Will you make some videos about some of the worst former tenants that you have ever had to deal with? I can tell stories all day about being an onsite manager/maintenance person and moron tenants. You are right though, my "boss" was 2 hours away and never came for an on call emergency. I just got an apartment comped for working, no hourly pay, also no utilities or allowances included or paid for while I lived onsite. I also had to work a separate full time job to make ends meet. I am single with no wife or kids, but had to work hard to try and get by after college . Maybe I am crazy? But all apartment techs need to look out for themselves in my opinion. The owner and/or the management companies are always just looking for their best interests also. Just my opinion.

I don’t know how I came across this video, but it definitely caught my attention.
I’m a commercial maintenance tech on a team of three, so we rotate being on-call every 2 weeks. Even though we only receive 1 or 2 calls a week MAYBE, you have to spend your life at home waiting for nothing basically.

My on call is from the time I leave until I get home. But it’s a minimum of 2 hours paid, plus mileage.
I used to be on call when I worked for the city as an electronics technician working on traffic lights. As a city employee we got on call pay for just being on call and got paid time and a half for overtime. On call maintenance for the apartment industry: no on call pay and no overtime for coming out. Instead comp time was given. Every two weeks then went to me 247365 when the Lead got fired. No extra pay. No raise. No promotion. No longer with that company. No longer in the maintenance field. I watch these videos to remind me to keep honing my skills in my new endeavor. Here is my solution to burn out. Two part time crews that over lap and one part timer dedicated to just on call. No burn out for the crew and encourages part time employees to move on permanently to a single trade full time when they are ready.

Even then a lot of companies are not offering overtime at all so it's senseless even for a maintenance person ticks away from your normal life and on top of it they're not even giving you an incentive I had one job at one point that had me come in on a call and there were times I would have to stay 3 hours mind you this is a weekend on one of my days that I'm supposed to enjoy and all I got was come in at 12 instead of 9 never got paid for it that sucks thank God I'm no longer there now I have a job that Harley if any calls at all
I'm gonna tell you right now that is not how wonderful you think it would be. My property uses an answering service, even though they have a list they still call about dumb stuff. I think they worsen the situation at times, "oh let me get a hold of Maintenance ". They called me 3x last week about a cable guy needing access to the data room at 7:30am on a Saturday. After taking 2 calls and explaining that that needs to be handled with the office staff who wouldn't be in until 11am. The 3rd call i was a tad irritated and asked the operator "do you know what a Maintenance emergency is, do you have a list? Is this on that list?" So it's pretty hit or miss honestly.
Tenants get really "smart" they kust lie. They always exaggerate the call to get you out there. It's crazy how many times I've hurried to a "flooded apartment " just to find a small drip from a condensation pan.
wishful thinking....the tenants know what buzzwords to say to these call services and they are afraid of liability so they call you for all kinds of nonsense just to cover themselves..
Preach on Skid!! 💪 Something definitely needs to change that's for sure. Obviously there has to be on call for Maintenance emergencies in our industry, but there needs to be an industry standard for going on call. Here's what I'd like to see, & I'm calling it OCIS LoL
On Call Industry Standard (OCIS)
-$75 On Call Payment Each Week Of On Call (No Matter What Happens)
-$25 Travel Pay For Each Call Responded To After Hours
-$100 Paid If No Calls Came In (Inconvenience Fee) This Is On Top Of The $75 On Call Payment
-1 Hour Minimum Paid For Any Call
-$40Hr Technician On Call Pay
-$60Hr Supervisor On Call Pay

Hello Lex, I started maintenance technician work in 1981 all I do now is service calls every day so when it comes to my turn in rotation it feels like I'm on service calls I live in sd when it freezes it gets busy and yes stress there's days and nites you feel like your a surgeon in a mash unit, and when this happens to me I stop and ask myself why , because I love helping people in need, I stumbled on to your videos one day because I was looking at tool reviews now when I have a bad day I stop sit in my van and listen to one of your vlogs like tonight it calms me down and I'm back into the game! Got a call at 4:30 am for a beeping smoke detector. Not the first time. This time was in the middle of the ice/snow storm in Central Tx. Didnt go of course but yet another example

I live in central Texas too the entire city lost water. Got over 300+ calls of residents telling me they need water turned back on for days. Like Calm down Karen.

