Thankfully the original wall plate for the roof in ours is on the outer "leaf" (if you can call them leaves in a 4 brick thick solid wall), which leaves plenty of room to build up from the inner leaf. Little bit easier than all this!
Going to do a DIY dormer build. Have an architect & SE on board and obvs BC will be involved. Stall Riser looks like a great idea - would that be designed in to the drawings or just something BC will give the nod to? Thanks so much for these vids - inspirational!
Hello mate, hope you're well. The steel plates are just a belt and braces way of getting the timbers on a nice level base that the weight can be distributed through. That's all it is really. The height of the floor meant that the wall plate needed cutting away and the timbers couldn't just be placed on a brick, so we thought this was the best option.
Hi guys, I might of missed this somewhere but did the engineer not spec Lintals to span the windows below (assuming there are some) because it looks to me that the dormer is going to be bearing on those existing windows 👍
Depends what's there already and the span, if they're good looking stone/concrete lintels then it's probably fine, if it's just a length of wood like it often is on the inner lead then it'll probably need replacing.
Hello Brian, hope you're well mate. It's a valid query and we definitely don't mind you asking, far from it in fact. The existing lintels are timber but they're huge, there about 6 inches tall and 10 inches wide that span both skins. Both the architect and the structural engineer have told us that it'll be fine but of course it's the building inspector decision at the end of the day so we'll see what he says when he comes out, which may be this week. It may be the case that they need replacing which wouldn't be a massive deal if that's what we have to do. Please keep the comments and questions coming, we really appreciate them.
@@Mr_A_Builders Hi guys its not a problem my end, and im only going on my limited observation of the works, ive been building and specialising in lofts for a long time now and had my fair share of problems to overcome, i can safely say that the designers (not usally architechs and not that it matters much) leave those details to the engineer who can also be to busy or just lazy and the they rely on the builders, and some building inspectors can also miss these details if the engineer/builder is to take responsibilty (not likley) but in my experience the live loads that will be imposed on the wooden lintels through those floor joists alone will have an impact on the windows and the dormer overtime and depending on your contracted guarantee could cause you alot of aggro, there are work arounds you can do at this stage without replacing the window lintels below with out disturbing the existing structure but in future there is a quicker and cheaper method you could of used to remove all these is issues from the wall plate upwards. Its unfortunate that what im saying is maybe to late to the party "if" you are told to make changes, i hope you dont take offence at what ive said may seem condescending but im always happy to help a fellow trade and if you want to DM me feel free, enjoy the weather guys while you can 👍

You may very well be right and will be an easy fix. The whole first floor is being remodeled and replastered so changing the lintels to concrete or steel would be straight forward enough. If you watched the whole of the video and I believe the episode before this one we did explain the reasons behind this method which has been tried and tested many times over the years. Although I could agree with you maybe, if you factor in the installing and then stripping of tarpaulins multiple to keep the property dry throughout the dormer/roof install and the fact that I was able to make the walls up on the floor and install them within an hour you may find that it’s cost neutral. Not sure if you’ve commented before watching the whole of this video or if you haven’t seen the previous episodes leading up to this but there is no requirement at all to set back from the eaves with the face of the dormer as long as planning allowes you too and the dormer has been set in from both gable and party wall side by at least 600mm. Can’t remember the exact dims. Enjoy the rest of your evening mate 👍🏻

Personally would've notched and hung those joists off the original plate, this method is too convoluted and costly for me.
