Thank you for being so open and honest about the cost, it's super useful. The cost is definitely way less than I expected, I thought it would be around 50-60k for the finished loft. It's really good to know it doesn't have to be so expensive, but of course you have the help and expertise of amazing Martin. Well done, getting so much savings on materials is incredible.
So glad it’s helped! We were expecting a very similar figure (£50-60k) but Tom’s sourcing and Martin’s knowledge are definitely the reason we’re going to come in so far under!
I haven't even watched your video and straight went to see your shared documents and let me say, YOU GUYS ARE AMAZING. Such details!!! wow. Really appreciate your efforts towards doing this for helping out others.
Thanks for these videos and for being honest about the costs! It is incredibly helpful to get an idea of how much things cost and avoid getting fleeced!
Very useful video! Love the dynamic between the couple, you can tell they've been through a lot of frustration during the project and came out stronger on the other end. 😀
Great Video! But I’m not sure if I would call this a ‘true’ first fix but rather the shell cost. For first fix I would include the cost of first fix electric, heating, and plumbing. An update video of the total cost would be very useful. Keep up the good work.
Great video Yes I’m planning on a loft conversion as cheap as possible. I paid about £600 for a Structual surveyor and used basic drawings. Will submit to council and will get the council to inspect. £1000. Had loft company’s round and they were happy to use my walls as supports. 3inchs? My loft came in at around £50000 first fix around 40m sq . 2 bedrooms and a bathroom. Going now concrete pads and steel posts to support beams. Yes steel and timber has so increased in price. By the way the house is a bungalow. Getting a builder is so hard and many want to do the lot. You didn’t mention the dreaded vat ?
Great share thanks very much its really informative. Just a few points, building regs should not change between local authorities. Regs govern building standards and are set nationally. Planning requirements can change though where some are tougher than others. Also, when it comes to the regs and building control i would always advocate using a local authority to sign off the work. I know of a few different people that have had issues with the quality of the sign off from provate comapnies and i personally do not believe that privatisation of building control is safe. I know a local authority can be a pain in the arse sometimes but they are not there to make money (despite what people say) whereas private companies are and as a result might be a little more lenient with their clients as they want repeat work. I have seen roof lights installed upside down and private building control signed them off. Once they are signed off there is very little come back as they will claim they were right at that time and the home owner must have messed with them lol. A local authority has an interest in ensuring buildings in their area are safe and stay safe. Thanks for sharing though and you have saved loads doing it the way you have.
Great video both. But I have few questions: 1. How do you know how many beams, or tiles or membrane sheets are required and how much cement or sand is required? and all other items. 2. When you buy via builders, they give you 5 to 10% discounted price which all registered builders are entitled to. Why you didn't go through builders to buy the material. 3. Were you full time working when loft work was going on? I am full time staff, how can I spend time to buy all the nitty gritty stuff. In one way or another, we have to rely on the judgement of our builders. After seeing your video, I think on these lines too but the amount of time spending finding things is hell. once again, great video. Keep it up.
Thanks! Here you go: 1) Beams numbers are calculated by a structural engineer, tiles, timber etc. we worked out by area based on elevations and plans drawn up by an architect. 2) builders can get discounts but they may not necessarily share that with the client as they have taken the time to order the materials and for ease they don’t have time to shop around and instead will get from one builders merchant. 3) Yes we both work full time and yes it can be difficult to manage with a full time job but from ordering our own materials over the course of the conversion we saved £12k by doing it this way so well worth the extra stress added
Thankyou very much for this superb video giving a great insight into loft conversion. It gives a good idea of what the cost can be and how much we need to save to get a decent loft. The Bill o f Materials is very useful; to understand and also to learn when we are negotiating with the builders
I can pretty much do the whole Job myself, & I've got three to do let the fun begin... I'm looking into foil staple insulation hopefully be faster than sawing foam stuff.