I rarely get called in as a hotel maintenance supervisor, but if we do get called in we automatically get paid for 4hours just for getting called in. I've been called in maybe 4 times in the last 7 years so it's a rarity

I only get two hours at time and 1/2 straight time if it's a holiday week and I don't hit my 40 first. It all ends up in the fuel tank.

On-call goes hand in hand with unappreciation. We don't get compensated for on-call work...at all. Maybe if we got compensated for it, it might help. But on-call is definitely a big reason why I'm leaving.

I live in Orlando. You should do a video on all the dangers we technicians deal with in Florida. I've known 3 technicians on my property that have been bit by black widow spider's! Snake bites! Fire ants. Had two technicians have guns put in thier faces buy druggies. One had his car stole. Our vehicles broken into, to steal our tools! What part of Florida do you live in? Do you have the same problems?

I've done a few rescreens out in Orlando. Had a few tenants scratch/dent my truck before. Luckily, I didn't have to go into their apartment. One guy padlocked his porch door since he did a hit and run on his motorcycle. Shits wild out there haha
Thanks for saying this. On call has always been my least favorite part of the job. We used to do the every other week thing until one of my sister properties and I got together to start a shared call system. We are both 2.5 person properties as we share a tech so when we get fully staffed and get our new guy trained that’s only once every 5 weeks we will be on call.

Did it for years. On call. Pulling beer bottles out of toilets. Replacing porch bulbs because it was a security issue. Same people locked themselves out every weekend. Relpacing hot tanks at 2 in the morning. Good techs are hard to find. I feel ya.

Yeah I was having the same heating oil customers call up every Saturday wanting the minimum delivery. Started charging them a extra 10-20 cent per gallon. $75 delivery fee and $45 if I had to bleed the line and refire the furnace. They learned to call during regular hours quick.

Gracias por tus videos Homie! I always say the same thing I started as a porter and got promoted to a tech. It’s because of your videos bro! I hate on call but all the things you say a good company does is quality’s that the company I work for has minus the hundred dollars just for being on call. But from 6-1159 you get two hours if they call you. Even if the job takes 10 mins you get 2 hrs. If the job exceeds the two hour you get paid the time you are clocked in. From 12am forward you automatically get paid 4 hrs automatically even if the job takes 10 min. So I’m not a big shot on call lover I hate it. If I don’t need to go I won’t go but you have made me realize I work for a great Company. Thank you Sir. I have never met you but I consider you one of my mentors!💪🏼

We lost a maintenance tech 2 weeks ago due to a on call issue, even we have the strict on call issue, he didn't like it, that's fine but we have a resident who said some pretty inappropriate things, also he got smashed in the head by a attic door and a bunch of other stuff, so right now I'm running the place until they hire a few techs then I might be out the door soon to bigger and better things. As someone who entered the apartment maintenance industry from a skilled trade you're spot on. I'm fact, 2 years is all I could take in apartment maintenance and mostly because of the lack of respect and appreciation from the office staff. From my point of view more needs to be done to market apartment maintenance as a genuinely respectable career and not just a dead-end job. And to me it's pretty easy to do. Just about every HVAC company I ever worked that offered tool fund for when your tools got lost or broken, paid training, paid cell phone since I use my phone to talk to vendors and residents quite a lot. So why would I want to work in an industry where I'm unappreciated make a meager wage, with hardly any fringe benefits when I can go work in a skilled trade where I get all of those things? I left my old job because of the on call. I was the only tech for my property. It wasn’t a big property only 102 units and I didn’t get very many calls but I still hated the thought of being on call 24/7 365. I felt like I couldn’t do anything anymore and they didn’t want to pay the over time either.

