      Whats up guys ... yeah is pretty funny you know i did studied electricity in anothee country and people are like they dont wanna take it .... i understand them ... and sometimes they just wanna change a faucet or a drywall patch..... but they prefer to call somebody else... god damm...
      You know what ... lets say they are right... why not....
      Here it comes the funny part .... when they are being couching by a totally not expert not even close... young boy in the supply store, painting or whatever store they are... my god just 6 hours training and they believe them .... why they dont ask what carrier that young man has...? Or if they already have some jobs done ...? And telling you is a true story

      Well, I never knew about this and I’ve been passing out links to literally thousands of people to make purchases from Amazon eBay stores and big time transmission parts company in my retirement year when I want to I might build a transmission or two just to make a little extra money even back in the years of my maintenance career. I almost always had a little corner of the maintenance shop set up for building transmissions ha ha no one never seem to mind owners and management company as well. If they were fine with it, I would do it but I would always ask for permission first I always wanted them to know upfront what I was planning especially on my off time I lived on the properties so I had to have something to do.

    It's funny how after three years of you raising the issue, still the same problem. With my HVAC certificate, and experience in plumbing, electrical, and equipment repair, the manager was talking about $18. Kidding me !! I know they're good companies, I just need to keep looking. Thank you.

    I make more money driving Uber nowadays. No jerk off supervisors to deal with, no hauling around tools up and down flights of stairs, start when I want leave when I want and work what days I want. Trades and maintenance are saturated with immigrants in Chicago willing to work for peanuts. Yes there are high paying labor unions here but not everybody can be in one.

      Absolutely correct, they definitely don't even begin to understand the amount of sheer insanity we have to deal with, but I still stay, despite the fact I can make more doing electric work, I guess I like the variety and unpredictability of it. Also my girlfriend and I get a nice employee discount on rent t a sister property, probably the biggest reason I haven't left yet

      @@chrisg733 It's simply obscene what many Austin, Texas companies are offering Facilities Maintenance Technicians. My last job paid $28 or so per hour and I have interviewed for jobs that started at $18.00/hour, which is not a livable wage in Austin, Texas

      Some of the tools should be cover by the company. A lot of the tools get used. Wear and tear should be covered.

    My company is a mechanical contractor in Michigan, charges 130/hr. My trade is HVAC/R , I get 42/hr. Took me 15yrs but have been steadily moving up in pay. Started as a maintenance guy, 12/hr.

    I was blessed enough to work for a management company that took care of me. 19 a hour, free 2 bedroom townhouse with utilities. I was the sole maintenance person for 250 units. It was a challenge but everything went well.

    Even 20 per hour is too low. Warehouse workers make 20 per hour. Maintance work is skilled labor and there is no way anyone should work as a maintance man

    I was doing maintenance for nearly 30 years. The only reason I stayed in it was for a free apartment. It’s either free apartment or I’m walking. I refuse to pay rent on a property. I worked at one and my employer even filed eviction on me when I told him I wasn’t paying rent, could not afford it on their pay scale.

      @@LexVance I still can’t believe I found this channel where are you are doing the every day job that I did for so many years I never dreamed of looking at a UA-cam channel that pertain to my occupation. Ha ha ha ha ha ha ha ha you’re making me want to come out of retirement, I vowed to never ever set foot on a property again after 30 or so years with 20 of them being permanently in the apartment industry I had 15 or so years where I did nothing but military and postal installations as a private contractor and subcontractor to a construction company they called maintenance and renovations I might be driving 100 miles some days just to change the damn toilet flapper. I had a 700 building contract that covered South Carolina, south and east and parts of west Georgia, Florida and a small wee corner of Alabama.

    Im a maintenance technician and I wouldn't step on a property for $20 hr. I make over $30 hrly . But I have alot of responsibility. I do call some of these ads and give them hell for paying $14 have your own transportation, experience in plumbing, electrical, hvac pool and spa chemistry. Plus labor. Ive had 4 jobs in the last 8 years starting at $20 hr and just went up in pay on each new job. Great video bro.

      same here..i am in boston area and i am not listening to any company for less than 25$ an hour...i have my contractors license and all the rest of that...use to have my CPO pool but it expired...

      working shlub what type of contractor license?? Looking forward to improve my knowledge and get more certifications. I have EPA CPO and have formal training in HVAC. I think my company is is fairly good. I get pay 20 an hour plus a 50 % discount in a townhome i live in. When I factor the discount and the expenses I save on by leaving on site it’s Convenient for me at this stage of my life. However, I’m looking forward to get better pay so I have a greater income. I have to mention I have 3/12 years of experience.

