Great video, a lot of good info for both a new tech and someone that’s been on the job for couple of years. Just wanted to add couple stuff. 1. Maintenance tags: no one wants to come home and see that someone has been in their house. Resident like to know if the request has been complete or if you are coming back. Parts needed etc.. 2. Always carry booties (shoe cover) it’s easy to put a set in your pockets and take em out when you need them. 3. Never promise you are coming back at a specific time. Things happen all the time. Residents sometimes wait for tech and stuff happens “emergencies” and you never went back. Now the resident is upset because you had them waiting. Always give a time frame or follow up. 3. Do Not say “just this time” it will never stop. 4. Don’t be afraid of asking for help. I have stuff broken because I wanted to take care of it by my self. Wanted to finish the work fast. Now we have to order new glass doors. Lol Those are just some of the basic stuff I think it can be useful. I’m a tech with some years in the Los Angeles area and you learn something new everyday.
Booties can be a nuisance or even an impossibility on some jobs such as a back up etc. In the real world most times, just your presence is enough and tenants won't mind if you happen to come in off the street with your shoes on and no booties. I speak from years of experience. Here's an example: you go to a call for sump pump issue with flooding. Wearing booties would be highly inappropriate. There are many others. And, too if you're working an a/c call and you are in and out booties might prohibite your ability to effectively service equipment. And on and on. I generally ask if it's okay to come in with my shoes on or, depending on the looks of the unit maybe opt out of using anything but waders. Some are that filthy. You have to be real.

I have 12 years in on apartment maintenance, and he pretty spot on with everything. At my property, I am “ the nice one” that everyone tries to get to come. I’m just generally friendly not better. At first it will stroke your ego that you are the preferred maintenance guy, until eventually you realize your doing way more work orders than other coworkers. Don’t fall into an ego trip, you can’t help everyone and thats why you have coworkers.

I’ve only really ever worked for this property with the rare occasions of filling in at sister properties. Was checking out videos by other maintenance guys to see what they deal with. @@kevinbell_ you can always try for a grounds keeper position at an apartment. They usually double as an extra maintenance person when needed. You can learn a lot of basic stuff that ways, and a lot of companies will pay for you to get an epa license to work with refrigerant.

Excellent video! I was just a clean up guy after hours at a gymnastics facility for a year & then the owner promoted me to facility manager over 2 gyms. So now I do cleaning & some basic maintenance. I have some knowledge from working with my dad as a kid but still have lots to learn. These videos are absolute gold for me. I appreciate you sharing this knowledge 🙏💯

I honestly had no professional experience in maintenance but I told them that I had personal experience from fixing stuff around the house and listed it out for them. Maintenance techs are in high demand right now so I recommend looking into it. I’ve been doing this for less than a year and I’m already up for promotion. If you’re hard working and proactive this job can be a good opportunity for growth. To prepare myself for the interview and the job I watched a lot of videos like this one. Even if you don’t have experience as long as they know you’re willing to learn and are teachable, they will give you a chance. I wish you the best of luck on your journey 🤙🏽

Good stuff....Even though I may know most of the information...I didn't know all of it...I am new to apartment maintenance but I have been doing my own handyman work for years...with my work I deal with a few but as a maintenance tech I'm dealing with many and having boundaries and discretion is a valuable asset. Thanks for this video its a huge help I've been in the maintenance field for years now, but for medical/business office buildings and I started off as a custodian and then I became a floor tech and this is my first time working as a maintenance tech for an apartment building I started training last Friday. One of the tenants tried to get me to move a fridge for him and clean the back, I apologized to him and told him that I couldn't do it, but if he was having issues with the fridge, he could call the office and put in a work order my supervisor said that I handled it well I was nervous as hell when I filled out my work order I forgot what cabinet hinges were called and wrote down butterfly latches 😂
You did the right thing, once tenants get you as their worker it goes sour really fast. I was a contractor before a maintenance tech and I was use to poeple being the client (and the client is paying so they are always right). But I learned soon enough that tenants are not the client, they are not always right and if they could have you working in their apartment everyday, they would!! Great comment 👍

Yep!! The argument is based on opinions until you take temperatures then it becomes based on facts. Besides, most tenants change their tone as soon as they see you're actually reading and recording temperatures.

The disposal wrench only works for Insinkerators all other brands you have to use the internal unjammer that you have to put down in the blads and work back and forth. They are a pain. I always replace with an Insinkerator if I can. I've been doing it for almost 30 years but still enjoyed the video. Great advice for the rookies.