Worked for a property that had a very detailed message service of what was an emergency. You couldn't side step it or skip it. If it was a BS call, by the time they got half way through it they hung up. More properties need to have something like that to do away with the garbage calls

My first year being on call, I missed the Super Bowl (mind you that was almost 12 yrs ago) but, I say that to say.. yes! It sucks being on call!! The compensation does not/has not been enough period. On top of all the extra BS that the office throws at you. So I stepped away from the apartment field about 4 yrs ago. The experience definitely helped me get the position I have now and absolutely KILL! interviews along the way. So I’m thankful for that, and honestly I feel like going back sometimes, but it is definitely being on call that stops that thought immediately.

I am in favor of getting as many techs in the rotation and have a larger number of units included. An example is that we have around 3000 units and usually 10 techs. The week you are on call is a monster, but knowing its a 10 week rotation allows for plans to be made. Having that many techs also makes it so if you need somebody to take it that night or trade a few days, its not a big deal. A few times guys have floated having 2 on call at once, but cutting the rotation in half isn't worth it to me. We do have a call service with a list of emergencies and that helps out a lot. Call services all kind of suck with their turnover, but it makes a difference. A call service is also good for getting in touch with residents. They can patch the resident to you, through their recorded line. Love the vlogs, keep it up!

Thanks for sharing. So after 10 years in maintenance (8 years as a supervisor) I am currently searching for a new career for two reasons. The blatant disrespect from residents and ON CALL. I’m on every other week. The last straw happened recently. It was 58 degrees out at 10PM and get a call for AC. After telling the on call center that it was not an emergency, my property manager instructed me that I would need to go out. I told him I would not. Because we need to draw a line in the sand somewhere. Two nights before that I was called at 1AM for a lockout. I arrived to the property, and surprise, surprise, nobody was there. Also got no answer when I called them several times. So basically, they found a way in and never called back to let us know. Hence, the disrespect. I could go on for hours on how often stuff like this happens. It’s time for a change to save my sanity.

Checking in on my on call week skid.
Here in California I work for a maintenance company that pays their techs 21.25 starting wage. Also the on call is filtered through a call center so most of the time they are true emergency’s.
On call is paid automatic 2 hrs so if you get an on call that takes you less than 2 hrs you still get 2 hrs. If it takes longer you get the two hrs plus whatever time it takes is overtime. After midnight it’s automatic 4 hrs so if you get an o call like a lockout which takes like 10 min you still get paid 4 hrs.
And on your days off every on call you get is 4 hrs no matter the time.
They also pay you for your mileage that you drive on an on call .
Pretty much this video made me realize I’m pretty damn lucky skid!

Man, if I got $100 for every old lady that called when I was on call for nonsense, I'd have kept that spot. I'm back in the saddle, and already I shuffle work orders for simple nonsense for people who don't think for themselves. On call is fine by me, every third week. I also feel like my property is quite reasonable. Our residents review our phone prompt and generally don't pester us too badly(the standards list you mentioned) . Our 11 year old property at most may have some AC failures which are simple leaks or capacitor. I've even come out for failed smoke alarms.

Where I work they offer free living to be on call after hours. I work 11-7 Monday-Friday and some Saturdays. We have a couple that lives there and they handle all the lock outs and clogged toilets. I’ve only been there a month and there hasn’t been a major emergency yet ^knocks on wood*. I definitely understand the unappreciated part though...

Got called out for a running toilet 🚽 before 🤦♂️. .... and I didn’t get paid extra for being called out either. I finally told the management what constitutes a call out. I finally gave that job up. I didn’t mind sensible call outs. One time had a guest get locked out of there room and she was older and had meds in her room she needed. So I didn’t hesitate at all and went to work and got the lady in her room.
Exactly! Legitimate emergencies are my job. I'll drop everything and go. But, "My faucet is dripping into the sink" at 11:45 at night, those kind of calls over and over and over and over are the calls that drive good techs out of the industry.
running toilet is not a emergency...if it flushes it can wait....i always ask the on call service details because they are clueless..
This subject is the exact reason why I left market rent and went to tax credit properties. HUD's oncall standards is the sole reason i'm still employed in this industry. I was tired of 3am closet knobs fell off or chriping S/D battery that cant wait till the morning lockouts etc etc etc rat race.

