Got to give them well over a months notice, plus the few weeks of late payment chance, then no idea when she really will leave, so can't even set a date to open it to rent to someone else. Was a property manager for 8 years... I’ve seen worse , he got lucky. I would never rent to anyone , not family , not friends. The nightmares I’ve witnessed. Absolutely scarred for life. The law is always in the tenants favour , never the landlord. I hope by some miracle he manages to get some money back. I doubt it but hey Christmas is coming.

This happens all the time. My place was trashed last year and I spent thousands repairing it. The laws completely favour tenants which makes it very difficult to evict them even after they have destroyed the property. For those thinking of renting out your property, think again. I kept my rental units EMPTY as they were increasing in value well above any rent I'd receive and tenants aren't worth the aggrevation. Then sold when the market was high enough that my property was worth three times what I paid.

I feel this man's pain and the problem is province wide. I have a house in Fort Erie and I too have an ongoing issue from last year where a tenant did 52,000$ in damages still waiting on a hearing with LTB.
I am a landlord for over 15 years now. I feel really bad for these landlords. The LTB exist for tenants. There is no protection for landlord. This landlord will spend more money now trying to trackdown these tenants and they will have no money to pay. This is why there is no affordable housing in Ontario. He should try charging them with vandalism and destruction of property because that's what it is!

I think he was trying to make a point of how he never cries. Men in our society are told not to cry. He probably put months of hard work renovating the unit and tens of thousands of dollars only to be destroyed soon after. He won't get a cent from the tenant even if he takes him to small claims (been there) so that is another tens of thousands and months it'll cost him to fix all while paying the property taxes, insurance, mortgage. No insurance would pay for this, it is all out of pocket. That is a lot of money, time, and effort with no reward in the end. That might be $100k in the end, and this guy might make $25k a year. Nothing you can do. Gov is on the tenants side. I have same issue back 10 years ago. Tenants didn't pay rent after the 1st month. File with the tenancy board and was told the backlog for a hearing could take months or even half a year. after a few months I paid the tenant to leave the place. So not only I am out of rent for months but also out of my pocket. Gov won't help. You are pretty much on your own.
make sure you are serving the correct forms and you're on it 24/7 keep your pressure on and make your tenants aware that you are serious about collecting rent or evicting them don't be the nice landlord the tenants KNOW THE SYSTEM
Exactly. Never understood why some landlords dont do spot checks on their properties.. lots of reasons you can enter the property with 24hr notice. Fire safety check, winterization, etc etc. I suppose the issue then becomes how to get them out. Owner went to LTB a year ago, which probably exacerbated the tenants destruction. .. unfortunately the LTA heavily favours the tenants in Ontario. Cash for keys approach probably would have been cheaper than whatever repairs are needed now...
I don't think him checking up on the house was an issue. They mentioned it was a lengthy eviction process. Once they were served the noticed im sure that's when the damage and neglect started. That doesn't look like ware and tare to me. Sad situation, I feel for this land lord.
It does go both ways. These guys were unacceptable. But i do work with landlords, from another culture. They own most of the Vancouver rental stock now. They don't seem to have a lot of respect for renters.
I have a 6 plex. I've experienced this many times. But just try to get rid of a tenant for non payment of rent or this kind of damage. Go to some LTB hearings and you'll see many cases of landlords losing $1000's. And it can take 5 or 6 months to get them out. And just try taking them to Small Claims Court. The chances of getting your money are slim to none. This is what you get when the government turns a service into a landlord social program!
The Canadian regimes are disgraceful. If a person went into Walmart or Home Depot and trashed a vanity, cabinets...the police would charge them and they'd be facing fines and/or jail, but when it happens to other than a large corporation, no charges and no justice. In a decent country, the tenants would be in jail.
If this was December 24th and a camel showed up with Mary and Joseph, I wouldn't rent to them either but I would let them use the manger I have out back.

My grandfather rented a floor of his house. With his last tenants, we ended up paying her to leave because we were afraid this would happen. We tried to evict her but the laws are very much slanted in tenants favour. This should be a criminal offence, the tenants should be in jail for damage to private property. But they obviously knew they’d get away with it scott free.
This is why I couldn't rent to anyone because I'd would honestly be so angry that I'd just go after the tenants myself. I'm sorry, but you've got to have a huge tolerance level to see something like that and know all you can do is suck it up and spend thousands of your own dollars to fix it.

