We purchased in Mayfair Sunrise. We really liked their greenery concept with multiple parks and rachabanda areas. Also 550 villas in 63 acres is good. It will not feel deserted at the same time not over populated. The best part is their villa floor plan. It’s too good when compared to others. We searched for almost 2 years and finally bought here. And of course same boat as you, planning to move back to India from US 😊

It’s better to rent an apartment in a decent gated community so that home will not be an obligation to stick to a place and it will give more time leverage. Buying land is great but when, where and at what price is the catch. Also investing only in land may be a better option than villa if there are very lean chances for personal use and the rental income in India is very less and is almost same as bank FD. Also with new income tax rules on capital gains, almost one will end up paying 20% towards to tax w.r.t real estate investments. In India a lot has changed since last 4-5 years. Situation is always unpredictable now as everything has attained its peak potential. Anyways as you folks are great at investing, hope you would take right decision based on your situation, financial goals and ROI.

So, nothing wrong when you thought apartment first and villa now. But, you have moved all the way to India to take care of your parents. But, it might not be easy to visit them if you stay outside of city. I personally like investing in lands and I kind of used to hate apartments. But, now my thinking has changed a bit. I would still like independent house as I need space for gardening but you should not defeat the purpose of moving back with this social pressure is what my opinion. If you really like it go for it. Also, you said you don’t know much about villas as you started looking for them an at the same time you said your team has so much info. Somehow both are contradicting.