I’m having a loft done now on my bungalow, the price shot up by £7000 during lockdown. We ploughed ahead (August 2021) as the building slot would have had to be moved to 2024 if we didn’t go ahead. Also we were not convinced the price would go down if we waited as no builder I’ve heard of drops his prices but they may have stabilised if we waited. Our builder has made a written contract to say our price for half hip to gable, two window dormer and three velux windows which made …one large bedroom, one large sitting room and bathroom would not be increased even if prices of materials increased during the 12 week build, we have Over 50sq feet.
Thanks so much for making this video! So useful and informative and some great tips about how to find the right builder and also how to save on some of the costs, really appreciate it (especially the breakdown of the costs specifically)- also a first time buyer planning a rear extension in the near future!
I’m one of those very few people that hate talking about money. My neighbours openly ask me how much is my loft conversion costing (currently getting it done as I type this -4 weeks in). It tough because I like my neighbours and don’t lie. Haha.
Haha yeah - it’s such a personal topic and I think it’s definitely more tough to talk about it in person. Such an awkward question to answer as well. For us, we just wanted to give some clarity on how much the whole process cost as we really had no clue when this all started, and we are sure there are plenty of others who feel the same way!
Great video. Brilliant that you've costed it all. I'm thinking of doing a similar build (L shape) and this has definitely given me lots of information. Thanks guys
Wow that’s so cheap! We have a chalet bungalow with 2 bedrooms in the roof. We wanted a double dormer to make the rooms bigger. We just wanted the shell built, as we are good at other diy stuff. We was quoted the cheapest £60,000 we live in Cornwall and we couldn’t believe the price. This was 2 years ago. We only had £30,000, so we didn’t go ahead. Im a big saver and shopped around as well !!!!! You did amazing. Well done 👍💕
Brilliant video guys. Myself and my girlfriend have just recently bought a two bedroom victorian end of terrace in South London and are just approaching an architect to draw up plans for an L shape loft - your house looks a carbon copy of yours so will be interesting to see closeness of quotations etc. The labour only option seems worth the headache and is something we will be looking to do also!
Hi Guys, I am looking at doing first fix a loft conversion in Surrey. I have found that the pricing is a bit of a minefield, so this video has been really helpful showing that it doesn't have to cost silly amounts👍
Hi great information I live in East London wanted to make loft got quote of 50000 even just without domer is 12000 finally just decided to make for storage for 4000 thanks
Autumn & Tom - Thank you so much for this. A terrifically informative video. I'm looking at a loft conversion in my London (mid) Terraced Victorian Home. This video has really given me a decent insight for which I'm grateful. Thank you both.
Well done guys! This is incredibly informative and exactly what most of us what to know. Thank you for being so open and honest about everything. Such refreshing content! 👏🏽👏🏽
Very helpful guys! Thank you for the detailed rundown. My partner and I are in the process of buying our first house (also a Victorian terrace) and want to convert the loft. Hadn't heared of an L shaped conversion before so that is definitely one to consider. Although we are in a conservation area here in Brighton so it's more difficult to get planning permission for any major changes (it's even needed for permitted development!).
Good luck and congrats with the house and renovations! 🎉 Ahhhh Tom and I would absolutely LOVE to live in Brighton! Sounds like a nightmare for planning though - I had no idea that was the case xxx
Thank you so much for this video Really appreciate it. You both are great. I am starting this process and constantly scratching my head due to so many unknowns.
Hi Autumn & Tom. Great insight into the costs and process. I want to do a L shaped loft conversion. What is the name of the company that did the shell? I can do the rest myself once the shell is up. I'm local in Manor Park. Thanks in advance.
Excellent video. Userfriendly approach. Madam - it seem like you are ateacher, as you have very crystal clear voice. Both of you provided very comprehensive information. I am considering adding dorma to my existing converted roof. Your information has been useful point of planning my project. Thank you. Dr Joginder Singh -Principal of Nottingham Teaching College.
