  • Don't fall into the rising damp scam trap, and be sure you know what you need to do to ensure you get the correct survey initially. Make sure you get a written quote explaining exactly what you will be getting for your money. You need to ensure you get a destructive/invasive survey, you do not want a non-invasive damp survey. This video whilst it is on the long side, it goes through everything to show you what to avoid and what you need. 99% of the time you will only be offered the cheap non invasive survey, without even asking for it. At the end of the video you will see how to see if somebody is trying to pull a fast one.

    Excellent video again Ross. I will be telling all my clients to watch this before instructing a damp surveyor.
    I wasn’t even aware of the RICS damp methodology document you mentioned, which is rather concerning. It won’t be long before all the damp surveyors will buying drain cameras and copying your approach, rather than chemical damp proofing.

      Completely agree Paul. From the previous videos Ross has shown it would appear drains are a common cause of damp. I would like to think all damp surveyors should be following his initiative, and copying his approach.

      Thanks for the kind compliment Paul 👍 glad you at least found out about the RICS methodology 😜 I can only try and keep promoting best practice in regards to damp surveys. I don’t think many will follow in regards to the drains simply because of the costs involved 🤷

    Solid gold as always.
    I’ve had exactly the scenario you highlight here.
    Researched for an independent PCA surveyor with good online reviews , called them and told them I wanted a definitive solution to long term damp issues in my inherited ex childhood home…was told yes can do that, wasn’t offered intrusive survey, he turned up, beeped about with moisture meter, took a few pics, didn’t notice it was cavity filled until I told him, had a chat about history of property and that was just about it, report came back with a load of general waffle but ultimately recommending full removal of all 1st floor plaster, installing a lower floor water barrier system with pump and replastering with tanking slurry…a potentially super expensive remedy…based on nothing more than his experience and what I’d told him …remember at that time I was totally naive.
    This all just didn’t sit well with me, hence as you know my further research which has now highlighted a number of issues main one being that every rainwater drain broken and useless ( and has been for over 30 years).. only discovered after a drain cctv survey which he never offered…I could go on and on however as you say this kind of report is useless and a waste of money…if you want to get to the root cause of issues pay for a fully comprehensive intrusive investigation..in the long term it may save you money and stress!

      Really appreciate your input on this Chris….like u said offered the cheapest worthless survey, and then it’s go and find a contractor. Specified a repair without check and eliminating the basics! Out of interest did you get your money back?

      @@completepreservation Nope, he felt he was not morally obliged to as even though i wanted definitive cause and solution.. however they advised it would be non intrusive before doing it....I could keep on with it but cant be arsed with the hassle..obviously back then I was in the dark about this subject and they can feed off that...his survey didnt identify for definite the cause and his solution was a get out of jail one! ...questionable to say the least..you do get what you pay for so happy to spread the word!

      @@MrWkdWilly as you’ve discovered the layperson doesn’t really know what to ask for in regards to a damp survey, and what to expect when they get the report. Out of interest how much did they charge you for a non intrusive survey, and how long were they at the property? Thanks 👍

      @@completepreservation £265....I reckon around 90mins tops..as i said lots of good reviews, endorsements etc on web site so no wonder people use them but they are just not thorough for really identifying the cause...no kit apart from the meter...people reading take note.. go for a proper invasive drains and everything survey!

    As a Chartered Surveyor I see lots of further investigation damp surveys that come back to me for approval that have diagnosed rising damp requiring thousands of pounds of work and used nothing more than a survey master 2, it can be disappointing/ frustrating..

      The damp reports I see seem to go straight in with the electrical moisture meter but miss the basics, like high ground levels, cement render and plastic paints. Stuff that doesn’t even need to be invasive….
      The stuff your doing with CCTV inspections and a sampling is top stuff..
      You sound like you’ve got some expensive kit, hope it pays off for ya 👍

      It’s a shame some of them are just so thick that they can’t see the obvious 😡 the basics like you’ve mentioned an averagely competent surveyor should be able to see. Yep, the kit has certainly cost a few quid, but plenty of clients are getting the benefit, and I just hope I continue 2 👍

    I watch your videos on YT. Always interesting. I live in North Norfolk. Can you recommend anyone like you in my area? I’m been told the tide marks above the line of my skirting is rising damp. I don’t know much about damp, but I suspect it might be some other cause…

    Another brilliant video Ross 🙂I particularly like how you break it down into sections, and explain best practice using the British Standards. Do you offer training in damp investigations? As a Chartered building surveyor I think our practice would benefit with some of your expertise.