      I so agree. I have 11 years commercial facilities experience, a B.A. in English , an A.A.S. in E.E.T., my HVAC certificate plus my EPA Universal certification. I made around $28.00/hour at my last job, yet many Austin, Texas companies offer a starting pay between $18 and $23/hour. The cost of living is very high in central Texas also-John in Texas

    You have to remember that they also have to pay workers comp, insurance, unemployment, payroll taxes, etc, plus the hourly salary.

      I just returned to the business as a supervisor, after running my own business for seven years, so I definitely understand both sides of the coin. I have been in the business since the 90's and started out cleaning apartments. I enjoy your videos and have been sending them as a learning tool for my team. Especially my grounds keeper. He is young and I keep encouraging him to learn as much as he can and he could have a great career. I wish the apartment association would consider recruiting high school seniors not applying for college. That is where our new pool of techs should come from . I don't mind training anyone that wants to learn.

      Please research Income Inequality and Robert Reich. He was Secretary of Labor under Clinton and this issue, plus a few others, is why the middle class is getting smaller and smaller, the upper class is getting richer and the poor are staying poor. It's not a self supporting economy, as much of the money is not going back into the middle class but overseas-John in Texas

    I agree! I am a Maintenance Supervisor in Houston, TX at $30/hr. I’ve worked my ass off to get to where I’m at. The emergencies, emails,customer service, etc. We have A LOT of responsibilities under our shoulders. Your videos have helped a lot and I’ve learned new tricks thanks to you so you’ve played a big part on it. I wish more young folks would join the apartment industry because it is a good career.

      @@dabillya6845 Yes, I am at $37.25/hr and 10% of quarterly/supervisor bonuses through the year. I oversee at 25 story high rise building and a 5 story mid rise building.

    Hey Lex, I commented on a previous video thanking you for making the videos. I also mentioned how I was interviewed at student living as a maintenance tech. They offered me the job today, full time benefits and 15$ an hour right off the bat. On call 1 week out of every 5. I have no previous experience however I showed them that I've spent over 8 hours watching your content and they were genuinely impressed.
    Edit: They also plan on sending me to HVAC classes at no cost to me.

    Man your videos make so much sense. As a good maintenance tech you have to do the job of 5-10 different trades (maybe more). Get rid of all the “side job McGees”, and pay real money to real techs.

    He is absolutely right!!! I was making 26$ a hour being a press brake operator, and the company started disrespecting me and my knowledge. They thought I was replaceable, so I'm not bending metal anymore!!! Let the guys with less knowledge and are willing to work for less do it!!! I start a new job being a maintenance tech tomorrow starting at 20$ per hour. I'm new at it, and I will have to work my way up the payscale, but I'm ready for a different career. Thanks for your videos, I wanted to learn before I started tomorrow

    Had a job offer one time to run a 200 room hotel and they offered me 55K a year. I turned the company down. About a year later a new property management company took over and they had the same job posted online for $11 an hour. 🤔
    You are spot on with this video my friend. A company is going to try to get you for the cheapest money they can. The problem like you said is that guys except this kinda pay and that’s why they keep paying what the do.
    What I’ve learned in life is to make yourself as valuable as you can. When they hire these guys for nothing the company gets nothing. You have to pay for your quality guys. That goes for anything in life.

