I stumbled upon this 3-year old video by accident. I got to admit, I envy this young lady here on this vid. Already reached her finantial milestone of becoming an investor on her 20s and is still single at the time this vid got uploaded. Im on my early 30s now but I haven't reached this level of finantial milestone even I started working as a BPO employee almost a decade ago. I still even live on my in-laws' roof 'til now. Still can't afford to own a house. I still haven't proven anything in life compared to this young lady here.

Investing is the only way to make your money grow and unless you have an exceptionally high income, investing is the only way most people will ever have enough money to retire.

Don't buy if the monthly amortization is more than 25 of your income. Don't put all your eggs in one basket and invest in other kinds of assets. so good to be true, but in reality having a good credit scores and 10-30% of the total property price on hand are things you cant get when you're at your 20s even in well developed countries like US, Canada and Japan. unless you really came from a well funded family then real estate as an investment or force saving is a piece of cake.
I will never invest to real estate or reits as it is too risky especially at times like this, most of this people earn their living through video ads not from where they claim. it's a shame that people get duped by these so called gurus and yes it is now a profession

Dear, your work is architect or freelance architect. Its easy that you can afford those things because maybe somewhat you had big time projects that generate income and can afford those monthly down payment for real estate properties. Most especially if you're a single and don't have responsibilities. Hindi yan magagawa ng low wage earners.
As mentioned, I actually don’t practice architecture. Although, yes, through multiple sources of income, I am able to invest in real estate despite being the breadwinner. There are properties/units less than 1M actually 😊
Ang ganda nung pagkaka explain mo nung having home loan vs upfront due to inflation. But one thing, you can acquire cheaper properties by buying it in cash. Some of them actually giving discounts. 🙂

I am a Freelancer so it is really hard to get a loan kaya I used up all my savings to buy a land in Tagaytay.. The only remaining money in my savings is the emergency funds. I agree with you, if you can take advantage of loan, do it. When I was still an employee sana nag LOAN na ko ng mga property edi sana hindi lng isang property and nabili ko.

ingat po sa pagiinvest sa real estate..hindi porke nakabili ka okay kana., kasi halos lahat ng binebenta nila ay mahal at hindi mo siya macashflow.. wag mag base sa appreciation nung property kasi normally 3percent ung taas ng price every year dahil un sa 3 percent na inflation so parehas lang ung value..lagi niyo icompare ung rent ng property sa price ng property..kung nagequal ung (rent-maintainance) sa monthly payment mo sa banko..pwede mo siya bilhin..after a year or finish contract dun mo pwede taasan ung rent about 3 percent dun ka palang kikita..Godbless po sa inyong lahat..

I appreciate and I like your videos but I don’t think everyone in their 20s already have 10-30% of money for the equity. I’ve been a working student when I was 19, lost my job abroad because of the pandemic. However, I got lucky and found a job here in Philippines. Now at 23, currently paying off 18 mos of equity then the mortgage financing through Pag Ibig. If you have the opportunity to avail something, I think you should go for it. Saving is also a hard task if you’re obligated to provide or help your family. And also, if it will take few years for others to save for that 10-30%, always remember that the land, cost of construction and materials increase faster than our income.

True. I do believe that most filipinos at 20 yrs old earn at an average of 20k to 25k (current minimum wage, if I'm not mistaken, is around 14k?) If you take that into consideration. Your salary can only provide you one property and that property is not even located in manila 😂 which bank do u think will grant you a 4 to 7 million loan. You will need a co-borrower who has a higher salary from you (parents? relatives? ) or you are just from a wealthy family 😂

Being a freelance can be really hard to get loan, that is true but maybe you should seek some simple methods that aids your purchasing power.

wag mag base sa appreciation nung property kasi normally 3percent ung taas ng price every year dahil un sa 3 percent na inflation so parehas lang ung value..lagi niyo icompare ung rent ng property sa price ng property..kung nagequal ung (rent-maintainance) sa monthly payment mo sa banko..pwede mo siya bilhin..after a year or finish contract dun mo pwede taasan ung rent about 3 percent dun ka palang kikita..Godbless po sa inyong lahat..

Waiting fr capital appreciation is not always guaranteed.. having a positive cash flow from a rental makes more sense.
Flipping and buy/build and sell relies on capital appreciation. Doesn’t have to be just from waiting ☺️

I appreciate and I like your videos but I don’t think everyone in their 20s already have 10-30% of money for the equity. I’ve been a working student when I was 19, lost my job abroad because of the pandemic. However, I got lucky and found a job here in Philippines. Now at 23, currently paying off 18 mos of equity then the mortgage financing through Pag Ibig. If you have the opportunity to avail something, I think you should go for it. Saving is also a hard task if you’re obligated to provide or help your family. And also, if it will take few years for others to save for that 10-30%, always remember that the land, cost of construction and materials increase faster than our income.

First, I thought real estate investment is like a stock and crypto market investments that you just trade buy low sell high or hodl but when I see your video I realize I was a 100% wrong 🤣 I’m really interested in this kind of investment since then. I do believe that most filipinos at 20 yrs old earn at an average of 20k to 25k (current minimum wage, if I'm not mistaken, is around 14k?) If you take that into consideration. Your salary can only provide you one property and that property is not even located in manila 😂 which bank do u think will grant you a 4 to 7 million loan. You will need a co-borrower who has a higher salary from you (parents? relatives? ) or you are just from a wealthy family 😂
