Hello, need po na ma-release yung title para malipat sa name mo po at ma-annotate ang mortgage. Kaya kung ok sa seller ang Pag-IBIG financing po, dapat tanggapin niyo yung letter of guaranty kapag na-approve po kayo sa housing loan at i-release ang title 😊
Hi po, thank you for this video. Clarify ko lng po, if meron ng lupa na nkapangalan sakin at plano ko pong mag loan for home construction, kailangan po ba may nakatayong pundasyon na ang bahay? Thank you.
Kapag mag-apply palang po kayo ng loan. Hindi po kailangan na meron agad pundasiyon o construction. Kailangan lang muna po ng Building Plans, Specification with Bill of Materials duly signed by the Licensed Civil Engineer or Architect. Kapag gusto niyo na pong ma-release yung first check, doon dapat meron ng nasimulang construction po at depende sa inspection nung inspector kung yung construction progress ay na-meet na qualification nila. Staggered basis kasi ang release ng checks po 😊 So dapat meron ka pong cash na pangsimula ng construction. Iyan po ang equity niyo 😊

Yung lupa kasi ay pagmamay-ari ng pamilya ng wife ko, and there is an alotted plot of land na pwede naming tayuan ng bahay. Yung lupa is nakapangalan sa lolo ng wife ko. Bago po kayo mag-home loan, mas maganda ayusin niyo muna po yung titulo, lalo na sa lolo po ng wife mo nakapangalan. Ipa-subdivide muna po yung lupa base sa gagamitin niyo po at i-transfer sa pangalan niyo via donation. Kasi sayang kung patayuan niyo ng bahay tapos sa future baka maging simula yan ng gulo at pag-aaway ng mga mag-kakamag-anak. At tsaka pag sa inyo nakapangalan, at least pwede po kayong maka-avail ng maximum loan term 😊

Hello po, if you are already approved and have an ongoing housing loan, they won’t check anymore because you get to fulfill your monthly contribution and monthly loan obligation 😊
If you’re housing loan application is still on process then it might affect your application because they will call your employer to check if you’re really employed and you have a source of income to pay for what your borrowed 😊

@@OwnPropertyPH Hello ma'am. We're in a bit of dilemma. We applied for a Pagibig loan thru our developer and house contruction is already ongoing. But my husband resigned po 2 months after passing the Pagibig application requirements to the developer. It's been 5 months na po and wala pa din update si developer if naapproved po ba kami or whatsoever. Updated naman po payment namin sa MPL namin. Ung sa contribution lang po ang hindi kasi po machachange po ang status nya from employed to voluntary or self employed. Pag voluntary po ata walang chance maapproved correct me if I'm wrong po. And pag self employed need po ng proof of business and income. What can you advice po? Thank you

Sa una mukhang mganda pakinggan n mkakakgaan ng pagbabayad pero HINDI syempre pagaasikaso ng mga sandamakmak n requirements n yan eh gagastos k at libo din aabutin mo so di pa approve ang application mo namuunan k n agad kung wla ka pera pang asikaso ng req. Syempre uutang k s s tao doble burden..ang the best tlga is magipon n lng ng pambili ng bahay....anyway maganda ang explanantion mo for those interested na magloan...di lang tlaga ako sang ayon sa sistema why dnt they make it simplify..

Ok din mag-ipon para sa pambili ng bahay tapos saka po mag-loan kasi merong time value of money. Kapag sa future, walang guarantee na yung naipon mo ngayon ay sapat na para bumili ng bahay sa future dahil tumaas din ang bilihin. Kaya paminsan mas okay mag-loan lalo na yung ibang walang paraan para madagdagan ang kita. At least kung nakapag-loan sila, nagsimula na silang bumuo ng equity kaysa hindi talaga masimulan.
Kahit saang institution talaga, strict at maraming requirements para masigurado nila po na may kakayanan talagang magbayad ang uutang. Kapag hindi nila ginawa iyan, magkaka-housing bubble sa Pilipinas at pag pumutok, babagsak ang value ng properties kesyo binili ng cash o inutang ang pambayad. Ayaw naman natin mangyari iyan kasi krisis iyan.