Hi guys thank you ever so much I found this very helpful we are about to purchase a two-bedroom maisonette near Bournemouth near the coast I have just seen the loft and it has been partly converted but it is an amazing space and cries out loft conversion I am a plasterer by trade and I am hoping to do a lot of the work myself however your comments were very helpful particularly the early stages I also have an architect friend too I'm hoping to invite over for a glass of wine and say what you think😂 but I think it's worth doing because it will mean it will become a three-bedroom property and I'm sure will add value to it I hope to take pictures and do a short video as I do it once again thank you
Thank you both so much - this is really really helpful - especially the costing and having conversations with builders and suppliers - the spreadsheet is a lovely bonus🤟
This is incredibly helpful, thank you for doing this. We're doing a very similar L-shaped conversion to our place in south London. Just had the SE round today, next step is getting in some builders to quote (we've had three recs - one from our architect and 2 from the SE, unfortunately we don't know anyone in London who's had similar work done). Now we're in the process of getting party wall agreements. We need to get three in total. At least one is dissenting and wants to use their own surveyor, which is bumping up our costs. I have yet to hear back from the other two). Assuming you needed party wall agreements, how did that go for you?
Good luck with the conversion! It’s amazing how much extra space it brings. It’s hard to find good builders at the moment as they are all booked up. Make sure to get references from the builders before agreeing to one - We actually visited one and was good to see the standard of work they did. That’s one thing we forgot to mention in the video. All in all we spent £300 for a surveyor to take photos of our neighbours properties. We managed to get one neighbour to sign our notice and the other was happy with a schedule of conditions (surveyor photos). We then wrote up our own contract to say if anything was damaged we would be liable - similar to a party wall award. It’s always luck of the draw on what your neighbours are like though - especially when they know you’re paying. Good luck!
Thank you so much for sharing. This is the best breakdown of costs I have seen and its really useful to get an idea of all of the elements needed. You guys are amazing!
GREATTTT FKING VIDEO!! UGH. I wanna do renovations and this is extremely helpful. AND I live in London as well, so it's kind of a very specific issue. To answer the question, that is a lot less than i thought it would cost actually! Especially cos you are in East and everything has gone up so so much. Great job getting it in at that price. I'll be tuned in for when you do the rest of it Many thanks xx
So glad this helped! Tom has linked all the materials we got and all of the places we picked up from were East London / Near East so hopefully that helps as well. And completely agree on the prices, feeling very lucky that we did most of the work before everything went mad!
Great idea to order the material yourself. Did your contractor help with your the quantities of material that you needed?. If not how did you establish how much of each material you required.
Hi Autumn and Tom. Great job.thanks for all the recordings you have done so far, they are very informative especially the lowering of the ceilings video. You said in this video that you bought the scaffolding - did you buy it or rent it? Also did you get the list of materials you needed from the builder, yourselves or somewhere else? Oh and Thanks Tom for taking the time to do a spreadsheet of the supplies you needed. Tina :)
Thank you! No you usually rent the scaffolding 😊 A combination of research on the web, info on the Architecture/Structural engineers drawings and a shopping list from the builder various times throughout the build on items we didn’t take into account when ordering all the materials - this did mean driving round on short notice to supply the materials to the builders which was an inconvenience at times
Brilliant video guys! well done! I would like to know the following: When you did the loft conversation 'L-shape dormer loft', can/could you have only windows face the rear of the property and not the front one? I know you described the 3 types of loft conversions but for me I would like to increase the height of the rear of it including the part on top of the bathroom, thus L-shape but dont want to touch the front side, that is the side facing the road. I believe I am choosing the option 2 of the 3 options you described, am I right? My question is: when you do that, do you need to remove the whole of the roof or just the part that you increase in height? If yes then that means there would be 2 part of the roof to be changed to a 'flat roof' that is the part at rear + the part above the bathroom below. Am I right? and does it mean flat roof really? I am scared of flat roof as it needs to be changed every 10 years or so? 2nd question: Could I keep the tiling at front of the house as I have described I don't want to change, but can I use slate at rear of the roof? Hope my questions make sense to you and thanks in advance if you have something to answer me.
