    When you said 50 cents a door right at the end that’s 50 cents per door per visit right? I have been working the math on some and thinking $10 monthly per door with 22 visits a month (5 days a week) would need to be your minimum on a 150 unit building, what do you think?

      The 50 cents was in reference to giving them a discount if they give you multiple properties. We have a free Revenue Calculator on our website at www.nationaltrashvalet.com/ that you can play around with a bunch of different numbers to find a price that works for you and your area. Most of the time your service fee will fall in between $12.50 - $18.50 a door, so even on the low end a 150 unit apartment complex would generate $1,875 a month and you can easily service that complex in about 1-2 hours a night.

      Hello! Thanks for commenting. We have mostly moved to an email response system, so if you are calling in we may be missing it to being just out in the field. To answer your question, yes we do have contracts that you can use. We still suggest you take them to your attorney to refine them for your municipality. The are in the training program in module 3. If you are looking for just contracts, we do not sell them individually at the moment.

      @@CrisbysHangout Hey! Thanks for the kind words. I would recommend CallRail as a phone provider. They give you a local number or you can get an 800 style number for an upcharge and the number will call to your phone. You can create menu options, have it ring to multiple people in your company, have it record calls, and transcribe voicemails to emails. One tip is when someone calls you, have CallRail forward to your phone as your business number so you can save it in your contacts and you'll know every time you are getting a business call. Hopefully this helps.

    Thank you im not sure if you still reply to your video comments but im in the research phase of starting my trash valet service business your videos are very informative and helpful. Do you charge the client for the trash cans? If so you put that in the contract as well? Also do you get any money up fromt from to help with p u rchaseing the trash cans? Also what do you recommend as far as wen a contract ends do u charge a fee for the cans for canceling the contract? If so wat do you recommend charging fod that?

      Trash cans are part of your expenses. You can charge the property for anything outside of the original amount distributed. That wording about repayment for excess or broken trash cans is in the contract. You would double the wholesale cost of the can.

    I have questions regarding the 13 gallon trash cans. First where to you get them? Secondly that would get exspensive buying trash can for a 300 unit complex or even a 100 unit complex so is there a place you can finance them? Or do you buy them little at a time or how do you do it? I'm asking because if someone I'd just starting out and wanting to get started mist likly they are not going to have the funds right away for a 100 -300 unit complex Thankx in advance

      The information on where to get the trash containers and other supplies is inside of our online training. Trash cans are a cost of doing business and are just an expense. The upfront cost can be high but when you are charging a per door fee on a 3 year contract you repay that expense and profit fairly quickly. With trash cans being your highest cost item, I suggest not purchasing them until you get a contract. Then you’ll know the start date and can build in time to have them delivered.

      It varies per property and contract that you can negotiate. We have a free revenue download in our website that should help predict the amount to charge. Just remember when negotiating it is better to start a little higher so you have some wiggle room if you want to reduce the price per door.

      General liability, auto, and workers comp when you get employees. Your insurance broker should be able to help guide you when finding insurance. Plus the property management company will have insurance requirements you can get from them.

      You can offer an occupancy discount if you want to, but never go below 85%. The best option is to just charge for the full amount of apartments that are there and leave it up to the sales staff to make sure they are rented.

      You just tell them the truth that you are a new company, but you are looking for a partner than just a vendor. Then you sell them on how you are the decision maker and it will be you personally taking care of contact and any issues. This usually helps ease their mind until you get additional contracts under you.

      You have your fee and they can charge whatever they feel they can to the tenant. Usually in presentations we use a 50/50 split to show what type of revenue they can make but do tell them it’s up to them to decide on what they can charge.

      It all depends on your municipality. You should call your local government business sector and ask, they will know. In most cases if you don’t take trash offsite it is minimal license requirements.

      Yes, the property manager is a good start. The Regional Manager usually will be the decision maker, but you have to work your way up to them.

