Hundreds of resale plots available in these areas. Uptown crowd is preferring Mokila, Kondakal and surrounding 111 G.O areas. Please avoid pati, Ghanpur, bhanur and nandigama, many buyers are employees who bought with loan. Here you can't expect villas/communities like Mokila, that's why it is dead slow from 5 years. Removing 111 G.O is also a reason they say but personally i don't think that's true because only 1 year back 111 G.O was removed.

      @@justahindu thanks for your inputs Krishna....this is a golden triangle and i still believe a lot of potential growth here...yes mokila is way better but rates are almost 60-70k per sqyd--- too high...in golden triangle we are getting in 30-35k per sqyd n most of the layouts are very good...so I'm still positive on it!! No offence here.

      If GO 111 removed mokila is the first to shake. After so much land bank comes no one can buy and sell for 60k. Incase of pati,nandigam price are reasonable and bidirectional benefits( Mumbai highway ,easy access to kokapet due to orr)

      Janwada is under GO 111. It is highly unlikely that Janwada will be in residential zone even in the new master plan as per GO 69.

      @@adamdost7573 janwada acre price is 10 Cr to 17 Cr...but that will never be Kokapet...next Kokapet is Kollur..next jubilee hills is Mokila or manchirevula
