I feel so bad for him. It's awful to see this happen to an elder. I've rented for 15 years and we always leave it spotless and imagine the landlord entering all happy after we've gone. My last landlord even went out of his way to drop my last bits of mail to my new place. Mutual respect is so powerful.

Won't happen coz the gov is all about kissing ass to tenants. You can clearly tell by the policy they have in place. Does it make sense if a tenant haven't paid rent gets to live in a rental place for months and months yet as a landlord you can't even kick them out? Doesn't make sense to me. If you lease a car and you don't pay the lease they car rental company have every right to tow your car. Also putting restricting on rent increase? Is a free market let the market decide. If the rent is too high landlord simply will have no tenants and have to lower the rent. Rented out an apartment out 10 years ago never ago. Got a tenant who refuse to pay rent after the 1st month gets to live in my place rent free for months in the end I have to beg her to leave and have her money! While the gov doesn't do anything and filing with the tenancy board to even get the case going take a month.
That's the real reason why where are so few rental units. It doesn't make sense to be a landlord.

If you're a landlord long enough, this kind of thing will likely happen to you... Don't rent to anyone without a full and vigorous background and credit check and don't take any employment or landlord reference at face value... most of the bad actors won't even bother to return their rental applications if you've made it clear you'll be pulling their credit. NEVER provide keys or allow a new tenant to move anything in before receiving all monies due at the beginning of the lease in cash or guaranteed funds. If things go south, be prepared to chase bad tenants down once you finally get them out. If you did your homework you can at least make their lives a little less pleasant with a judgement which will follow them for several years... making it virtually impossible for them to obtain any kind of credit or rent from any landlord who does their due diligence.