      Same story here my brother, I fought tooth and nail all my life for what I have. I'm a maintenance tech for Harrah's in Cherokee N.C. now and we just built a 3rd tower bumping us up to around 2000 rooms. I worked several jobs over the years and just kept recording all that experience on paper and in the computer system, at the same time trying to keep a good reputation as I could with bosses, co-workers and so on. I had to wait a long time for the right opportunity, but when it came it was fast! I took initiative and wrote the engineer a letter expressing my interest and a record of my experience along with my job history. It worked out great, especially since I worked 3 years in the laundry waiting for some maintenance positions to open up. I hated that job, but I did the best of my ability and that only helped my transition. Other than some haters, and a few things to get used to again, I got the job I always wanted, I wouldn't have if I kept sitting on the couch though. Lol

    Great talk Lex. Truth is 20 dollars an hour isn't that much anymore. That's the same pay as 20-30 years ago. Most of the non union trades haven't had a raise in decades. It's not that appealing to young people when you can make twice that much to start doing anything with computers. The industry has to get with reality. Minimum wage here in Chicago is 13 going to 15 in two years.

    The only time I have to call a contractor is if there are live electric wiring, or plumbing feeds. I can do everything else myself. I get $16 per hr. I have never come near $20 per hr. They don’t get it.
    There are so many variables they don't consider. Lot of gross apartments, asshole tenants that think you work for them. bed bugs, and cockroaches. Water leaks from the top down, fires. The job is more of a headache that it’s worth some days.

    Im up here in Washington DC area. Starting rate for techs with little to no experience is 17-18$ an hr. The median rate Id say is just about 20-21. So your right in the money. Thats also saying we contract alot out. No drywall. No paint. No carpet. No trash removal. The key alot of guys forget it certifications and experience. You have to look good on paper. Your offer range is already in motion before they even speak to you. They see your resume first. Stand out there from the start. With certifications and experience your hitting 22-24 if your in the right company.

Speaking from experience. 3 certifications and 1 year of my time to do it got me promoted to management. I'd still be a tech if i didn't do the certs. Did they teach me much. Not particularly. You learn more from a good mentor in the field most of the time. But the company sees the paper work first then you.

    The property I was on when I retired I had decided at that time to step down from my salary, paid supervisor position to a well paid maintenance tech I was making 34.50 per hour getting quarterly bonuses yearly bonuses Christmas bonuses I was making $20 an hour as a tech in the 80s and 90s by the year 2000 I was up in the $30 range

    My owners said they only want certified HVAC to fix systems now. I didnt do anything wrong to cause this but im in the mindset of just "screw it if they wanna pay hundreds of dollars for simple capacitor and contactor fixes etc. Its their money not mine ! "
    Im a one man show at my property and 20 bucks an hour is totally reasonable for everything i deal with. I probably should be making even more than that too. Keep up with these great videos Lex. Been watching your videos for 2 years now !

    Yeah I'm a hotel technician and in one night I had three refrigeration issues and a ton of guestroom fixes also electrical problems happening. Its easier to pay a good tech in house so they dont have to call outside companies.

    I think 20/hr is reasonable for a tech servicing a single property but in my case I'm the only full time tech, aside from the supervisor and we take care 6 properties spanning at least 3 counties so the rate at which I'm taxed varies from property to property. Would you agree that $20 is not exactly cutting it? Been here going on 2 years and we can't get another full time guy to save our nuts and the supervisor is on salary which means he's gone about as much as hes sitting in the office..

    Interesting vid skid. I’ve been in apartment maintenance for a little over a year now.
    Good maintenance techs are hard to come by here in Louisiana. I’ve switched companies to get up to where I’m at which is $18 an hour.
    If you work hard and the word gets out that you’re a good tech you’ll do well in this trade. I do notice that they are tight with the money, not allowing overtime etc.

    That used to fly but now companies are getting backlash. There is apartment ratings, Yelp, and Google. The reviews will tell. Been here 3yrs and my property has jumped %20 in ratings. Would be much better rating but then there's those 2 day turns (which is against co policy)

    another thing i saw most recently is i lived in an apt complex with 3 apt communities(lower priced, higher priced, and senior living) each with 3 buildings. there was one maintenance guy running two of the communities and one guy running maintenance on the 3rd.

    We are a dying breed, my friend. Our industry is hurting and the newer generations are getting less and less mechanically inclined. I have witnessed alot of changes over the last 26 years in this business, and not many for the good of it either. Keep spreading the good word.

    I started doing apartment turns on the side for other landlords and this past year I quit my job to do that fulltime. If the unit is $2400/month I get paid $2400 to make it ready. Alot of times it's just paint and clean and it's worth it to these landlords to not have to think about making repairs.

