Only issue is the balance as you enter of street level floor, I would do away with the main dinning table in the lounge area, far to clustered, between the kitchen breakfast table and the kitchen work surfaces I would put a glass divide blocking most of the units and have that as your eating area …. Other than that very nice indeed.
Save a million and move out to Wimbledon or somewhere like that and get a proper size house with actual outdoor space not a token gesture. Crazy money, but then a lot of people in London who can afford this don’t really know the value of anything.
Well if real estate is about location and address this house has got that. The suite of WC wet and dry sauna Is positively nordic, I love it. Yes, you have to have a gym. The green wall is brilliant almost secret garden, That is also a very manageable garden. You could grow herbs on that thing for the kitchen. All the bathrooms hit it. The glass banister did not. The glass clashes classes with the architecture and location too much. Black iron railing in a really contemporary open airy style would be better.
Missing a Utility room, I did not see any laundry area and what is parking like in the area? Other than that I thought the price was fair for the area, I used to live 3 streets away. Overall a good home and some great touches. :)

I wouldn’t have a dining table in the lounge area. I’d make it a large lounge, and why have such a big sink in the forth bedroom. Doesn’t make sense. But despite all the negatives, I’d buy it
This is a beautiful house, but there's something off about it. The house feels like some greedy developer bought a large home, split it in half, remodeled it and is selling the front half of the house. In comparison to the neighboring homes, this house doesn't fit it lacks depth - the rooms are quite large though and the lower levels are the true gem.
On the outside lower ground floor there is a window overlooking the patio space, is that must be a window in the next adjourning building, hmmmm!!! means there is no privacy

Price is not worth it, it is a leasehold property, there is no difference between renting and leasehold, for £3.5m, I can get a free hold property around the area
Layout , is like a 2 up 2 down you would find in Morden. And the living spaces, face directly into a main road. Rooms are boxy AF
Those bottom level rooms slowly started to justify the price tag for me. Considering the location i think the price is on point.
