    Hello po, when it comes to the collateral... For example magpapatayo ng house amounting 1.5M then the lot kung saan itatayo ang bahay is 1M, will that be added on the loan amount? I mean magiging 2.5M ang iloloan (*80%)?

    Ask ko lng po. May approval na ko ng bank last september for 6.5% then nabayadn ko ng buonung bank fees ng end of january. Feb 17 without knowing binayadan na pala ng bank si developer n released na ung loan. March 17 start ko ng M.A. pero ung interest rate na 6.5% fixed for 3 years is naging 7.75% without any advised from them

      Once nag-sign na po kayo ng mortgage contract and nagbayad na kayo ng bank fees dapat hindi na po nagbago ang interest rate. Anong bank po iyan if you don’t mind?

Bali november ung nasa loan contract pero pina sign lng sa spa ko nitong feb lng without informing me lalo ung spa ko na ang nkalagay dun is prevailing rate ndi na 6.5%.. sabi ksi skin ng agent na ppunta sya ng sister ko ksi mali ung na sign na document ndi nya smin sinbi na loan agreement na upon prevailing rate ung pipirmahan

      @@kingdarren9707 ah… Kung February po sinign, talagang 7.75% na talaga ang interest. Kung ano po kasi ang prevailing rate upon signing, yun po ang magiging prevailing rate. Need lang din po ng banks sumunod sa prescribed interest rates ng BSP.

    Ask ko lang sana may makasagot. Pwede ba magloan ng house construction sa bank if yunh lot ay under financing pa at hinuhulugan pa sa bank? Bali magloloan for both lot at the same time house construction.
    Kapag linoan ang lot nakaninu ang titulo? Sa bank or saken? Pwede bang gawing collateral ang lote na hinuhulugan pa?

      Pwede po basta kaya pa po ng income niyo, yung uutangin niyo ay hindi lalagpas doon sa value ng lot at sapat na ang equity niyo. Considered as second mortgage ang loan na gagamitin for construction. Pwede niyo pong panuorin yan ua-cam.com/video/4XwZolgHLSc/v-deo.html 😊

    Ma'am may type po ba ng housing loan na ang ni loan gagamitin para pambili ng lot at pag construct ng bahay? Or yung sa subdivision lang talaga? TIA po

      Hello, kapag sa bank po kayo mag-apply, hanggang 2 years lang na mortgage ang ma-approve po. But you mentioned po na nagbabayad palang po kayo ng monthly deposit, baka by the time po due na po yung balance, baka over age limit na po kayo. Maghanda po kayo sa possibility na hindi po kayo makakuha ng home loan

      Sa principal po binabawas para walang interes. Dapat walang interes yung maagang binayaran po talaga. Pwede pong mabawasan ang loan term depende sa terms at condition ng bank 😊

    Hi Mam! how about buying a lot only? tapos ipapasok sa bank home loan? what does appraised vale mean ng bank? Yung lot kase na target namin is 1.2m. pag pinasok po ba namin sa bank loan i aapraose pa ni bank. meaning tataas pa ung amount?

      Yung appraised value yung worth/ lot value na in-assess ng bank appraiser. Ginagawa nila yan para ma-ensure na tama ang presyo na hinihiram ng borrower. So based sa example niyo po, hindi po tataas ang appraisal ng bank usually mas mababa pa depende sa market conditions kasi in the event na hindi mo nabayaran, may buffer po ang bank 😊

      Hello, ay opo, 6 ay fixing period o repricing period. Iyan ay ang tagal ng panahon na ipapataw ang interest rate sa iyong loan. So for example, 20 years ang loan term mo at ang interest rate ay 7.5%, tapos ang pinili mong fixing period ay 3 years, sa loob ng tatlong taon, ang interest rate ay 7.5% per year. Pagkatapos ng three years, pwedeng tumaas o bumaba ang interest rate depende sa prevailing interest rate nung panahon na yun 😊

    Anong bank po ba ang may pinakamababa na interest rate? Or mas mababa ang pagibig home loan?