    I make $18 an hour driving truck for a local LTL company. I talked to a HVAC contractor that I know and when I said the $18, he could not hire me for that much. He would have paid me less. I do service and repair of HVAC systems and I charge $50 an hour. I work by myself.

    I'm a fabricator welder mechanic on any machine out there plus vehicles plus electrical plus elevator mechanic been doing this for 26 years and they one time told me to start fixing the elevator I told them to start paying me 60.00 an hour they told me im crazy so I walk away from the job now I'm in a company who pays well and I do way less

We are specialist one of us is 6 or 7 trades men that know the skills well and no one want to do the work any more so we are more valuable now than we ever have been anyhoo thanks for the comment god bless

    We charge $90 an hour w/ a 4 hour minimum... and that's cheap
    I start the clock when I leave the house, keep a stocked truck, and alllllll the tools
    any parts I use off of the truck, I'll charge you 13% over cost
    If I need a manlift you're gonna pay for that too; pick-up and drop-off is $245 and $35 an hour w/ an 8hr. minimum...
    ...and all that's cheap
    so yeah, call me
    Let's say you call me for a parking lot light that's out...
    an old ballast and bulb Hg vapor POS...
    I'm not getting on a 40' ladder, but I'll bring my lift over...
    let's say you burned up a ballast and the photocell, and you wanted us to re-lamp it as well...
    it probably took me an hour and a half to un-load swap out the ballast and pick everything up... that's if you didn't stop to talk to me for an hour about your gout, and if we didn't have to search all over gawd and creation to find where to shut off the circuit... 'cus I ain't working it hot... it's your time, so yeah I'll chat you up all damn day on your dime...
    let's add it up folks:
    Time: $360
    Parts:
    Ballast: Cost $1,553.40 but your gonna pay $1755.34
    400w Hg Vapor Bulb: $278.19, but you're gonna pay $314.35
    Twist lock 277/480v Photocell: $35, but you're gonna pay $39.55
    Lift: It's basically yours for the next 8hrs at $525
    For one parking lot light it's gonna take $2994.24
    and remember those LED's that you thought were too expensive... well, they cost $135.53 now...
    So you want a Maintenance Tech to work on some legacy system bulljive and you're gonna pay him/her $12-$14 an HOUR... uhhh... that'll be a hard pass bruh
    at $14hr. that's $2240 in wages per month
    $57 for monthly premium for Workman's Comp Insurance
    let's say you pay half of Medical Insurance ($1041) for your employees $500 and they get $500 taken out of their checks
    You've got good credit so your Surety Bond premium is $500 a month
    You're General Liability is probably $50 or so a month
    ...and you pay an accounting service to run payroll for you because you're lazy- we're not gonna count this
    it costs you $3347 a month for just one employee, and you can divide this cost if you have more than one Maintenance Tech...
    now, you just spent $2994.24 or 89% of your monthly Maintenance budget on one parking lot light that you could have had for $140...
    ...and brother... I see this every day...
    I have expenses too, and you're paying for my expertise and tools, and years of blood sweat and tears... but $4k for a parking lot light....!

    The cost to pay an employee is more than just what you see in your paycheck. Payroll taxes, payroll admin costs, workers comp, possibly PTO and other benefits. Not saying you arent worth it just that if they are paying you $20 an hour it probably costs them closer to $30-$35 depending on the state you are in

    I bet managers are hating you right know I am a multi site supervisor running 606 units class D but they say they are class B, 5 different locations and they want to give me 184 more units I’m killing my self for around 22.50 an hr wait I am salary so no overtime it’s super stressful I schedule everything with contractor order material do p.o’s for all vendors, I have two managers wanting on units for yesterday 5 guys to check on and they still ask for move in dates when I’m barley around because I’m opening doors for vendors or doing reports on cost or following budgets for each properties it’s driving me crazy this is the first property I’ve worked at and first time being a supervisor I’ve been working only 2 yrs 1/2 on as a maintenance keep up the vids peace brother.

    I’ll say it once and I’ll say it again. Techs should NOT be responsible for making every major repair. These properties expect you to be an hvac expert, CPO, journeyman electrician, all while you do grounds, training, and whatever duties they put on you, and being short one or two techs.