Good share guys id say this is shell build not 1st fix. 1st fix include 1st stage wiring and plumbing Was the builders 35k to a plaster finish ready to paint
really appreciate this video. Did you guys have to personally calculate how much of each material you needed? I want to follow in your footsteps but take your advise on using an architect and wondering if the architect would supply the materials list and quantities to make sourcing everything myself a bit easier. Would appreciate any advise. Thanks!
It would be the job of an architect to draw to scale so you can work out amount of tiles needed etc. but a structural engineer should advise on the materials to use for the structure. We worked out what was needed by the size of the loft but we still missed out on some materials such as certain fire proofing measures which our builder advised us to get. If you are getting a builder in to help with the build we sent them a material list beforehand and they let us know of anything we missed. Planning portal is also good for similar houses in your area who have done a loft conversion whereby you are able to see their plans with some having more details about materials than others. That was what helped us get an idea of materials we would require. Good luck and let me know if you have anymore questions!
I'm currently looking at using them for a hip to gable conversion. What is the cost difference between EcoTrus and a traditional timber framed conversion in your case, percentage-wise? Cheers Shafiq
Wow this video was so informative, great job on collating the info, thank you! Also, that is brilliant value for where you live and during the pandemic, well done! 👏🏻
Hey guys! I’ve just came across your videos on your conversation and I’d like to say it’s great. I’ve been thinking about converting my loft but thought it would be way outside of my budget. Your videos have given me a potential solution which I will now look into. I’ll let you know how o get on should it all workout cost wise. Thank you👍🏾
Great Video! You’ve done fabulous job. Full breakdown of cost would be hugely appreciated 🙏. I’m currently contemplating doing the same strategy with getting a builder to build the shell and managing the remaining works myself.
Hi, great video. Currently going through the process of having our loft conversion done, did you guys have to send any party wall notices? And if so did you have any issues with neighbours? Thanks
Hey Josh, yes we did. We forgot to mention this is the video. We wrote up and served a party wall notice to both neighbours. One side was happy to sign and the other neighbour was a little more hesitant. We ended up writing a contract saying we would take any liability for damages which we both signed and then got a surveyor in for a schedule of conditions to take photos of the property as ‘evidence’. This costed us £300 as opposed to £1000+ if we got in a surveyor for a party wall award. Hope this helps!
No problem! I would try to get friendly with them first and they may be a bit more understanding when you send through your party wall notice but sometimes neighbours can just be difficult!
Hi Autumn, just watched your video (this video) and I will be watching more of them as I really enjoyed it and found it really useful. I am planning a loft conversion but like you, no one to refer a builders to us. Are you able to share the builder you used? Thanks very much.
Hi guys, awesome video! You've provided so much info. Can I ask, did you have the money already saved for the conversation or did you get a bank loan/ remortgage. if you went to the bank what figure did you use?
Thanks for the great video guys were looking to convert our loft this year, quick question did you just have scaffolding on the front of your house or needed it front and back? Thanks a lot
Thank you for this great video. I’ve been quoted 168k for a loft conversion for 2 bedrooms an open plan study area coming off the stairs a bathroom and a rear dormer on a detached house all inc VAT. That seems very high. What do you think? I’m new to this.Thanks.
I’m a builder, I did a hip to gable conversation/dormer for someone on a 1930’s semi detached; a large bedroom with a good sized en-suite. All in from drawings to council fees to builder costs was about 65000.
Great video, and big well done. Agree with using an architect but how did you get an AutoCAD licence to do the drawings without paying thousands (or thousands to be on a suitable student course that entitles you to a student licence)
How would one search for a private company to assist with building control. Like is the term 'building control consultant'? or broker? etc. Thanks again. x
The private company IS building control - they don’t assist or consult. You would search private building control and get quotes for the work planned to be carried out. If you go with a private company, they have to notify the councils building control whereby the council have an option to refuse the private request then you have to go with council ☺️
Hi Autumn Congratulations on your build and a great series of videos. They have been entertaining and informative. I had a quick question about how you went about building control. Did you submit a full plans application or just give notice? I know it’s advised to get full plans so you can get accurate quotes from builders and have everything approved. But I wondered if a reputable builder would know building regs and so a notice would be enough. Thanks, and congrats again.