In past 10 months, Government spend around 10K per person (kid, adult, old -> just everyone). I did not get a dime. May be it went to someone else. Same happened with everyone in my family. May be yours too. So, where did all the money go :(

Happens in America too! I'm a Landlord fighting a case where a Ahole tenant destroyed an apartment unit that was remodeled before they moved in. Going on 2 years now and I'm still fighting the case in court! When this case finally comes to the end, the best I'll get is a judgment for the damages. The defendant might never even pay the damages after I get the judgment! It should be made law that when someone destroys a rental unit they get a judgment for damages against them. They don't pay the judgement, they go to jail till the damages are paid!!!!!!!!!!!
As a caretaker of a block apartment, that is currently owned by my family and has been for a couple of generations, this hurts my heart. It shows that the former tenants have no respect or soul. What they did counts as vandalism since they do not own the place. Hopefully the former tenants are found and are made by law to pay for the damages (or at least get punished).
You know quite well that issues like this are often unrecoverable when it goes south. That's why insurance, credits checks and thorough references are required. Even then, things can go south with some tenants that on appearance look clean cut. All you can do is send it to collections and hope for the best. In a situation like this guy is, it's hopeless. I honestly doubt that renter has two nickels to rub together.
Oh this happened to my brother and his wife years ago... Holes through all the cupboards. Mattress knifed. Dead moose never butchered in the shed- maggots everywhere. Wine stains on every carpet - my sister in law still can't talk about it as she cries too much.
this is the exact reason why I don't rent. If you want to evict a bad tenant there is nothing stopping them from destroying your property. Rules and regulations on renting are all on the renters side. I would never be a landlord in Ontario. It is about risk management. There is too much risk for small time landlords. Investing the the stock market is much less risk than renting property. And less hassle.
It's a sad story, but im sick of Toronto landlords and would never feel bad for them. They want all your private information, deposit for 6 month, rent is extremely high. I remember that I was working just for rent. If you work for minimum wage they will not even talk to you
The very reason why that is the case is because of animal tenants who abuse the system. Landlords have to take a lot of risks to rent the property and it's only sensible to rent for a high price for such risks.

this is how trash and ineffective the LTB and related laws that exist. landlords are exposed to great deal of risks while bad tenants have no repercussion for that bad deeds. it won't be even on any credit report and there's no bad tenant list at LTB. no wonder the gov got out of the residential rental business long ago and leave all the risks to private landlord, they know that it is nothing but nightmares.
Same thing every other business owner who takes a loss does. The minute you become a landlord you are a business not a person. And should be viewed as such in the eyes of the law. Why would you expect to have a special solution in place just for them?
if you break or steal something in a store, even if is only $200, you could go to jail. renting is the only business with the "client/tenant," which could destroy the entire place and own you up to 30k in damages and rent and the person wouldn't go to jail. I'm in a similar situation, the person stops paying rent all the way back in January ( way before covid even hit) and I'm still in the process to evict him. They are still working and making money. He just figures that there is anything I can do about it. this will be the last time I rent. I will never ever do that again.
There is no method to bring these renters to justice. I was a landlord and had similar experiences but not as bad as this. I have stopped renting too 🧐
That's so messed up. They tore up that man's property. I hope he's able to sue them in Civil Court for damages plus emotional distress. Sad thing is he may not get a cent from them, but at least the judgment will be on their credit file and of course, adversely impact their credit making it harder for them to rent again or even buy a home in the future.
If you're a landlord long enough, this kind of thing will likely happen to you... Don't rent to anyone without a full and vigorous background and credit check and don't take any employment or landlord reference at face value... most of the bad actors won't even bother to return their rental applications if you've made it clear you'll be pulling their credit. NEVER provide keys or allow a new tenant to move anything in before receiving all monies due at the beginning of the lease in cash or guaranteed funds. If things go south, be prepared to chase bad tenants down once you finally get them out. If you did your homework you can at least make their lives a little less pleasant with a judgement which will follow them for several years... making it virtually impossible for them to obtain any kind of credit or rent from any landlord who does their due diligence.

