    Do you have to have a pickup truck to do this? I know you can purchase like the push carts to load up the trash but didn't know how well that would work when winter comes. Any feedback would be much appreciated.

      Hey Brandon! I know we spoke about this, but I just wanted to answer the question here as well so others may see. You do not have to own a pickup truck. You can do an over the shoulder bag to be more flexible on your routes in the complex. You can purchase a push cart if you'd like, but just keep in mind of having to transport it and store it while not in use.

      Thanks for the question. We have a specific provider that we recommend inside of the training program we offer through our website nationaltrashvalet.com. They have a flip-top lid attached and will put your company logo on the container. Otherwise you can really source trash cans from anywhere that sells trash containers. Just ask if they would be willing to deal in bulk or wholesale prices.

      You mostly charge for full unit of the complex. You can add in a occupancy discount if you want to, but you want to make it easy by just doing a unit rate.

    Awesome video man ! thinking about getting into the business a lot of new apartment complexes being built to my area. My question is let’s say for example I charged $10 per unit per month does that include you going out 5 nights a week

      Yes, what you charge per door is for the full month to invoice the property management company. So in this case for a 300 unit apartment complex you are charging them $3,000 per month for 5 night a week service. On average you can service 100 doors per hour on your first night back, then it takes about half the time for the other four nights. You would work this one property roughly 27 hours a month.

    How do you handle when the apartments is not 100 percent leased? Do you only charge for what’s leased

      The apartments handle that on their end
      Charge per unit what works for you
      The apartments will up-charge your rate

      You can offer an occupancy discount if you want to, but never go below 85%. The best option is to just charge for the full amount of apartments that are there and leave it up to the sales staff to make sure they are rented.

    I Love All the information guys offer on this channel. My one question is. how do get paid from the complex is it billed monthly, yearly, or what?

      You invoice monthly. it makes it easier for all parties involved.

    How have you handled complexes that are not 100% occupied? Most of the time they are not so from your experience does your contracts usually cover them paying you for every unit regardless if they are empty or not?

      Try to stick to them paying you for every unit. It into to their sales team to fill those apartments.

      Thank you! Try and look at all options from HOAs, to builders, and even super small complexes under 100 units. You never know where your first break will be and how quickly you can grow with them.

    When you said 50 cents a door right at the end that’s 50 cents per door per visit right? I have been working the math on some and thinking $10 monthly per door with 22 visits a month (5 days a week) would need to be your minimum on a 150 unit building, what do you think?

      The 50 cents was in reference to giving them a discount if they give you multiple properties. We have a free Revenue Calculator on our website at www.nationaltrashvalet.com/ that you can play around with a bunch of different numbers to find a price that works for you and your area. Most of the time your service fee will fall in between $12.50 - $18.50 a door, so even on the low end a 150 unit apartment complex would generate $1,875 a month and you can easily service that complex in about 1-2 hours a night.

      Most times you do this to show them how much revenue they can make, but your fee is your fee. Then it is up to the property manager to charge what they can to the tenant.