    Awesome quick video. My complex charged us $25/month. I was pissed at first because I can handle my own trash but I thought its easy work, what a dope hustle. Then while doing Uber Eats, I noticed the company at many different complexes in my town and then I saw them in another state! I said wow, I can't knock the hustle. Now I'm intrigued to start one since there's nothing wrong with competition, they can't own majority of the market but can't monopolize it 😉. Good point on yearly increasing due to inflation. Our complex never raised our monthly charge but they could have included that in the rental increase on the back end 🤔

      They usually don’t raise rates that often since it is just extra money in their pocket compared to constant upkeep of the entire complex.

      Tell them you want to put in a competitive bid and that you’ll beat their current rate by 25 cents. Then ask them what their current vendor price is. They will usually tell you 95% of the time because if they can make the company more money it looks good for them as the manager.

      Thanks for reaching out! Yes, the main company that is used for trash bins has a fire retardant option. We go over a few options in the training to find trash bins, but the main company we talk about has multiple options to fit your needs.

      This contract is between your valet trash business and the management company. Like any contract it's best to have your terms sorted out so that you know exactly what work will be done at the property. Then outside of your contract sometimes the apartment complexes include the trash service in their leases. As far as other companies go, I can't speak to how some of them operate internally as everyone does things their own way.

      You will need to got through the management company to service trash. They won't allow any renter to set trash cans out without permission and would start fining them if they do. Plus, your service valet would be onsite working and they need to be covered under your insurance. Additionally, it's harder to sell and charge individually unlike the management company where you are just sending 1 invoice overall.

      If they don't have the service the sales cycle can be just be a little longer. You usually have to educate them more on why they would benefit with it as an amenity (revenue & residents). If they have the service, they are already aware of the revenue stream and how you'd service the community. A complex with service can be easier to sell, but you have to find out when their contract expires and what their current rate is.

      That is totally up to them and depends on who they have living there. Some retiree communities just want to charge for the service and not make profit, some have a high amount of students and they will price gouge them, and most properties will split the charge to the resident with you 50/50 or +/- a few dollars from your service fee. Any property could turn around and charge higher fee if they feel they can do it. When you use your sales sheet that we provide in the training, you can always play around with these numbers to see what looks reasonable or in the sales meeting ask them how much would your resident pay for this service and use that number as a starting point.

    Do we need to have the LLC first before talking to complexes ? Would they take it serious if you don’t have a valet LLC up yet?

      You can start sourcing leads and talking with complexes before setting up your LLC. You should be working on getting it started though, so if someone does want to sign a contract you'll then need the LLC finalize the contract with them.

      @Waxthomas9477 I wouldn't bring it up unless they ask if you work on other apartments. At that point you can say that you are just starting and you are looking for your first company to partner with and that they would be perfect. Then you can reassure them that they are speaking with the owner and if there are ever any issues they will be dealing with you directly. Most companies are fine with this since all they are looking for is a competitive price and someone that can do the job efficiently.

    Hey RJ, I have question about the recycling? Do we have to do trash & recycling together with same deal payment or each one different deal? Thank you for your info.

      The amount people recycle is usually lower than trash. I would say less than 10% per night of service is recycling. Since this is so low trash and recycling go hand in hand for the same fee. If you feel you can split them out and add-on recycling for a slightly higher fee, then try it. The customer's reaction will tell you if you're on the right track with that. Also, keep in mind if an apartment complex doesn't have recycling currently and wants the service, they need to provide onsite recycling dumpsters. You are just the valet from door to dumpster. I would suggest not taking anything offsite, otherwise you may have to get additional licenses.

      I'm sorry I missed this message. I hope your meeting went well! Here are a few suggestions for meeting going forward. 1. Always ask leading questions. Ex: When would be a good start date for our service? This makes them give you a date answer and you'll be able to see if the are a cold, warm, or hot lead. 2. If they need to speak with a "higher-up" ask to schedule a meeting with booth of them and that you'd be happy to comeback and answer additional questions. 3. Don't be afraid to ask the question you want the answer to. Ex: I see you currently have service. We strive to offer competitive bids, do you know your current per door rate and when the contract is up? Otherwise keep pushing forward and follow up often with your leads, as you never know when it will be the right time for them to move forward.

      Thank you! Try and look at all options from HOAs, to builders, and even super small complexes under 100 units. You never know where your first break will be and how quickly you can grow with them.