That’s exactly why I stopped being a landlord. I had over $7000 damage and 4 months of unpaid rent. Absolutely disgusting and destructive slobs.

This also happened to my father in law who's property is in Guelph, Ontario. Fortunately he got the tenants out via courts and before covid struck.

I think he was trying to make a point of how he never cries. Men in our society are told not to cry. He probably put months of hard work renovating the unit and tens of thousands of dollars only to be destroyed soon after. He won't get a cent from the tenant even if he takes him to small claims (been there) so that is another tens of thousands and months it'll cost him to fix all while paying the property taxes, insurance, mortgage. No insurance would pay for this, it is all out of pocket. That is a lot of money, time, and effort with no reward in the end. That might be $100k in the end, and this guy might make $25k a year. Maybe this was his childhood home and his only source of income to support his family, who knows? He certainly is not a big time landlord I can 100% tell you that. You shouldn't be so judgmental

Maybe he was an awful landlord? Maybe he showed up anytime he wanted to? Maybe he rented to them and turned around and evicted them as soon as the pandemic started because he knew they would lose wages and didn't want to deal? Maybe, he installed cameras in the home to be a creep? Maybe he refused to allow them to have utilities in their own name and marked the utility cost up to get more money? Maybe you shouldn't judge a few seconds of footage of a messy house, without hearing the whole story?

Monsters! The government needs to do something about this, the law doesn’t protect the landlords yet make ways for tenants to take advantages of the system. I’m going through nightmares with my tenants. Still waiting for a hearing from LTB which is taking forever. Me and my family are scarred for life, we will never rent again, ever!

Nothing you can do. Gov is on the tenants side. I have same issue back 10 years ago. Tenants didn't pay rent after the 1st month. File with the tenancy board and was told the backlog for a hearing could take months or even half a year. after a few months I paid the tenant to leave the place. So not only I am out of rent for months but also out of my pocket. Gov won't help. You are pretty much on your own.

Exactly. Never understood why some landlords dont do spot checks on their properties.. lots of reasons you can enter the property with 24hr notice. Fire safety check, winterization, etc etc.
I suppose the issue then becomes how to get them out. Owner went to LTB a year ago, which probably exacerbated the tenants destruction. .. unfortunately the LTA heavily favours the tenants in Ontario. Cash for keys approach probably would have been cheaper than whatever repairs are needed now...

They mentioned it was a lengthy eviction process. Once they were served the noticed im sure that's when the damage and neglect started. That doesn't look like ware and tare to me.

It does go both ways. These guys were unacceptable. But i do work with landlords, from another culture. They own most of the Vancouver rental stock now. They don't seem to have a lot of respect for renters.

Name the tenants
I have a 6 plex. I've experienced this many times. But just try to get rid of a tenant for non payment of rent or this kind of damage. Go to some LTB hearings and you'll see many cases of landlords losing $1000's. And it can take 5 or 6 months to get them out. And just try taking them to Small Claims Court. The chances of getting your money are slim to none. This is what you get when the government turns a service into a landlord social program!

The Canadian regimes are disgraceful. If a person went into Walmart or Home Depot and trashed a vanity, cabinets...the police would charge them and they'd be facing fines and/or jail, but when it happens to other than a large corporation, no charges and no justice.
In a decent country, the tenants would be in jail.
Put the renters names out there who did this.
This is why I do a thorough background check on potential tenants before renting out. Costs more, more hassle, but well worth the peace of mind

My grandfather rented a floor of his house. With his last tenants, we ended up paying her to leave because we were afraid this would happen. We tried to evict her but the laws are very much slanted in tenants favour.
This should be a criminal offence, the tenants should be in jail for damage to private property. But they obviously knew they’d get away with it scott free.

In past 10 months, Government spend around 10K per person (kid, adult, old -> just everyone). I did not get a dime. May be it went to someone else. Same happened with everyone in my family. May be yours too. So, where did all the money go :(

I had exact same experience here in NEW MEXICO! Have pictures and my main set backs were not only the damaged but the legal system delays ! I felt like they had more rights than I did!!!!

