  • I have a soft spot for sky facilities. The view and the ambience that it has to offer in the late evenings, not the mention the breath of fresh air.
    This condo has the facilities on it's sky floor, all executed perfectly. For instance, it has a very useable and functional BBQ pit, with double pits, loads of preparation space, is covered (in the event it rains, which is usually the case of late here in KL) and it has tables and chairs!
    The sky gym on the 55th floor also looks awesome, enjoying a breathtaking view of Banjaran Titiwangsa, although it doesn't look anywhere near the 4,500sqft+- size that was marketed by the developer.

    Considering the rental prices, this place is awesome, love the facilities, there are 2 pools and a huge gym, no need to get an extra membership at another gym for bodybuilders which is great!

      Most of the facilities are awesome, that I do agree, although there are also some which are non-existent, such as those on the ground floor.
      As for the gym, looks great, but in all fairness, I would rate is sub-standard. For this price, was expecting something slightly better. It is lacking the vibe and mood. Nevertheless, to have that dream body, it's more determination and will power of an individual, than the number of equipment in the gym.

    Biggest problem at this area is the smell polution due to proximity to Alam flora landfill. On a rainy day, the smell travels up to Kiara Bay. It is so unbearable. 😢

      Yeah, that seems to be the biggest issue, the odor pollution. To clarify, the nearby Kuala Lumpur Transfer Station Taman Beringin isn't a landfill, but actually an interim processing station. This facility hub gathers waste collection in KL before the waste is being compacted and transferred to the final disposal site by a larger truck.
      They apparently spray 5,000 litres of effective microbes every day to neutralize the odor, but clearly, it isn't entirely effective.

      If U going to trust the utube content n use it as the guidelines to purchase one, then very sorry lo
      Have u seen any single of them ever talk about the quality issue of the properties they covered?
      This flood videos is easily search online. Not do they didn't know about it.
      They job is to wash the floor clean, if U know what I mean

      Oh, that's bad, wasn't aware of such issues. Not common, but at the same time, most developments with such issues can be fixed. Case in point is the Icon City, PJ project, where the water gushing into the corridor walkway was so bad, it was pretty much like a water fall. Developer threatened the owners who badmouth Mah Sing on this and subsequently, all videos were removed and the issued fixed. Can still find some threads on this online but have to really dig.

      The purpose of the video is to give a quick glimpse of the project. It focuses more on the location/surrounding, layout, facilities and general info sharing.
      Things such as the traffic flow during peak/off-peak hours, noise/air pollution, and owner/tenant mix quality can't be ascertained during a 'short' 3 hour visit.
      As for defects, there's steps and ways provisioned for it to be fixed and addressed. Likewise, developers responsibilities, such as late delivery payment, can be addressed through the right channels.
      The properties that I have invested, all of them had their fair share of problems, including defects and poor workmanship. But its also with the knowledge of what to do next and how to then make the best out of the current situation moving forward, that makes the difference between someone who continues to be miserable and someone who is able to prosper.

      That's for the 2nd phase, which is 99 Legends. Just started construction, hence, probably a few years before completion.

    rental rate quite interesting below rm2k on property guru. what's the catch? facility superb imo. is it because location? can someone enlighten me? i work in PJ.

      Apparently, the smell is unbearable during certain times of the day. However, didn't noticed this during my short 3 hours visit there. Nevertheless, just like any other developments, the period just after VP is usually the phase of bargain hunting, be it unit for sales or rent. So many units flooding the market at the start.

      Wahh...can't commit on this, totally zero knowledge, not gonna lie. But if I were to guess, it would be average. I don't get the peaceful, at ease, and rich vibe? Just my random feel during my site visit.

    I noticed that you mentioned developer didn't deliver some of the facilities shown on the brochure? Can they do that?

      Yes, they can. If it is not shown in the SPA, this is a grey area, even though the brochure has it

      Was referring to facilities delivered by the developer which are sub-standard, and fall within a grey area. Example, for 99 Residence, there is a " Waiting Plaza" facility, seen at 29:20. It's silly to call that a Waiting Plaza, as no one will likely wait there, with no seats and it being open (not covered). Yet, there's an open space, and hence, it technically can qualify as a "Waiting Plaza" facility.

      If outright not delivered, and it's in the brochure, then owners stand a good chance to have it delivered. Best is still to engage the developer to have peaceful talks while negotiating timelines. But if all else fails, then there's the tribunal and legal route to handle this.
      Assuming it isn't in the SPA, but in the brochure, still possible to fight for it, as there are quite a number of cases, where the brochure is used as a key supporting document. This is despite the fact of that small print at the bottom, "For illustration purpose only" in all brochures. Many cases ruled in favour of buyers, as the brochure is a key element in enticing the buyer in making the purchase and part of the official marketing material by a developer (unlike verbal promises by 3rd party agents).

    Overall build quality ok? I just bought a unit at cheras that going to build by the same main con : crest builder.. would love to know their actual qc/ finishing etc

      The unit that I visited had defects which were within the acceptable level. Same goes for the general quality. That being said, it can differ greatly from project to project.

    Hmm i think you need to be careful 😂 with your choice of word. Masterpiece ah? Anyway i pity those facing KL view, totally blocked, even the rooftop facility view will be blocked one side as the building at front is much taller. Quite a pricey unit, but there's an inside road to the shops beside lotus, so no need to go through jam to do your shopping and essentials. Problem is with work commute, jalan kuching is horrible but if you get out earlier should be ok.

      Overall, I would still say it's pretty solid and still a masterpiece. Not many developments can match the sky facilities layout and built. Likewise, the main facilities floor is also equipped with above average structures.
      Yeah, quite pitiful that the view will be blocked in the future for those units facing KL. The upcoming 2nd phase will be interesting to see, since it has a man made beach with sand facility and also since it will.have an unblocked view (with the KIP commercial area and Taman Wahyu being all low rise)

      You are referring to the unit reviewed? How is it below standard though? If anything, to me, it's above standard/average. The +1 room here is very useable, compared to a normal +1 room, which is usually connected at the yard area and meant for maid or utility room. Some +1 room in certain developments don't even have a window.
