      Depends on project and builder andi. Osman nagar 6.5k around vundi which is decent price. 1000Rs difference would be there between Osman nagar and tellapur.

      @@ravichandraK Tellapur would be 1000 more than Osman Nagar as it is closer to financial district. Heard that My Home Akrida is launching at 7200/- base price. This is better price than all other existing projects. 5500/- ki only kollur lo vastayi or Velimala

    Sir u said price wise or if same price then tellapur/Osman nagar is better than bachupally.. but sir cost of living has huge difference kada ?.. like the school fees in tellapur/Osman nagar will be double or more than bachupally area kada.. and all things in this area will be cost kada compared to bachupally? And also no public transport kada andi.. like metro.. daily should spend so much on fuel for any thing kada.. because even there wouldn't be small kirana stores in these areas.. everything we should take out our car and go to a super market

      You are right. Thanks for sharing. I believe in 3-5 years most of these issues will be sorted. Small stores, tiffin shops started. Schools ayiteh there are less options in affordable price.

      Bro remember always it’s Hyderabad always you will get kirana stores and road side food everywhere like kphb Comes to schools fees are not expensive compared to bachupally if you consider big schools like DPS or any other big schools but yes in Bachupally you can get less fees Comes to public transport it will come once public will be there In communities people prefer car pooling for IT offices

      If you have no budget constraints go for My Home Apas. Better location than Avali. APAS base price is around 10k. With amenities may cost higher.

    HMDA has confirmed, Out of 50 plots auctioned in 1st phase MOKILA Auction, 10 of the bidders who won, have defaulted the payment. So 20% were defaulters. If we wait for few more days, we'll come to know how many will default in the 2nd phase.

    With the increasing salaries and increasing loan eligibility for end user people would be willing to purchase flats near existing city at any price . Doesn’t matter if there is a land bank available away from the city.Unless and until land/ flats are completely occupied people are not going to move far away.

    Don't expect any changes in HMDA zoning for the next couple of decades, all to keep the value of those areas intact. Remember when Miyapur prices shot up from 200 to 400 bucks per square yard? Everyone thought that was crazy at the time, but just look at those prices now! So, it's time to wake up to reality. If even those who didn't buy properties had plenty to say about it, you can trust that actual buyers must have done some serious thinking too! They actually put serious money to work.

As 111 revoke is a myth... Land is not available so it pushes on kollur and mokila... Will see big price rise... I guess....

      This area has lot more potential, which is what I believe. So holding for another 5 years and then make a decision would be a better choice. Regarding the 100 feet road please check out HMDA master plan. Also, note that not all roads that are mentioned would be laid. Even if road is constructed left over land will hold higher value as it can be used for commercial purposes. Hope this helps.

      Mokila will take another 5 years to be at a stage where Osman Nagar is there today. Kollur needs infrastructure development. Osman Nagar is better location and has good connectivity to Neopolis with RR30 and many link roads in pipeline.

      Yes, andi you invest but don’t over pay. People useMAK project and quote higher prices. Please be careful. If price is more than 20k better to invest in resale plots in Tukkaguda.

      If you are ok with Patancheru look for resales in APR Villas. Decent gated community in the price range. In Tellapur/ Osman nagar everything is highly priced right now.

      Currently Infrastructure is the only downside for the above mentioned areas. No proper roads. As the residential activity is picking up, infra has to come in the next 3-5 years. Pre launch with small builders is always risky. So it is based on the builder, your risk appetite and requirement.

    Every one is talking about price growth and decline in india most of the people park there money either on gold or real estate so no matter which zone the available land is they will buy to park there money that will eventually increase prices this will continue till decades to come so it’s obvious how far they will buy is the question in terms of distance my suggestion is buy 10km from Orr near main road to 500 meters forget about zone or area they will appreciate in 5 years because development will not stop no matter which policy or government will come or go

      In plotting ventures resale value is 45k-50k near velimala village. Vishaka road facing projects resale price is below 40k. You can get for 35k also depending on layout and plot facing etc.

      Overpriced or not prices will not come down as the land cost is too high and building materials cost are going high too. Prices may remain more or less same for 1-2 years. Buy for only if it is for end use.