Happens in America too! I'm a Landlord fighting a case where a Ahole tenant destroyed an apartment unit that was remodeled before they moved in. Going on 2 years now and I'm still fighting the case in court! When this case finally comes to the end, the best I'll get is a judgment for the damages. The defendant might never even pay the damages after I get the judgment! It should be made law that when someone destroys a rental unit they get a judgment for damages against them. They don't pay the judgement, they go to jail till the damages are paid!!!!!!!!!!!

As a caretaker of a block apartment, that is currently owned by my family and has been for a couple of generations, this hurts my heart. It shows that the former tenants have no respect or soul. What they did counts as vandalism since they do not own the place. Hopefully the former tenants are found and are made by law to pay for the damages (or at least get punished).

You know quite well that issues like this are often unrecoverable when it goes south. That's why insurance, credits checks and thorough references are required. Even then, things can go south with some tenants that on appearance look clean cut.
All you can do is send it to collections and hope for the best.
In a situation like this guy is, it's hopeless. I honestly doubt that renter has two nickels to rub together.

Oh this happened to my brother and his wife years ago... Holes through all the cupboards. Mattress knifed. Dead moose never butchered in the shed- maggots everywhere. Wine stains on every carpet - my sister in law still can't talk about it as she cries too much.

this is the exact reason why I don't rent. If you want to evict a bad tenant there is nothing stopping them from destroying your property. Rules and regulations on renting are all on the renters side.
I would never be a landlord in Ontario. It is about risk management. There is too much risk for small time landlords.
Investing the the stock market is much less risk than renting property. And less hassle.

It's a sad story, but im sick of Toronto landlords and would never feel bad for them. They want all your private information, deposit for 6 month, rent is extremely high. I remember that I was working just for rent. If you work for minimum wage they will not even talk to you
The very reason why that is the case is because of animal tenants who abuse the system. Landlords have to take a lot of risks to rent the property and it's only sensible to rent for a high price for such risks.

The government and the LTB have failed miserably. The LTB should not have been shut down. Too many horror stories.
As a past rental property owner, tenants caused thousands of $$ in damage. I evicted them, repaired damage and moved in myself.

I have been a Super in a family owned building for 9 years in DTToronto .I have no respect for some tenants ,their sense of entitlement and treat one like garbage is appalling . I’ve been a few times to the tribunal and they are a joke .The law should be fair and equal to both sides
The tenant should be charged and pay for the repairs and their name should be made public so that no one rent to them in the future.
There should be a bad tenant registry, but the ltb/regime doesn't want to make it easy on landlords.
this is how trash and ineffective the LTB and related laws that exist. landlords are exposed to great deal of risks while bad tenants have no repercussion for that bad deeds. it won't be even on any credit report and there's no bad tenant list at LTB. no wonder the gov got out of the residential rental business long ago and leave all the risks to private landlord, they know that it is nothing but nightmares.

if you break or steal something in a store, even if is only $200, you could go to jail. renting is the only business with the "client/tenant," which could destroy the entire place and own you up to 30k in damages and rent and the person wouldn't go to jail. I'm in a similar situation, the person stops paying rent all the way back in January ( way before covid even hit) and I'm still in the process to evict him. They are still working and making money. He just figures that there is anything I can do about it. this will be the last time I rent. I will never ever do that again.

There is no method to bring these renters to justice. I was a landlord and had similar experiences but not as bad as this. I have stopped renting too 🧐
That's so messed up. They tore up that man's property. I hope he's able to sue them in Civil Court for damages plus emotional distress. Sad thing is he may not get a cent from them, but at least the judgment will be on their credit file and of course, adversely impact their credit making it harder for them to rent again or even buy a home in the future.
If you're a landlord long enough, this kind of thing will likely happen to you... Don't rent to anyone without a full and vigorous background and credit check and don't take any employment or landlord reference at face value... most of the bad actors won't even bother to return their rental applications if you've made it clear you'll be pulling their credit. NEVER provide keys or allow a new tenant to move anything in before receiving all monies due at the beginning of the lease in cash or guaranteed funds. If things go south, be prepared to chase bad tenants down once you finally get them out. If you did your homework you can at least make their lives a little less pleasant with a judgement which will follow them for several years... making it virtually impossible for them to obtain any kind of credit or rent from any landlord who does their due diligence.
Get an apartment block instead to rent it...

That is terrible. I've been in rows with landlords, I have kids and pets and they have caused damage, but that is disrespectful, gross, and intentional.