That's my goto response. I tell them I'm here for the order put in and nothing more. Put in a work order. Unless it's a hazard than I'll call the office and submit a work order myself. As for tools I have a backpack which I hated in the beginning but I love it now
I had a work order yesterday for an AC check for the humidity, nothing wrong and the temp in the apt matched exactly what the resident had it set to..the struggle is real brothers! 40 years in maintenance
This video is a must watch for new maintenance techs. You're better off with little communication with tenants at first. They will be the kindness people to your face.
I'm on que with you bud. We have almost a thousand units. This guy knows his stuff. Especially with trying to add to your work load. I'll look at their issue. Take notes. And tell people I'll be back when I get the work order.
Lol the cat tip is crucial I remember chasing one down for an hour on an hvac install when we were bringing in the evaporator damn thing bolts right between my legs😂
Great video, hadn’t thought of the thermometer even though I use one when working on my vehicles. Yes, a drill really helps, especially when working alone, 12 volt is light and strong enough for majority of maintenance jobs. Thanks for the info, now following you.
Been doing apt maintenance pushing three years…..What haven’t I done electrical. Tearing out tub surrounds. Cutting trim. Making new cabinet shells. Plumbing jobs. I normally get in get out clean up after myself. Worked for sears for 5-6 years that helped me to be around residents. Currently I have a manager that isn’t helpful pushing things that cannot be pushed…….the residents don’t really like the manager they see that she don’t do much. Any suggestions for me?
It's hard when poeple don't like the manager, you want to a work order were residents are already mad and ready to critique anything you do. I have had to move companies for that reason. Good luck!!

Also, don't socialize with tenants during or after work hours. It's a compromise situation where they can use your relationship to gain advantage or even extort you or your employer. Just don't do it. And we all know there are lonely people in some of these rentals who seem to somehow think they can come on to you as a maintenance man. Most times you can sense the vibe and finish your work and get the hell out. I've even had woman tell me come in and then find them in the nude laying on the sofa. Back out and close the door. Do not continue the call. Report such activity to protect yourself. Offers of beverages, especially alcoholic type are strictly a no-no. Just tell them you have beverage in your vehicle. Do not engage in any form of social activity no matter how trivial it may seem. Get in, get done, be gone. You will gain a reputation as being straight and proper if any allegations do surface. It's amazing what some tenants will do to gain the system. Be courteous but firm. If the tenant becomes angry, in any way, back out of the unit and report this to your company. If they want you to return they will set it up and send you or someone else back at another time. Knowing the work is only one aspect of this type business. You represent the management of the rental unit when you go to work. Remember that.
Every time I had to call a maintenance guy they would look for any tiny thing out of place in my apartment and report that to the management. From talking with other residents I found the solution. They expect a $20 tip. I started doing that and no more issues.
If I have a bunch of more important work I won't stay for extra work but I can make a work order and do additional work if its slow. No need to have the tenant go to the office or create a work order for something that I can create a work order for myself. Creating work orders yourself is a small thing that really creates a professional and convenient service for the residents. If I have other priority work I will tell them and leave and come back later. Edit: Another great tool is a 7/16 socket for toilet bowl screws when pulling toilets.

You're absolutely right!! It's hard changing once everyone knows you as the nice guy and you end up with the most and the hardest work orders.

Great video, hadn’t thought of the thermometer even though I use one when working on my vehicles. Yes, a drill really helps, especially when working alone, 12 volt is light and strong enough for majority of maintenance jobs. Thanks for the info, now following you.

Been doing apt maintenance pushing three years…..What haven’t I done electrical. Tearing out tub surrounds. Cutting trim. Making new cabinet shells. Plumbing jobs. I normally get in get out clean up after myself. Worked for sears for 5-6 years that helped me to be around residents. Currently I have a manager that isn’t helpful pushing things that cannot be pushed…….the residents don’t really like the manager they see that she don’t do much. Any suggestions for me?
It's hard when poeple don't like the manager, you want to a work order were residents are already mad and ready to critique anything you do.

Also, don't socialize with tenants during or after work hours. It's a compromise situation where they can use your relationship to gain advantage or even extort you or your employer. Just don't do it. And we all know there are lonely people in some of these rentals who seem to somehow think they can come on to you as a maintenance man. Most times you can sense the vibe and finish your work and get the hell out. I've even had woman tell me come in and then find them in the nude laying on the sofa. Back out and close the door. Do not continue the call. Report such activity to protect yourself. Offers of beverages, especially alcoholic type are strictly a no-no. Just tell them you have beverage in your vehicle. Do not engage in any form of social activity no matter how trivial it may seem. Get in, get done, be gone. You will gain a reputation as being straight and proper if any allegations do surface. It's amazing what some tenants will do to gain the system. Be courteous but firm. If the tenant becomes angry, in any way, back out of the unit and report this to your company. If they want you to return they will set it up and send you or someone else back at another time. Knowing the work is only one aspect of this type business. You represent the management of the rental unit when you go to work. Remember that.

Every time I had to call a maintenance guy they would look for any tiny thing out of place in my apartment and report that to the management.
From talking with other residents I found the solution. They expect a $20 tip. I started doing that and no more issues.

If I have a bunch of more important work I won't stay for extra work but I can make a work order and do additional work if its slow. No need to have the tenant go to the office or create a work order for something that I can create a work order for myself. Creating work orders yourself is a small thing that really creates a professional and convenient service for the residents. If I have other priority work I will tell them and leave and come back later.
Edit: Another great tool is a 7/16 socket for toilet bowl screws when pulling toilets.