      Hi, so far BPI and BDO competitive ang rates pero may nakita ako HSBC kaya ng 4.99% but I'm not sure kung open yun sa non-account holders unlike sa BPI and BDO. Mas mababa ang interest rate ng Pag-IBIG housing loan kapag yung affordable housing loan for minimum wage earners. Pero kung yung housing loan nila na up to P 6 million, kayang tumapat yung interest rates ng banks. Mas strict nga lng sa requirements ang banks 🙂

    Ma’am, malaki po ba talaga iyong interest kesa sa principal? 30K po binabayaran ko pero 12K sa Principal then 18K napupunta sa interest. Talaga po bang ganoon?

      Opo, ganun po talaga. Sa simula mas malaki ang interest na binabayaran kasi ang total interest ay malaki pa na naka-base sa outstanding loan balance mo po 😊

    Hi paano computation ng MRI? For example ang loan amount ay 3.2M, for premium payment for 1 year magkano irequire sayo ng bank before loan takeout?

      Yung computation po ng MRI ay base hindi lamang po sa outstanding loan balance o loan amount pero pati na rin sa age ng loan borrower, loan term at iba pang factors. Kaya pasensya na po hindi ko po masasagot yung tanong niyo po kung paano ang computation. Bank account officer / bank loan officer lang po yung makakapagbigay nung sample computation. Sa second question niyo po, yung premium payment buwan buwan binabayaran, kasama sa monthly amortization mo po kaya hindi niyo kailangang maglabas ng malaki sa premium payment para sa release po ng loan 🙂

      The banks I’m accredited with offer home equity loan and that is what is usually taken here but the closest one to the home equity line of credit is PSBank home credit line which is a revolving credit line that can be used for renovation and refinancing 😊

    Hi question lang po, pagibig especially sa bank. Lets say may seller nagbebenta priced 5M tapos ok lang daw thru sa pagibig/bank, required ba ako na ilabas yung 20% equity agad para mabayaran nila si seller? Or pwede naman na yung equity ay thru installment, pero babayaran na nila ng buo si seller kahit equity pa lang yung binabayaran ko?

      Hi, required po na ilabas yung 20% equity para maglabas po ng approval letter. Kapag meron na po noon, kailangan ilipat na sa pangalan mo po yung title tapos need ibigay sa bangko para i-release ng bangko ang pera po sa seller 😊 So aside from payment sa seller, need din ng budget para sa transfer fees at registration fees.

    Have you ever seen someone approved for a bank loan without an ITR?
    e.g. not a freelancer, Pinoy working for an international organization based in Manila, will have COE and bank statements - but no ITR, because, alam mo na ;)

    mam, 5.88% fix 3 yrs offer sakin ni robinsons bank. 1.2M loanable amount ko, worry ko on 4th year, lolobo ba agad to 7-8% ang interest? mabilis ba tumaas ang mga interest rates ng bangko? and do they still offer fix rate after the initial term of 3yrs

      Kapag unti nalang yung balance mo more especially kung nag-prepayment ka po, tataas talaga ang interest. Hindi naman madaling tumaas ang interest rate kapag on time ka pong nagbabayad at pinakiusapan. Yes, they still offer fixed rate po 😊

      Hello, the typical margin of finance is 80%. Kung nabuo niyo na po yung 20% na down payment, once approved na kayo sa bank at na-release na yung 80%, yung nalabas niyong amount ay equity mo na po 😊

Di ko magets kung paano irerecompute ng pag-ibig yung bagong loan. Kasama ba ang interest sa bank or yung principal amount lang? Isang video lang nakita ko sa youtube na may guide about the application process pero dami pa ring tanong na hindi nasagot dun sa video.

