- This is the first condo of many to come, in this 65-acre crown jewel development. The total gross development value (GDV) of this development is a cool RM9billion. It was bought for RM760 million in 2019 from a financially distressed developer, working out to be RM286 per square feet. That's a healthy profit for the seller, as the land was obtained for only RM188 million in 2009, making it a whopping 300% gain.
The developer for this development is well known for it's fancy and well thought of residential condos. This condo, albeit small, with only 402 units, is able to have decent facilities, which includes a nice, BBQ area: ample seating, covered, and spacious.

Thanks for the video n detailed walk thru! Do you think the noise from the highway would be a concern? Sounds kinda loud from what I can hear in your video (considering 36th floor). Just a bit worried cause i have a unit at one of the upcoming phases - mine will be on 25th n i generally dont like to use aircon much 😅

As for the sound, if you do open the windows/sliding door at the balcony, then yeah, will be noticeable. Otherwise, if it's closed, can barely hear. Nevertheless, we humans can actually adapt pretty fast. Initial phase, first few days/weeks, you might find it very noticeable and different. But along time, once you've settled in, you'll slowly be conditioned to it and find it normal.
I’d go crazy driving up to the top floor of the carpark. Developers should install car lifts for parks more than 4 floors.
Yeah, same here. The worst are those that are up to Level 8 or 9 and they have split levels. Meaning, 1, 1A, before it goes up to 2, 2A and so on. Hence, would need to effectively turn up to a max of 16~18 times for the highest level. Mental! 😵💫
@@JackChang27 I stayed at Arte MK for four nights and had to park at level 7 twice everyday, going through narrow gaps and a sharp turn to exit.... horrible.

Hahahaha. It's a nice project, especially the overall master plan, but not Bon Edtates level yet I think. Bon Estates different level altogether.
Is that a low cost flat neighborhood
The ones to the right of it? That's Flora Damansara, not a low cost flat but rather, a mid range apartment.
No doubt CPD is in a good location but... the density and road access alone will cause headaches to owners, especially when a vehicle is needed to travel around with no nearby public transport. PJU 8/8, KPJ 2 road and DASH Highway will be supporting the entire CPD residence (7,352 units with roughly 6 more phases yet to be launched), Flora Damansara, Forest Hill Condo and Landed, and to some extent Empire Damansara, MSQ and Hampton Damansara.
The glorified so-called "Waterfall" is also such a gimmick, especially for units lauding of having views of it, since it only "appears" when there's a rainfall. Realistically speaking, who would camp on their balcony during a thunderstorm just to admire at some "waterfall" ?
The only road that will take a heavy toll once the whole development is completed should be PJU 8/8. I foresee many residents utilising LDP to connect to further away places.
Oh, that's sad for the waterfall, if it's only available during heavy rain. That really discounts a big portion of it, since 'availability' would only be probably 5% of the time.
@@JackChang27 I reckon that the tunnel road leading to the other side of LDP in front of KPJ2 would be congested as well. If the drainage is not done well, expect flooding in the tunnel to worsen the traffic condition.
To be frank, I am looking forward to their Milan themed shopping mall and al-fresco retail experience in the township. In short, I would pay them a visit but I wouldn’t want to live in it. If I die die want to live there, I personally would prefer staying at Forest Hill.

Oh yea, that small tunnel is gonna be tricky indeed. As for the flood, if its bad, it should already happened before, don't think the on-going development now will worsen it.

Forest Hill is nice, up market indeed, but thr fact that it has to pass in front of Flora Damansara and onto PJU 8/8...? 😅
Nah, I'll skip. I'll rather go for Damansara Seresta which is just around the corner but totally different access road.

Out of all the developments, is this the cheapest condo? Compare with Terra , tessera.. will be a real disappointment if Terra or tessera also small pool small gym 😂
D'Terra and D'Tessera will definitely have better facilities, goes without saying. Why? Because those 2 developments have more units and also bigger layouts. That means a higher GDV for those 2 projects and more money, means developer is able to give better stuff.
Thus, if you look at the brochure for those 2 developments, it has sky facility. For a condo like D'Cosmos, selling point is the low density and privacy. Hard to provide good and lots of facilities if not many units.

If it's not in the brochure, then my reply to you would be the same since I refer to that as my source of info too
Small pool, gym, basic facilities.. unit material looks cheap, obviously Z series nicer
Facilities does looks less for sure, compared to the Z series. Even if I were to compare to those projects that have similar number of units, such as Arcuz and Petalz, the type and quality of facilities is better than this.
Only advantage for this (D'Cosmos) is the overall master plan development.
