Thank you SO much for being aware of the fact that people who own a bunch of rental properties make it harder for others to buy! I think people should have the freedom to own multiple properties if they wish, but it really does make it much harder for lower income earners to ever be able to break into the housing market. Just shedding light and awareness on that fact is so appreciated

@@mangopeach5079 Exactly. Most people can't afford to buy a house/condo - unless they pay cash - interest rates are over 8% and going higher. Only the Rich could Pay Cash -- like those investor groups, ie, BlackRock, BlactStone, Hedge Funds and the Rich and Famous. Most people can't sell their properties - because they have a low interest rate - and they would be unable to afford to buy another property at over 8% (u do have to qualify for the loan - and banks aren't lending.) The investors shouldn't have been able to purchase most of the foreclosures - in 2009/10/11/12, etc.

Thank you Shelby for saying this, having many investment rentals puts others at a disadvantage to buy in the area in this crazy market. I agree with your choice to sell.
Some tips for A/B testing thumbnails- to run a true test you need to have distinct differences in what you are testing (e.g. text on image or no text on image) so that you have something to learn from. From the quick glimpses of your thumbnail tests it doesn’t look like the images are that different from each other which is why you likely aren’t learning that much from the tests so far
Why not just buy a cheaper TV for the palm springs house and take the frame TV for your place?

She's definitely referring to her Tesla and the issues she's having with it. I have a friend who got one of the first Tesla X's (or whatever) when they first came out. And it was so bad that he got them to take it back and enact a lemon law for the car. He had to sign an NDA about it so I don't know all of the details. It's crazy the issues those cars can have and the way that they handle them is just way to much fuss.
It puts me off getting an ev. I would like to try a hybrid though

I think its pretty honorable the Shelby is making effort to purchase less and be conscious of this. Especially since she does have a pretty large disposable income. And I'm surprised the peanut gallery us weighing in with fault finding 😮
It depends on the souvenir. I don't buy plastic junk anymore but I like collecting fridge magnets cause they're light! And some things, like a handcrafted vase or rug you could keep for decades. You can also support local communities that way

Agree that a more colourful rug would look awesome in the space, it would warm up the room a little. A kilim style rug would look really cool! Maybe something with reds or browns.

Your couch is close to where the tv is. 65in will likely be too big. Also, I think the illusion of it being artwork falls when it’s that large.l, especially when you are that close to it!

Why vest all that money in the Frame TV when you have one in the P.S. House? Which you will be long term renting out soon. Why not just take the Fame TV for you to use and put a regular TV in the P.S. House? By doing that you will save sooooooooo much money! Thought that we were trying to save money here!

Also, thanks for sharing any Trader Joe’s items you find, I go often but sometimes miss new items they have. I really like that chicken parmigiana you bought and I really love the Chicken Piccata one! If you haven’t tried it, you have to!

Tv is a long term purchase so buy one that you like even if it costs more. Even if you own half of the property you can still sell it. Just sell it to someone from your family, maybe to the one who wants to keep it. It's still mostly loan anyways.
Good luck if you decide to sell your condo. I own a beautiful condo next to Discovery Park in Magnolia and we had ours listed for several months. Lot's of interest but no one can afford to buy because of the interest rates!

Your new couch looks so nice! I was wondering - are you going to decorate for xmas this year? Does xmas in LA still feel like xmas? Your new apartment is coming together well, and you seem so happy and comfortable there. I myself am also looking at my expenses and budget and seeing what can be cut out, everything is so expensive these days. I wonder if you'd ever consider a collab with Zoe Pritchard? Tennis racket - nice choice. With 103 sq inches, it should be forgiving and powerful, which is great for newer players. Eventually, replace the factory string with a quality multifilament string (do not use a polyester string!). Your local tennis shop will be able to pick one out for you.
As far as items we're no longer buying, I haven't bought or used std hair conditioner for years. Instead I use hair oil. Lasts a lot longer and goes farther budget wise. You can also make your own with olive and almond oil with rosemarry extract for hair strengthening on the ends.
We love our frame tv, we've had it for 5 years and its the BEST!

TVs and monitors that will be on for extended periods of time with one image cost more. It's something about the technology to ensure the images don't burn into the screen. We had to buy special monitors for work to use as displays. They were way more expensive.
11:51 there’s a Samsung projector that Colin & Samir showed a while back on their channel that is just sick. Shoots up and so perfect for that space you have Shelby.
Wireless Smart laser projector. Not cheap but maybe you can talk them into a brand deal.

I'm waiting to sell my Seattle condo that I bought in 2019, but unlike townhomes condos have not really appreciated at all, it looks like mine would be sold at a loss. Hopefully it recovers. I lease it out MTR but I can't cash flow after maintenance fees and PM fees.
Vancouver BC also taxes you for a second home, it's significant, 7-10% of the value of the house yearly!

My biggest NO BUY is fabric softener. Bad for clothes, bad for environment, bad for washing machine, super overpriced.
I had a projector at a few homes I had. And one thing I did for a small temp apartment i had was get a tall bookshelf from Ikea that stood over 6 ft tall and placed it on top. it was like $70 at time and was super sturdy. And you can put all your books or cute little stuff in it and place it next to couch and this way you don't have to mount it on wall. and the case hid all the cables. Just a thought for your TV issue. At $70 for a bookcase... its cheaper than mounting gear and wont damage apartment!

projector all the way! the one little downside is that you're going to have to leave one wall clean and empty of art etc, but we've been watching everything with our projector for years and we LOVE it. It's better for your eyes, too... we already stare at screens enough for work etc.

Yes I did tennis in high school and it burns so many calories! It wouldn't be uncommon that I would look down at my watch and have 800-1000 calories after about two hours!

Shelby I live in South Carolina and the tax only goes up from 4% to 6% on a second home. The taxes are nothing so it doesn't discourage us at all from buying multiple places. For example my $545k primary house has only $2,300 a year in taxes. What you should be worried about is how Blackstone and State Street or buying up all the houses. It's not even a fraction of 0.5% of the houses that are Airbnbs. Look up the stats. You should be buying every house you can buy so that these private equity firms do not get them.

If it has gone up around the 250k exclusion amount you should sell it. Then you can re invest into a new property and parlay that tax free 250k into another 250k exclusion. I have had my place for so long and basically cannot sell it or get hit with capital gains on a lot more. That is until hopefully they put back in the tax code that if you roll the equity into another propety or have back the senior one time capital gains grace.
250k exclusion has been around for decades. It's for primary residence only and can be used over and over. The rollover equity to another house will not come back.

If the housing market is about to crack, modestly or solidly, it might be a good time to sell despite high interest rate for the cash buyers, before any substantial fade. And it's far to travel to be a landlord. If she wants to hold on to it, she can buy your part. Also 4k to fix the Tesla sounds bad, especially if they messed it up.
Projector is never really great. You can actually get a 98" TCL tv that's pretty good quality if you want an actual cinema experience :)