Thank you guys. It's absolutely helpful. Could I get your builder detail who did the shell conversation please. We are also based out of East London and thinking of approaching them for ours.
Fantastic video! I'm currently getting Loft done too. Currently doing the exterior work. I might too just do the shell. Was your staircase £800 parts and labour ?
I believe listed building do still have permitted development rights (don’t need planning permission) but you ALWAYS need building consent when doing work on listed buildings
I’ve been searching high and low for ones that I really like and just haven’t been able to find any until I watched this video! I’d tried searching until 3am this morning where you could’ve possibly bought it from and was like ‘why don’t I just ask her?’ Doh lol. Like yourself, I’m also in the matte black fad obsession at the mo. 😄 Thank you once again 🙏🏾
IT'S FINALLY FINISHED! You can find a FULL cost breakdown of our finished loft conversion in our latest video: ua-cam.com/video/IWi0uuHCL8I/v-deo.html
Very helpful video. I don't suppose you have a spreadsheet listing all the materials needed for your conversions? That would be really useful. Thanks
you know when you come across a video that absolutely NAILS every bit of info you're looking for: this is it. thank you :)🙏
Thank you for being so open and honest about the cost, it's super useful. The cost is definitely way less than I expected, I thought it would be around 50-60k for the finished loft. Fantastic video. I am a new sub and interested in getting a shell conversion myself. It was so good that you shared all your figures.
Best video I have watched In a very long time! Well done xx

Glad it could help Louise!
Really useful and detailed information. I’ll be using your information when doing my conversation. Well explained video, well done both of you.
Good work! Love the vid! Architect on his way I've got the stairs already so let the fun begin....
Amazing stuff and good luck!!
Thank you so much for this video. I am exploring the idea of a loft conversion and this video is really helpful!
Glad it was helpful!
I'll be tuned in for when you do the rest of it
Many thanks xx
So glad this helped! Tom has linked all the materials we got and all of the places we picked up from were East London / Near East so hopefully that helps as well. And completely agree on the prices, feeling very lucky that we did most of the work before everything went mad!
Great idea to order the material yourself. Did your contractor help with your the quantities of material that you needed?. If not how did you establish how much of each material you required.
great video guys. Thanks for sharing this vital info for first time buyers such as myself. Let us know/show the finish job please
We should be finally complete in the next month, just waiting on carpets now!
Thank you for your honest honest Loft conversion price my sister This is help people to build one loft conversion❤❤❤
Step 1 before everything. know whether your relationship can go the distance otherwise it can get painful financially.
How can anyone be 100% certain? Sometimes you’ve got to take the plunge!
1st fix include 1st stage wiring and plumbing
Was the builders 35k to a plaster finish ready to paint
really appreciate this video.
Great video. The total cost of the loft was for how many sqm.? Just so I know how much to budget for ours.
Glad to help! I'm pretty sure our loft was around 30m²
Sounds like you got a very good deal. Thanks for sharing! What was the size of your loft conversion?
Hope you found it useful! Our loft was around 30m²
I’m using a company called eco-trust they basically build a loft conversion with steel all the parts of steel
That's great, thank you for responding. I have a feeling our neighbours may be a little awkward so it's good to see how you got round things.
No problem! I would try to get friendly with them first and they may be a bit more understanding when you send through your party wall notice but sometimes neighbours can just be difficult!
cheaper than i thought but not sure what sizes bedroom/en-suite will be. V good vlog.
Thank you for explaining this so nicely bit by bit!
Hey! I never usually comment on videos but this was so helpful so I wanted to let you know! Thank you for this 🙂
Thanks Rachel!
Hi Autumn, just watched your video (this video) and I will be watching more of them as I really enjoyed it and found it really useful. I am planning a loft conversion but like you, no one to refer a builders to us. Are you able to share the builder you used? Thanks very much.
Hey Kidi - sure thing! Please could you reach out to me on Instagram (also feedbyautumn)
Thts a huge price difference to what I had in mind. Great video by the way.
Can you share contact information for the builder you used?