    This has been a real eye opener. Thanks very much for the video. I have been living in full on depression from how much my property is affecting me.
    Im a leaseholder for a ground floor council flat and there is strong musty smell which has been there for years which i have been trying to work out and solve myself but i can't work it out. I was ignorant to it all at the start. Theres still no obvious visible signs. Since December i have been trying to get the council involved. Finally getting a damp survey done on 20th June paid for by the council, but looking at their site, it says non intrusive. My stomach sank seeing this.
    I would love to get your services. But i don't think you work in East London/Essex :( If you could make an exception, or suggest someone, you could drastically help my life! Thanks for the information provided here ❤

    I was scammed in a damp and timber survey for a new mortgage.
    I didn't know anything about them so wasn't to know many of these surveys are none intrusive which means someone will come and just cast there eye over things but won't touch the fabric of the building.
    So I payed a lot of money for a guy a to come and not look in the loft. Not look under any floors. Not look in any cavity.
    I was told house was suffering from rising damp and needed hacking off to a meter but timbers was all in. Good order.
    Upon getting the keys I presumed I knew what I had to do but thought I'd cast my untrained eye about.
    Well the roof was caving in due to leaks particularly around chimneys and a few trusses needed replacing and a whole new re roof.
    Every joist at the rear of the house needed replacing due to no air bricks the condensation had been on them so long they had rotted right through and was propped up with bricks.
    Thats basically every timber effected by some form of damp so the survey was useless and I had to spend another unplanned 10 grand on a house which I didn't have.
    I also had tree roots completely blocking waste drain which wouldn't be checked at all on a damp and timber. I tried to claim this on my insurance and wasn't covered so was blacklisted. Now I have to use special insurers and pay about 100 more a year home insurance though voiding it.
    Please be careful who you use for surveys as much as we all want this new home it can be costly to pick the wrong guy

      They was really sound and did the survey really quick for me.
      Was only when I got it back I saw it was not what I expected so questioned it and found it to be something called none intrusive.
      Then once I got the property I got the shock of my life once I lifted a floor board and looked in the loft

      Sorry to hear about your experience Rozzer.
      Out of interest, was you sent a terms of engagement letter before the survey which listed what exactly would happen and any limitations such as it being non intrusive?. This should be standard practice.
      We undertake intrusive surveys but not for pre-purchase unless the owner has given permission before we get there. It's very rare but sometimes they let us take things apart.
      If you wasn't informed about the limitations then you should consider letting the PCA know. As you can see by watching Ross's videos, there are some great members out there. Always a shame to get let down by some others though.

      @@CkwalkerCoUk i was informed but only after I had payed 500 for it. Plus once I questioned it I was assured they do it like that all time and everything would be fine. As a person not clued up on surveys I trusted them.

    I am not a property student or a surveyor of any kind, so forgive me if this sounds like a stupid question from a no knowledge muppet. I know there is a RICS level 2 (homebuyers) and a level 3 RICS (Building) survey from RICS chartered surveyors. I also take it that they look at everything but nothing in-depth. Japanese Knotweed, damp, roof, brickwork and other stuff I am not even aware of. After watching some of your videos, I assume if the RICS survey comes back highlighting damp I will then need (and I see the reasons to pay for it) a proper damp survey.
    I might be stupid here, but I need a RICS survey first and then if something is highlighted as wrong or problematic, I will then need to pay for a further in-depth survey for that specific problem; whether roof, Knorweed or damp.
    Is that the way it goes, or am I missing a trick here? Any feedback from yourself Ross or any other expert here would be brilliant.

      @@completepreservation A property I will be looking to buy. From your and other people's comments I take it I can only do an intrusive survey if I own the property, or the owner allows it.

      Normally it isn’t allowed, however sometimes and can be insisted on. I’ve done plenty on pre purchase, especially when the sum of works could be rather large in regards to damp issues 👍 pay for a decent RICS chartered surveyor initially, who will guide you accordingly bud 👍
