- This mixed development is located in arguably one of Klang Valley's best township. This township is also a well known as a higher education hub, with 3 of the best private universities in Malaysia located here.
With that in mind, this mixed developments is attempting to up the game for student accommodation by offering this Bangkok themed sky bar on it's roof top. Well, at least that's the plan, as per the brochure. Recently VP-ed, the infrastructure and space is there, but there's no operator just yet. And it isn't an easy task to get one.
If there is already one, it would have made the headlines as part of the marketing shout by the developer, but no news yet.
How long will be owners and tenants need to wait before the sky bar comes to alive? Will it ever come to live?

What about this project is YOLO? You wouldn't want your kids to stay here or rent here is they study at TOA. How much are they selling for SPA price and what is the current market value after looking at all the materials and build ready now? With this condition, how much should you rent? This is the first time i seen such sad "kitchen" where there is not even enough designed space for a kitchen cabinet as the window is so close to the drain. After installing a tv cabinet, dont think there is much space left for walking 😢
Overhyped. A lot of it is because of the rooftop Bangkok themed bar. Don't think so it's operating yet, which I feel is indeed a mammoth task, to have a successful and profitable bar (and hence, sustainable) at the top of YOLO.
The space might be small indeed, but as long as it's convenient and cozy, students might just take the bait. Millennials, as a target segment, have very different requirements than working adults or that of a young family.
The unit number is place in a rather weird height and position
Hmphh, more of the the way its done rather, the unit number plate/housing is weird. And that's also because its done on this column which is rather thin, hence, the weird outcome.
The design of the bathroom that comes with separate WC and and shower area with enclosed glass door is to enable two different users at one time. Since they are targeting students, it allows few students to use the bathroom at one time (same gender ofcause)
Yeap, I would also think so. But the space of both the toilet (with the water closet) and the shower, it's so small that it's hard to navigate. Especially the shower, don't see how I can hang up the towel and clothes without it getting wet. And it doesn't close perfectly too (there's a gap) and can't be locked.

How far is it from sunway university by walking?
Not possible to walk, way too far. Approximately 3km, which will be anything between 30~40mins.

does raw cement finish last longer than with coating? i would expect it have lower livespan due to being exposed to harsh conditions
From what I understand, adding a protective layer (paint/epoxy paint) would certainly help in building surface maintenance.
At the same time, the wear and tear of raw concrete that is exposed to the elements is negligible over time. Hence, I guess the reason why a number of architecturally aesthetic projects design and built their structures with raw concrete finish for the exterior.
The benefits of having a cooling interior far outweighs the negligible wear and tear of the surface, i think.

Chances of bulk purchase (group buy) is always very high for rental investment properties, especially this type that are targeting students. Can expect lots of lelong units to hit the market soon.
The second room without a window is very cruel for the people who live in the room
it should be claimed as 1+1 room, not 2 rooms
What's more surprising and disappointing is the fact that it's a corner unit. They could have easily given it big windows. That's the benefits of having a corner unit. Adoi.
Still can be 2 rooms, since size is borderline ok. +1 usually refers to very small rooms where a bed can barely fit in, or spaces that are partially closed up only, without even a door.
@@JackChang27 usually a room without window can only be claimed as utility room. Hence is +1 room
Pity those owners that bought this POS condo.. look at the unfinished crap by the developer thrown to the owners. Good luck.
VP processed just started when I recorded the video. Nevertheless, the key selling point, which is the sky bar, is likely still not operational. For a experienced & determined F&B operator, 4 months is enough to complete renovation and start business.

The build quality doesn't look all that good.
Yeah, quality of workmanship seems average at best. Doesn't help that it's still work in progress in some areas, hence, it gives that negative vibe that quality isn't good.