My number one rule of thumb never give a tenant a time frame when receiving a call. Cause they will be excepting you at that time you gave them. And if you are 5 minutes late they will call you again wondering where you are cause you said 20 minutes. I always tell them I'm on my way and hang up.

Work on a two man property and we got tired of doing weeks back to back so now we do it two weeks on two weeks off still suck but its a little better I'm about to transfer to a three man property so hopefully it'll be a little better

I miss a lot of fishing being on call and didn't get paid for that missed time as a tech. As a supervisor its a little more worth it since Im not paying rent. Our residents are very educated about what an emergency is. Sometimes we go weeks to more than a month without getting a call but sill. Missed a lot of good fishing trips. when I do respond to a call I'm not getting paid extra. This company does not pay overtime. I'm jumping ship the minute I have a really good opportunity.

That is another issue, those notes for the residence , when u have a walrus sitting down hey have these notices but cant get up and take them i understand when its for every resident but when it 1 or 5 come on get up and take them

My overtime on call starts when I leave home and ends when I get home. If I drive a long way bam, mileage added. Something I wanted to clear with Corporate was to double the pay on call for emergencies on Holidays like Christmas, New Years Day and Thanksgiving. I didn't play around. I don't like getting burned out and I didn't like my guys getting burned out and I would take call for them or do grounds for them on the weekend so they could get family time. My properties were not small, and it takes a lot out of you.

But if the problem is that you’re frustrated and fed up with the calls…is throwing a few bucks/hr your way going to make those frustrations just go away all of a sudden? I don’t think throwing money at something solves a problem. It just band-aids it for a few moments, then you just have to throw more money at the problem.
We don't view more pay is throwing money at a problem, Rental maintenance techs are generally underpaid, the ones who can handle the wide ranging issues that come up. The screening of calls is to weed out the time wasters, time is money.
I work for a Housing Authority and oaken I started on-call it was perfect. Weekends only and it was 1 1/2 months apart. Now they switched it up to 1 week on call. We have lost 5 guys since that decision. I went from 1 weekend a month to 1 week every 2 weeks. I am now applying for a new maintenance job. 1 week is absolutely soul crushing.

i work for a housing authority and im ready to move on also....they are becoming more like private management companies even though they do not need to turn a profit....they are cutting back on staff and hours ..only getting worse.
I’ve been on call 2 weeks a month since 2012. Don’t get paid aside from overtime and mileage. Guys quit and it’s been as much as 6 weeks straight. I have a wife and kid and haven’t missed much. I have rules though. Leaks, clogged toilet or bath tub only if it’s a one bathroom unit, no heat and lockouts. Got rid of all the locking knobs. No AC isn’t an emergency in Connecticut. One exception to this rule was the time someone’s bathroom ceiling was open to dry over the weekend and a squirrel came out of the ceiling while the girl was getting ready for work. And bats. Lots of bats. One of my buildings is a converted mill and that place is bat heaven. Got a dedicated pool net. New guys always think I’m joking when I show them the net and tell them why they can’t use it for the pool 🤣

@@LexVance I'm pretty much on call 24/7. It sucks. Family time is rare. I make 20 an hour and one way that I've gotten my higher ups to listen to me was by getting them to give me at least 2 hours on my time card everytime I get called in after hours or on the weekends. So if it ends up being a 15 minute call because I had to reset the wifi or something I get paid for 2 hours. And all in all the calls have been less and less since we started that program. So there is another option for helping not get such unnecessary calls at 3am. Maybe yall can mention that to your bosses if they are still tripping on time and a half.
My company did away with on-call emergency about 3 years ago and we haven't had a major issue. I won't go back on call again.