Natural lang na dapat may pera ka bago ka mag-apply for housing loan. Gastos palang sa house design, maglalabas ka na talaga ng pera. Pag-Ibig is there to help us ease up the payments. Your statement sounds na gusto mo iasa lahat sa Pag-Ibig yung pagpapagawa ng bahay 😂

(Ex: if i get approved for 10 year loan period but i paid off the entire loan amount for let say 3 years) 2) is there any other fees associated with this loan aside from the 1k processing fee? 3) Do they require you to get a mortgage insurance?Thank you.

Hello. I have terminated my credit card with BDO nung 2020 due to poor service given by their customer service. Now I tried applying for other credit card with other banks and even with BDO but it wont get approved. Nakaapekto po ba sa credit score ang pag terminate ng credit card kahit wala ng balance?
It does but it's not the only factor. They also look into your credit history as well as your employment/salary record. Make sure lang na maganda yung payment record mo sa ibang credit institutions kasi it will form part of your credit score.

Thank you both 😍. I do not have. I have postpaid since 2011 that I didn’t miss paying. And that credit card is my first and only so far. Probably because I am spending 10% only of my credit limit even if I pay online..? I am with my current employer for 7 yrs already and checked with CIBI with good score rating.
@@moniquemillares4850 Being a principal cardholder of a credit card at the time of application is sometimes a critical factor in your credit evaluation. Probably they are now treating you as a 'fresh' applicant, as if you hadn't had one before, and you are being subjected to more rigorous scrutiny.
Don't lose hope, just try and try and eventually you'll get approved for one 😉
If you have a savings or current account with a bank, I suggest you try to apply with them. Kung wala, better if you open one muna. Minsan gusto lang nila na may relationship ka muna sa kanila and make sure that you will patronize their products. Hope this helps 😀
Question po: Planning to apply for Home Construction sa pagibig. Naka-name po ang titulo samin ng partner ko (Hindi po kami kasal and both single ang marital status sa titulo) the question is, Is there a possibility na maaprove yung loan namin even though we are considered na hindi magka ano ano at all? We are using SPA btw appointing me as his agent. also, Does intent to marry works?
Scenario 1: Sa pagkakaalam ko po higher chance po kung nakapangalan sana sa isa sa inyo yung titulo kapag co-borrowers na hindi related. Anyway, pwede pong maging co-borrowers ang hindi related, mas marami lang hinihingi.
Scenario 2: Kapag hindi po nakapangalan sa inyo, kung sino po yung kamag-anak, iyon po yung makakapagloan via accommodation mortgage. Hindi ko lang sure kapag ganiyan, pwede pong isama kahit hindi related bilang co-borrower.

Yes, it will be affected because you might not be qualified for the loan amount you need to borrow or Pag-IBIG might lend you lower than your desired amount 🥺

If 2316 lang ang binibigay sayo po, maaaring hindi po nag-fifile ang employer niyo ng ITR po sa inyo at kailangang kusa niyong gawin yung filing na iyon. Kapag locally employed, ni-rerequire ng Pag-IBIG ang ITR po

Kung 2M house cost po, pwede mong mautang ay hanggang 1.6M po base sa loan to value appraisal ratio ng Pag-IBIG. Lumagpas na kasi ng P 1,250,000 yung house cost.

Ang alam ko po kasi, for home construction loan, isa sa requirements ang clean title. Diba po sa housing loan, hanggat di pa fully paid ang loan, hindi po natin makukuha ang clean title ng property? Kung home equity ang gagamitin niyo, ang alam ko wala na po silang paki kung for apartment. Pero kung sa start palang, apartment agad ipapatayo niyo, may iba silang program para doon po 😊