      Hi, madalang po kasi ang bank na pumapayag ng Pag-IBIG refinancing sa pagkakaalam ko po at siyempre, ayaw mag-let go ng bank kasi mababawasan kita po nila. Anyway, gawan ko po iyan ng video kapag may nakilala akong personally nakagawa na po. Yung iba kasi hindi ko kakilala po 😊

    Hi, ask ko lang po, is it required to pay ITR for about 2 yrs before I could apply for a loan or is there any timeframe required na nagbabayad ng ITR before makapag apply just like in Pag-ibig required na nagbabayad ng membership for 2 yrs. I'm currently working po kasi as a Virtual Assistant kaya hindi po updated ITR ko. Any ideas po? Thank you

      kapag bibili po ng condo at wala pong pambayad ng cash para sa balance, kailangan pong mag-loan sa bank or mag-in-house financing kaso mas mahal ang interest sa in-house financing at mas maiksi yung repayment period 😊

    hello po i have some questions hoping you can answer.
    1)When it comes to DTI ratio what would banks consider yung gross taxable income or yung net income mo talaga?
    2)samin po kasi we can receive incentives every 30th dpende sa target. I asked AUB about commissions but they said they will honor just up to 50% of your commissions or incentives ganun din po ba sa iba banks?

      Hello, affected ang housing loan if you assigned your life insurance instead of getting a mortgage redemption insurance.
      If na pay off mo na ang housing loan, ikaw po ang maprocess ng cancellation of mortgage annotation 😊

    hi hope you're OK. ask lang po pag nag avail ako ng housing loan thru bank financing at In case let's say after a year or two nag ka savings ako ng 100k up at balak ko pay ko Principal allowed po ba yun ng bank para lang mas ma less ang Principal at mas mapa bilis ko syang bayaran. salamat po.

      Allowed po na mag-advance payment to principal pero depende sa bank kung ano yung minimum allowed. For example, sa BPI, required na six months’ worth ng monthly amortization po

      If sa bank po, hindi sila mag-iissue ng letter of guarantee kapag wala pong notarized Contract to Sell at down payment kaya hindi doable yung balak niyo po. Hindi rin po pwede ang e-signature. Kailangan consularized po yung Contract to Sell 😊

      Hello, kapag mag-home loan kayo required kayong magbigay ng at least 20% (PHP 400,000) pero pwedeng matagal yung loan term at mas mababa yung interest rate lalo na kung PAG-IBIG. Sa personal loan, pwedeng wala ng collateral at hindi na need ng equity kaso mas mahirap maging qualified, mas mataas ang interest rate at kadalasan hanggang tatlong taon lng ang loan term. Kaso maaring mas mababa rin yung ipahiram sa inyo. So it really depends if you have an equity or not. Kung meron naman po, edi mag-home loan nalang po kayo. Mas hindi kayo maiipit. Pero kung confident kayo sa credit score niyo at kaya niyong bayaran yung personal loan in three years, edi iyon nlang po kunin niyo 😊 Pasensiya na po, walang straightforward answer sa ganyan.

    Hi maam. Ask lang po ako, yung sa Pre payment na ikakaltas sa Principal amount anytime po ba during the term during pwedeng gawin yun? Meronba sya penalties kapag mag pre payment? And need po ba ng re computation from the bank? Thank you po

      Yes, anytime basta yung prepayment ay pasok sa minimum amount na sinabi ng bank. Wala pong penalties ang prepayment basta hindi po siya full payment. Pwede ka pong magpa re compute para bumaba yung monthly payment pero I suggest kung kaya naman po, tapusin na agad ang pagbayad sa bank. Mas malaki ang interest na binabayaran niyo po kaysa ang interest na kinikita kapag nakatago ang pera sa bangko po 😊

      Bago ka po makapag-loan sa bank, need niyo mabayaran yung equity during the down payment period. Three months before the balance is due, that is when you need to apply for a home loan 🙂

    For Housing Construction po, how about po if wala pa ang land title at tax declaration lang meron. Namatay na kasi lolo ko at may portion sa lot na ibinagi sa tatay ko. Tapos ang mahal pa mag pa process ng title. What are our options po?