    I sub-contracted work (don't work with them anymore) from a large property management company and they are charging $55-60/hr to the properties and paying their techs $10-15...these guys should be making $25-30/hr

    That uniting and confronting the manager will, at best, get you counseling and, at worst, a firing. EVERYONE wants to move to Austin, Texas, there is an apt. AND housing shortage, yet companies do not want to pay more than $20-23/hour to start with experienced technicians!-John in Texas

    So far I've been doing maintenance for about 2 years, and I'm already looking for an out.. I've always been mechanically inclined and been able to retain things easily so the job isn't that bad. But man..I was making more money delivering pizzas than I am in maintenance. And it seems like the minimum wage is consistently going up, and the wages for maintenance guys stay the same. Here in Washington you have pizza delivery guys averaging 25+ an hour or burger flippers making 17 and they want to pay us 17-20.

    You are totally right in wa min wage was 11 something I was making 12 at a rv / resort park that had rental units. And I was doing general property, landscape , renovations on all the rentals (bad timing for me to be there) I was in charge of 2 55k gallon pools 2 out door tubs 1 indoor that I helped fully renovate into a classy looking indoor, I had to deal with septic backups in the turbines for the septic system (its ancient so every other day in the summer time you was getting shitty) .
    We replaced a crap ton of plumbing I could go on and on finally landed me a gig working for a company that owns 3 apartment complexes and they offered me 19 to start I think explaining all the stuff I had to do at the old job really helped me out .

      Same here, working as a maintenance supervisor making $23.50 this company values my effort I put every day on the building, it's a senior apartment section 8, but I can't complain it's way better that work for anyone else.. they treat me well.. sometimes they get burn by the bad employees also.. I got lucky

    As I do 100% agree with the facts and their support, my husband, brother, uncle, and dad have been in maintenance for MANY years however as unfortunate as it is even coming together as a team and confronting the manager is still not enough. The problem needs to be known corporately so something can actually be done about it. Once it is known and fixed by a few the trend will follow due to the loss of Maintenance Technician leaving and working for the company that is paying their technicians properly instead of getting screwed by those who are ohkay with the unfair pay just because its a pay check.
    Money talks and the Tech who deserves the pay because of his knowledge of how to MAINTAIN a property efficiently will say the same thing. Again I completely agree but on a bigger scale is where this problem needs to be addressed for the sake of the men and women Maintenance Technicians bleeding, sweating, breaking and leaving their families at all ours on a weekend to make an honest living.

    Spot on again Lex. I think this really goes to the heart of the issue facing the various schools of maintenance nowadays, if not all skilled labor. As I see it, there are two prominent issues that the maintenance tech faces (Speaking of maintenance broadly here). The first is the one we could probably all agree on, the exploitation of the worker by the employer. These companies, be they factories, property management companies, etc, seek to hire on skilled labor for as little as possible. Normally we'd call that being business savvy but there is a small problem. We are currently experiencing a shortage of skilled laborers. If you took high school economics then you can work out that if something is in high demand, then the seeker of said something will pay whatever they have to to acquire it. Despite this glaring issue in the job market, a great many employers refuse to ante up. This further discourages young people to join the trade and further compounds the issue with the field. The gap widens, if you will. Secondly, the techs themselves are at fault. Pretty hot take, huh? I think I can justify it though. Historically, businesses have to be reminded that their workers expect to be treated fairly. Truth is, the working man keeps the employer honest, simple as that. Do they overreach sometimes? Sure. Does it create a stink? Absolutely. But the only reason the field has been allowed to reach this level of stagnation is because workers, to afraid to rock the boat, have remained silent and endured the gradual erosion of their economic value. I see it in many of the older techs I work with everyday. They know they're being taken for a ride by their employer, but they are also aware that speaking out would likely put their employment in jeopardy. As a result, their responsibilities expand, but their wages remain exactly where they are. The solution? Who can say? If I knew that I'd be writing books and not repairing equipment, but if I had to take a stab at it, it starts with the tech, demanding fair compensation for an honest days work.