I feel this every day in my apartment complex we have to be on call 1 week and we have to answer the call even if is not a emergency to explain the residence that's is not a emergency sometimes I answer a few call help residents on the phone and don't get paid because I don't have to go plus we have to used our personal cellphone when we are on call and not getting paid for that too that is killing me
I brought this to the attention of the company I work for. They now give us $100 for taking on call for the week. Plus time and a half overtime pay. Become familiar with the lease agreements. It may state that the tenant is responsible for minor maintenance. To determine what minor maintenance constitutes you will have to look at the state statues that covers it.

I used to work for a company that never paid overtime, comp time only and they ripped you off that as well. For example if I had one hour of overtime rather than get paid time and a half I would get one hour of comp time as opposed to an hour and a half of comp time so I would always lose out.

I'm a solo tech at a mobile home park. We did have some rentals then we changed it to owner occupied only so I don't have any rentals to take care of only vacant homes and the property and the office and our storage unit facilitie. So my work lightens up same with my on calls until winter. My on calls go up with more of the frozen pipe calls or a heating issue or electrical issue that we will help with or if there is a major emergency with one of the other homes whether it's the skirt of the home being blown off or the roof weather high winds that average 70 miles an hour. Those are the types of calls that I get anymore. But my boss is pretty nice because she's the manager and she will go in and be on call for me if she can do it if not she'll call a professional if I need to take a vacation or have to travel outside of town. But if I'm in town I'm on call 24/7

I literally had to be on call at a one man property for the entire year with the exception of 2 weekends. Now I have incredible amount of anxiety anytime I am on call. I had to put my whole life on hold for that year man. Missed so many outings and trips with my family because of it. It sucks. Recently I transferred properties I got somewhat of a crew now and it's a little better to only have it a week at a time. But on call is seriously the worst part about property maintenance.

The on-call rotation that I deal with might end up breaking me...We are suppose to have 6 guys in our rotation (currently down to 4) and we have a total 7 properties...We are on for a pay period which is 2 weeks but we are off for 2 and a half months which is nice. My only issue with it is like you stated we have people call with non-emergency issues all the time. We go thru a call service and they know what is an emergency and still put the call thru.

I run 3 apartments complex right now because we can’t fine enough help I’m always on call I was out of town seeing my people because of a death in the famley yesterday when I got 3 diffent calls of either people fighting ,light bulb in her bed room went out and the sink is draining slow like this shit can wait till Monday why wait till the weekend..

My company pays 150 a month for using our cellphones and if I get an on call it’s a minimum of 2 hours pay at time and a half even if I don’t go out for the call. Once I answer the call I get paid. Plus we have a service called YARDI that filters out the calls to make sure they’re emergencies. All fine and dandy but on call sucks regardless

I can say that being on call for the first time at a super property is a nightmare. Almost 2000 units and any one can call at any moment. We have a major issue and recall with our hydronic systems, FAU leaks all day! Cheap strainer and flow reducer valves that can blow at any moment. Also cheap sensitive door fob readers with no manual key option. It’s truly hell. I think apartment communities need some kind of filter option for true emergencies only and we should get paid more that week we’re on call. There’s also a good idea where instead of being on call for a week you’re on call for a day of the week and it will never run into your days off…. Either way being on call is the biggest factor for losing techs especially at big properties

We get 100 for on call week mon to mo and a lil bonus if it's on a holiday. Going out is overtime pay plus mileage 55 a mile

@LexVance somehow made it back to this video quitting because of the on call. Give up 1/4 of my weekends and 1/5 of my weeknights for less than 3 or 400 a check. Going to factory or commercial maintenence 10 dollar raise and everyone works 9-5 too

I’m the only maintenance tech at my complex of 100 units and I’m on call 7 days per week unless I’m on vacation or sick leave, and if I do get a after hours calls I’m told to leave early the following week in order to stay at 40 hrs smdh