Really helpful guys thank you! Spreadsheet is great! Good luck
Thanks Tom - and good luck with any building work you might be doing!
Hi guys, awesome video! You've provided so much info. Can I ask, did you have the money already saved for the conversation or did you get a bank loan/ remortgage. if you went to the bank what figure did you use?
We had the money saved. Remortgaging is definitely one option if needing to borrow ☺️
Just finished my shell in East London, you guys have done incredibly well with keeping costs down, well done.
Congrats! Crazy how much space as it adds. Good luck with the rest!
Thanks for the great video guys were looking to convert our loft this year, quick question did you just have scaffolding on the front of your house or needed it front and back? Thanks a lot
Yes you will need scaffolding at both back and front :)
Thank you for this great video. I’ve been quoted 168k for a loft conversion for 2 bedrooms an open plan study area coming off the stairs a bathroom and a rear dormer on a detached house all inc VAT. That seems very high. What do you think? I’m new to this.Thanks.
Wow this is surprisingly "cheap" lol. I expected something around 45k You can be proud of yourself you did an amazing job
Very good video and spreadsheet.
Thanks for the Info I thought it was more this really help us to get an idea cheers.
Does a hip to gable loft conversion including the finish cost the same?
Should be a similar price but remember prices are much higher than they were from earlier on in the year
How did you select your builder, like did you have to check the company was regt etc . Some offer a 10 Yr warranty so just wondered how real that is
Hi Autumn
Congratulations on your build and a great series of videos.
Loved this. Thanks so much for putting together.
Glad you enjoyed it!
Thank you for putting this vid together!!!
No worries Hetty - so glad it can help!
Thanks alot for this what an eye opener! I did expect a tour though...
When it’s fully complete there will be one! ☺️
Thank you. Useful video. Good luck both!
Exactly what I needed atm. Thank you 👍
Very informative fantastic. Thanks for taking the time to make this video.
Thank you guys. It's absolutely helpful. Could I get your builder detail who did the shell conversation please. We are also based out of East London and thinking of approaching them for ours.
Can I ask if you used a company or a trusted laborer for installation etc. Thank you
Good info, thanks guys! Also thanks for the spreadsheet! Subscribed :)
Shut the front door!!! That cost surprised me i thought it would cost sooo much more. Thank you for this video it's honestly soo helpful and honest.
Great video and congratulations on the refurb. Thanks for the figures, really helpful 👍🏽
Amazing video. Can you share the builder you used ?❤
Guys where this week video how u got us waiting like this…. Great job btw truly
This week definitely got ahead of me, thanks for the support 💜
Hi there, thank you for your video!
Could you share the details of your builder?
Thanks :)
Fantastic video! I'm currently getting Loft done too. Currently doing the exterior work. I might too just do the shell. Was your staircase £800 parts and labour ?
Just for the parts. It took the builder a day to install. I would advise spending a bit more and have pine stairs. MDF stairs will always be cheaper 😊
Would this process be the same for a Grade II listed building?
I believe listed building do still have permitted development rights (don’t need planning permission) but you ALWAYS need building consent when doing work on listed buildings
@@FeedbyAutumn Thank you - I'll look into this! You've been very helpful. L
Brilliant work. What is the sqm2 of your conversion please?
Waal, i honestly thought it will be more in London. I will defo be taking your advice on board
Where did you get those wall lights from please?
B&Q. They’re called Masoala Black wall light ☺️
@@FeedbyAutumn ah thank you so much 🙂
I’ve been searching high and low for ones that I really like and just haven’t been able to find any until I watched this video! I’d tried searching until 3am this morning where you could’ve possibly bought it from and was like ‘why don’t I just ask her?’ Doh lol. Like yourself, I’m also in the matte black fad obsession at the mo. 😄 Thank you once again 🙏🏾
@@bethtawake3598 No worries, glad I could help!!
Thank you for the time taken to share this. Have you thought about getting married rather than remaining as boyfriend/girlfriend?
Great video, very informative. Thanks guys.
Wow, brilliant guys. No words. Subscribed 👍