    Preach brother! It’s so true man about some of these companies don’t value not just peoples abilities to bust all that different type of work out but also treat them like human beings and not robots. It’s crazy. Keep up the great work!

    Great video Lex!! After my first year is up next feb I won’t take anything under 20$ due to the fact that they expect us maintenance guy to do everything from A-Z while some of us a making 12$ an hour..

    Willing to learn? UA-cam it or googling stuff was a big no no for a company i worked with. They were 14 an hour no experience needed on site training. Put me by myself within a week. Found out i was looking stuff up to learn or see if there was any tricks i could use. They were furious. Didnt understand why. Your ad did say no experience needed. And on site training ... was an amazing job though. Quick study and did everything perfectly. It was tough at times and was alot of responsibility. So i can understand wanting more money . Felt that way while working. Thinking i really should be paid more. I could be maintenance at McDonalds for this price and do 75 percent less work :P and less stress

    I used to make 17 a hour as a maintenance tech with 2 years of experience. Minimum wage is 7.25 here.

    It blows my mind that property managers think $20/hr is too much for appliance repair, plumbing, HVAC, etc. If property managers want to save money, they should hire a lower $ person for dedicated grounds keeping/painting/trash jobs. BUT PAY YOUR TECHS!

    I used to be a cart attendant at target making $10.50/ hr and I left to be a maintenance tech at a property of townhomes for $12/hr. 2 years later, my ex coworker told me he now makes $14/hr as a cart attendant still working at target.

    Man I've should've found u link/page before now!!... Because I'm veteran tech of the industry, since 1990, off and on, and I'm at a loss for words for what's happening to our industry down here in south Texas - paticularly San Antonio...this city is known for having the worst and most demanding property managers in the state, they are feminists - politically charged (if u catch my drift..), and have no problem treating techs like day laborors, which is where many of the newr guys in industry down here are coming from, and construction...
    I presently work back with a temp agency exclusive to the industry, and the manager I've known few years, but way back her mom ran the biz and started it...well these mangers are imposing on this agency that FULL paints are expected from us, on top of all the heavy a/c's down here, plumbing, electrical, etc..not touch up, or roll out a wall - no full. And they are callung for make ready, and when u get to propert it turns into a full rehab - for same pay.....i don't want sound politically 'incorrect', butwe got lot guys coming in to field down here, allow themselves be treated this way, and will do whatever the manager tells them to do no matter how idiotic - when she might've been a stripper, or a beauty salon nail worker 7 months earlier with no apartment industry experience....as a result, I've personally encoutered multiple guys who have become injured on their properties.......it's really frustrating, and the present manger of my temp agency isn't listening when - as a ling time experience tech - this isn't the way the industry functioned when i got in...

      It's become a nationwide pandemic & I get hundreds of messages a week from techs all over the country with similar stories. These property management companies whine & complain & wonder why no one's applying for the job. And, they wonder why they can't find good people. The good ones are leaving for the other trades like HVAC, plumbing or electrician. The good Maintenance techs are becoming self-aware & realizing that they don't need a property, the property actually needs them because of supply & demand. When the demand is high & the supply of good techs is low, that means we're worth more money. So, dont let these folks short change you. If you're good, know your worth & get it.

    Shit I make $18.50/hr and currently am acting as an assistant service manager. The last guy was making $38/hr before becoming regional. Nevertheless, my responsibilities better become at least $20/hr soon or I’m out. I feel that $20+\hr for just being a tech is a little high considering my current expectations. Maybe I’m wrong.

    Steve Lav says on his channel that he charges around $100.00 per hour for labor and the clock starts ticking as soon he starts driving to the job.

    When I went on vacation my company had to sub out a few A/C calls one that was like $350 for 2 pounds of 407c and another for $180 for a 35/5 Chinese Capacitor.

      @@LexVance My company treats me great, we're all like a family, no butt kissing here. I'm constantly reminded of how invaluable I am ($300 Bonus this week) even after I drank all the Tequila at our main investors ranch 2 months ago at a skeet shoot. We Work Hard and Party Harder lol. Just wish these Reno's would slow down and go back to Turns but it's all about what the investors want. Still wish I had time to actually do a PM program that I've designed 3yrs ago. Wide TF open all the time
