Not a bad space for someone’s first home.
With such a large bathroom, for such a small 2 bedroom flat, perhaps the new buyer can consider reconfiguring the bathroom and fit the washing machine in there, which is quite popular in Japan from the homes I’ve visited there. That small change also has the added benefit of making the living room more bearable when the laundry is being done, with a lot less noise.
