    I stumbled upon this 3-year old video by accident. I got to admit, I envy this young lady here on this vid. Already reached her finantial milestone of becoming an investor on her 20s and is still single at the time this vid got uploaded. Im on my early 30s now but I haven't reached this level of finantial milestone even I started working as a BPO employee almost a decade ago. I still even live on my in-laws' roof 'til now. Still can't afford to own a house. I still haven't proven anything in life compared to this young lady here.

    I appreciate your approach to teaching.. To my understanding this just proves how much we need an edge as investors because playing the market like everyone else just isn’t good enough, we just need to hold onto our hopes and wait to see how things turn out because market movements are almost always unpredictable. In my portfolio, I'm noticing more red than green.

      People believe their currency has the worth it does because they have no other option. Even in a hyper-inflationary environment, individuals must continue to use their hyperinflationary currency since they likely have minimal access to other currencies or gold/silver coins.

      Inflation is gradually going to become part of us and due to that fact any money you keep in cash or in a low-interest account declines in value each year. Investing is the only way to make your money grow and unless you have an exceptionally high income, investing is the only way most people will ever have enough money to retire.

    Don't buy if the monthly amortization is more than 25 of your income. Don't put all your eggs in one basket and invest in other kinds of assets. Give yourself a good buffer because there will always be a gap. Mangyayari at mangyayari na mawawalan ka ng tenant, maraming nadala now sa pandemic so ingat.
    Buy units from newly constructed condos if you must but sell it before mag-10 years old ung project and don't buy if the project is more than 10 years old otherwise you'll be paying for elevator replacement and other overhauls.

      Hi to those who are interested to start their first investment but with little capital or savings. I'm a property specialist at Robinsons Land Corporation and I have some very interesting offer for you guys. We offer "network investment" which means investing in a single property for the purpose of investment (not the end consumer) with 3-5 people sharing the monthly amortization (and earnings). For only 15% of the total contract price spread over 66-72 months, no downpayment, and no interest, you can already start your investment. All you have to do is reserve the unit and pay for the reservation fee (or initial reservation fee) and start your monthly amortization by next year, January 2022.
      To give a rough estimate of how much would you pay per month with 5 people sharing in a single property, that's only about PHP 2,000. It's just like saving money in the bank, very affordable especially for those that are already working. But 4-5 years later, as we advise, although you can sell your property anytime... After 4-5 years, you'll be able to leverage your investment and earn more than what you initially invested.
      I'm afraid I can't disclose all the details here as it is our division's secret strategy.     so good to be true, but in reality having a good credit scores and 10-30% of the total property price on hand are things you cant get when you're at your 20s even in well developed countries like US, Canada and Japan. unless you really came from a well funded family then real estate as an investment or force saving is a piece of cake.

      I will never invest to real estate or reits as it is too risky especially at times like this, most of this people earn their living through video ads not from where they claim. it's a shame that people get duped by these so called gurus and yes it is now a profession

    Thanks, Charm for timely information, you will NOT believe that I am a 57 years old, ex OFW from Abu Dhabi, I worked and lived there for 20 years, I invest in Apartment Rentals, which gave a PASSIVE income for the family, I still LEARNING for more investments in Properties, for me, It doesn't matter if I learned from a YOUNGER mentor, as long it will benefit me, I am always a LEARNER, I don't want to missed anything, that is my MINDSET, please continue making INVESTING videos like this, I hope the Millenials, Gen Z, and Gen X will be more open for INVESTING, the Philippines is NOT a poor country, I guess the Filipinos should LEARN how to manage their money.     Tapos ang leverage ay hindi lang focus sa utang. Leverage is doing more with less.

    wooh wooh wooh this is really a great help into opening the eyes of common people like me that just works and save and that's it. It hurts my eyes, ears and heart although I have already expected that amount of money. But it's really good to know. God willing and by God's help and grace, perhaps I could start this perhaps 7-10 years from now after my Canada plans. hehehe i know it's a very very future time. I'm still believing. Coz how could people like me who earns around 20k a month even start like that? So yeah, hoping , hustling, praying. Sa pag iipon pa nga lang struggling na ko 😭 naooverwhelm din ako sa down payment, sa monthly, pag nagsscroll scroll ako ng mga condo, bahay kasi saan naman ako kukuha ng ganung pera haysss i wish my parents or in school, naturo tong mga ganito.

    Dear, your work is architect or freelance architect. Its easy that you can afford those things because maybe somewhat you had big time projects that generate income and can afford those monthly down payment for real estate properties. Most especially if you're a single and don't have responsibilities.
    Hindi yan magagawa ng low wage earners.

      As mentioned, I actually don’t practice architecture. Although, yes, through multiple sources of income, I am able to invest in real estate despite being the breadwinner.
      There are properties/units less than 1M actually 😊

    Ang ganda nung pagkaka explain mo nung having home loan vs upfront due to inflation.
    But one thing, you can acquire cheaper properties by buying it in cash. Some of them actually giving discounts.

    I am a Freelancer so it is really hard to get a loan kaya I used up all my savings to buy a land in Tagaytay.. The only remaining money in my savings is the emergency funds. I agree with you, if you can take advantage of loan, do it. When I was still an employee sana nag LOAN na ko ng mga property edi sana hindi lng isang property and nabili ko.

      Being a freelance can be really hard to get loan, that is true but maybe you should seek some simple methods that aids your purchasing power.

    ingat po sa pagiinvest sa real estate..hindi porke nakabili ka okay kana.,
    kasi halos lahat ng binebenta nila ay mahal at hindi mo siya macashflow..
    wag mag base sa appreciation nung property kasi normally 3percent ung taas ng price every year dahil un sa 3 percent na inflation so parehas lang ung value..lagi niyo icompare ung rent ng property sa price ng property..kung nagequal ung (rent-maintainance) sa monthly payment mo sa banko..pwede mo siya bilhin..after a year or finish contract dun mo pwede taasan ung rent about 3 percent dun ka palang kikita..Godbless po sa inyong lahat..

    Waiting fr capital appreciation is not always guaranteed.. having a positive cash flow from a rental makes more sense.

    I appreciate and I like your videos but I don’t think everyone in their 20s already have 10-30% of money for the equity. I’ve been a working student when I was 19, lost my job abroad because of the pandemic. However, I got lucky and found a job here in Philippines. Now at 23, currently paying off 18 mos of equity then the mortgage financing through Pag Ibig. If you have the opportunity to avail something, I think you should go for it. Saving is also a hard task if you’re obligated to provide or help your family. And also, if it will take few years for others to save for that 10-30%, always remember that the land, cost of construction and materials increase faster than our income.

First, I thought real estate investment is like a stock and crypto market investments that you just trade buy low sell high or hodl but when I see your video I realize I was a 100% wrong 🤣 I’m really interested in this kind of investment since then.     I will still recommend study carefully first accounting, taxation, finance and real estate laws, including benefit-risk assessment before buying a house and lot. And save money.
    Even it take you 40 years before you buy a house because there are many scammers nowadays.

    so for me paying it full/cash is much more reasonable

      True.
      I do believe that most filipinos at 20 yrs old earn at an average of 20k to 25k (current minimum wage, if I'm not mistaken, is around 14k?) If you take that into consideration. Your salary can only provide you one property and that property is not even located in manila 😂 which bank do u think will grant you a 4 to 7 million loan. You will need a co-borrower who has a higher salary from you (parents? relatives? ) or you are just from a wealthy family 😂
