Throughout the 10 years of building this house, I wonder there wasn't anyone around him who could have warned this guy that dude there could only be a handful of people in the world who can afford to buy this house and pay its maintenance fees, and most of them might not even be interested in the first place.
The one thing I really don't understand is the extreme overvaluation of the house... Like it should have costed 10 times less 50 mil. I mean you could overvalue it at a 100 mil which is again an incredible amount of money but I'm sure someone would be able to buy it... even 150 mil would be too much for it... But a 500 mil? is pure absurdity even for a rich crazy guy, with that amount of money ,if I was rich and I wanted to waste it on some real estate, I could just buy a whole street of normal penthouses say 1 mil each (500 of them)...
Or even better you could literally build a small city with it, if you manage your finances right... and assume an average cost of around 100k per house, that would be 5 thousand households with families for a total population of 10k - 20k people, and you could name the town after yourself and be the coolest mayor ... That would definitely be better and would "change the world" (or at least the map) ,than just wasting 500 mil on that st. upid house. lol
I'm not even sure he wanted to sell it. He seems to have convinced himself that his investors were cool with buying him a half-billion dollar house to live in so he can host PPV boxing matches where the spectators are celebs paying $40k/ticket. There R plenty of buyers 4 it if it would B priced more realistic 4 the area & the lot & stuff. Clearly the market showed it's real value is about $150 million, not half a billion. 4 starters it's way 2 big 4 the lot = no real 'yard' space & comes up 2 the edge of the slopes, so it's all going 2 crack & sag & turn into a 'fancy $hitty place' quickly even if the design iteself weren't just a bunch of big empty hallways & other wasted space.

Nile Niami, the builder being interviewed, went bankrupt building this house. Filed Chapter 11 in October 2021. Before that, at the time of this video, he had already defaulted on over $105 million in loan obligation to Hanky Capital, and his company was placed into receivership by Los Angeles. The fair market value is around $325 million and they are attempting to sell it under a modified sale instead of a foreclosure sale… at the time of this video being uploaded much of this should have been known. But whatever… stuff happens…. not wishing for the guy to lose his shirt on the deal… it’s a pretty cool house but it lacks the “warmth” he kept talking about in my opinion.
9:24 - He ends up mentioning the loan default. That should have been the end of the interview but to Micheal’s credit the delusions that follow afterwards were golden 🤣

That’s a huge discount from its $295-million listing price, even with a 12% auction fee bringing the total to about $141 million. - It will be interesting to see what becomes of the property.
The value of the house was never 325 million or half a billion (misleading spam title lie = violation of joo toob policy), but under 150 million. It doesn't matter if you '$pend' $10,000 building a 'fancy guitar' nobody will pay more than $300 at auction for. The real world value = it's actual value, is $300. Stuff is only worth what people R willing 2 pay 4 it. The disadvantage of auction is it's on the market 4 a shorter time, & that time may B a 'low cycle' in the market, or 'after a market crash' or something, rather than the freedom 2 wait 4 a 'bubble' or something 2 'unload' it.
I hope that his dreams for the house come to fruition, for his sake. I don't know if he'll be able to sell the house. Maybe because of this interview, he'll never be able to sell the house. As for the house, it 'is' astounding, there are design concepts I never would have thought of. Nile has put a lot of imagination into it. I gotta be honest though, that home theatre is sick. I collect movies, I'd love to have something like that even though I don't have any friends. I wouldn't invite anybody over anyway, I'd be too afraid that they'd damage or steal things out of spite.

I feel that Michael was either being kind to a guy who allowed him to create views on his channel by allowing a review of such a huge property. Or Michael is not very sharp and has no investment skill whatever when he said “Let me know I want in” or something like that was said. This is a residential super exclusive area and the residents will tolerate this use next to them with upto 900 guests for a commercial boxing match. Hardly!