      Need po talaga ng title if you want to mortgage yung lot para sa house construction. Other option po is to get a personal loan and use another property as collateral like a car or another property. Some banks offer personal loan of up to P 2 million 😊

      Hi, sir, yes, you may. I help process bank loan application and the required documents are just sent via email. However, you'll need an attorney-in-fact who will sign on your behalf the contracts and documents related to the Mortgage Loan agreement. You will need to give a consularized SPA to your attorney-in-fact 🙂

      Hello, I don’t recommend na magpagawa ng permanent structure sa lupang hindi niyo pag-mamay-ari kasi sayang kapag pinaalis po kayo. Pero kung gusto niyo pa rin magpagawa ng bahay, pwede pong mag-personal loan. Sa personal loan, hindi kailangan ng titulo po. Pero ang maaari lang mautang ay hanggang PHP 2 million lang po, mas mataas interests at mas maiksi ang repayment period po 😕

      Hello, if it’s for home construction, release of loan proceeds is staggered based on the progress. If it’s for the purchase of a property then the loan proceeds is lump sum 😊

      @@OwnPropertyPH pero pwde rin po gawen yung ganitong halimbawa, 10k po yung monthly amortization pero my 2k n extra every month, parang lumalabas po 10k sa MA tsaka po 2k deducted direct sa principal? Para mpabilis ko po yung pagbabayad from lets say 15 yrs to 8 yrs or lower pa. Allowed po ba yung gantong halimbawa ko? Salamat po.

      Hindi ko po alam para saan yung P 25 k pero most likely yung P 5 k appraisal fee. May mga iba pang additional fees po gaya ng documentary stamps tax, fire insurance, etc. 😊

      Ma'm, if the real estate developer is accredited with banks and PAG-IBIG and developer assisted yung financing, dapat i-assist ka po ni agent. Kung hindi naman po, you should start applying sa banks.     Mam question po sana. Sana po masagot nyo. 😊 may unsettled credit card kami ng wife ko nung hinde pa kami magasawa, we were young and irresponsible back then. D na namin sinettle kase nasa collection agency na and feeling namin niloloko lang kami ng collection agency. This was more than 10 yrs ago na. Okay na ang financial records namin for the past 10 yrs and stable na din ang job but we never attempted to apply for a new credit card na din after nun. Also naaprove naman kami for a car loan with a major bank and within 3 yrs mattpos na kami. Do you think pwede pa din kami maaprove kung magaaply kami ng housing loan sa mga banko? If not pagibig lang ba ang options? Thank you ng marami mam at more power.

      If you got approved po for a car loan, then it means that you were able to improve your credit score. You may get po a copy of your credit report and your credit score para ma-check niyo kung ok na credit history niyo po. High credit score, better interest rate and terms. And mas magandang tapusin niyo na yung car bago po mag-apply para bawas debt at mas ma-approve kayo 😊

      Sir, depende po siya sa property kasi sa foreclosed properties murang mura mo bibilhin po pero as-is-where-is basis pero kapag hindi niyo na-inspect ng maayos yung property magiging mas magastos po siya. Sa pasalo, okay po siya kapag in demand yung project at kahit papano less problems ang property po 😊

      Hello, may times na acceptable sa bank po and same requirements sa home loan may dagdag lang po like verification on the number of doors.
      Pwede pong gamitin na collateral ang lot basta pagkulang po ang value, need po na may pagdagdag po kayo sa equity 😊

    Question: Dun sa example mo sa 3:59 , 3M ang loanable amount and yung total interest for 25yrs is 3.6M does it mean na ang total na ibabalik ko sa bank is 6.6M kasi principal plus interest?

      Yes po, sa 25th year ang total na ibabayad sa bank ay P 6.66 M++ kasi yung total interest ay na sa P 3.65 M+. 😊

      Hi, ma'm, I don't work for the bank so I can't give an exact answer. But based sa knowledge ko, if within financial capacity mo po yung hinihiram niyo at na-settle niyo naman yung mga overdue, in-aapprove naman po nila 🙂

      Hi, sir, the rate is just for the interest rate. Kapag nag-request ka ng fixed rate for 10 years or 20 years, mas mataas ang interest. So if you want to lower your monthly mortgage payment, request for a long loan term like 20 years then fixed rate for 3 or 5 years for low interest rate. Hope this helped 🙂

    May advance payment to principal din po ba ang bank tulad ni pag ibig?

      Opo meron po pero depende sa bangko kung magkano ang minimum advance payment. For example, sa BPI po kailangan equivalent to 6 months monthly amortization po 😊
