How often do you look at these areas?
• Toilets:
The most common non-visible #leakage on a #toilet is the bowl connection to the floor. When you flush the toilet do you see water leaking out at the bottom of the toilet base? If so, there may be a bad seal. You can check to see if the bowl is tightly secured to the floor by straddling the bowl between your knees and gently rock it back and forth or grab it with your hands and SLIGHTLY nudge or lift the bowl up on one side or the other. If the toilet rocks, it could mean that the bolts are not tight, the flange is broken, or the floor has wood rot. Check to see if the floor around the toilet base is soft or spongy by applying pressure with your fingers. If you see water on the floor behind the toilet, it doesn’t necessarily mean that the toilet bowl seal to the floor is leaking. Condensation can build up around the bowl and tank areas and can be enough to cause wood rot at the floor.
• #Bathtub & #shower :
The best time to determine the condition of your tub and shower is after you clean it. In tiled showers, look for cracked and missing grout between tiles and grout that is stained with mildew. You can also tap or knock on tiles to find any that are loose. Water can also leak around the show curtain or doors, which will allow it to roll down to the wood sub flooring and create wood rot and mold. You can check the integrity of the sub flooring adjacent to the tub with your foot. Press down hard to see if it deflects downward. Check for any gaps around the faucet handles and spout that protrude through the wall. Water can leak through which allows the drywall to rot or create mold. All these areas should be repaired re-caulked or grouted immediately to prevent wood rot and mold behind them.
• #sinks & #countertops :
Have you ever checked your sinks or basins for loose #mounting ? Make sure they are secured to the walls, supporting columns, counter tops or cabinets. Any #movement when using can cause supply pipes and drainpipes to become loose at the fittings, which may allow leakage. After checking for #loose sinks and basins, turn on both hot and cold water before looking underneath. With a flashlight, look over all the fittings, from the faucet fixture to the supply pipes and drainage pipes including the drain trap for leaks. The smallest leak, hiding behind personal belongings, over a period of time may cause delaminating, wood rot and or mold damage inside the cabinet or sub flooring at the underside.
