    Very informative video. I have a question. What is difference between TM and registration ?

      Registration required for each kind of property either you buy in fresh ( means not registered property before) or you buy in Resale ( means property which is already registered). If you buy fresh property then TM not required but if you buy any resale property which is already registered then you have to take permission from authority for further registration ( its called TM- Transfer of Memorandum), its required for further registration. This practice happen for leasehold properties only .

    Ansal town me resale ki property kharid raha hun transfer time 20 din lagenge but alottment ke time mujhe property ki photocopy milegi unhone kaha hai ki property transfer ke liye original document ansal authority ke pass jate hai phir transfer apke naam hogi

      Aap k agreement me seller k liye T&C diya hoga. Aap ye dhyan rakhe 90 day's me Registry kara len. Nahi to TM null & Void ho jayega. Aap Court ja sakte hain agar wo agreement k condation ko full fill n kr rahen

    One Question
    TM is done but registry is not happening or registery is stopped by the government. Then after 90 days.. registry is getting done after 1 year then what will happen. Its not buyer fault. What is solution?

    3 saal pehle ek flat ki TM hone ke baad buyer ne deal cancel kar di.. ab 3 saal baad jab mai same flat kharedna chahta hu to authority bol rahi hai purana TM cancel karwao pehle.. but wo jisne kiya tha 3 saal pehle wo cancel ni kar raha.. double paise maang raha hai.. mai apne naam TM nahi karwa pa raha hu... Kya karu?

      Seller can do process for Cancellation of TM. Generally 90 day's me Sub lease deed authority me jama na hone par TM khud null and void ho jata hai.. Kuchh n kuchh special cause hoga agr authority mana kr rahi hai to.

    Sir, Do seller need to submit original registry papers in NOIDA authority to generate transfer memorandum in the name of buyer.
    If so, then what will he give to buyer at the time of registry and final settlement.

      In case project built on UPSIDC allotted plot then have to deposit original Registry for TM. For other case only zerox copy of Registry paper shall be deposit. .

      @@PropertyKiBaat It is a noida authority flat on 99 years of lease, NOIDA authority ask for submit original papers. But buyer have only paid 20% amount of aggrement.
      What they will do of original papers, and do i get my papers back or what?

      You have to deposited original registry on clearance of tm.

      @@satendrakumar1986 we submitted our docs for TM along with TM draft the TM signing authority has asked us to pay 18 percent GST unless that the TM will not be issued. Challan copy sent to us.

      Lawyer ने जो copy दी है वो लगता zerox है but वो original hi होता है l हाँ बैंकर cross check authority जा के कर सकता है अगर उन्हें doubt है तो.. Digitally signed hi hota hai

      Sir as I talked to seller and broker.they are saying you can drop a mail with sanction letter and payment made to authorities account that due to unavailability of concerned staff reason we are unable to do registery I will appear as soon as TM is done. Will this work ? Or should I do a manual extension of agreement

      For safer side you have to extend ATS date. And Getting TM is seller responsibility, although buyer bear the TM Charges.

      There are many circumstances I.e Property handover to RWA or still with builder. If there is RWA then RWA NOC will required, if builder still taking care of project then NOC will required from builder.

    Sir I am selling my flat in gnoida. At the stage of TM process. My broker contacted saying flat file missing from authority so lawyer will get attested copy from registrar and produce in authority. Now we have to pay extra for this work. even though it's is builder or authoritys fault for misplacing paperwork. Does this kind of thing usually happen? Or is it just some extra money making scheme
