    There is literally almost no "good deal" homes nowadays in most cities. They wil be mostly negative cash flow unless you put down 50% or more on down-payment.

      It's definitely harder to find good deals since the rates have increased so much, which is why it's even more important to be able to properly analyze deals before you buy!

      It can, but I don't think I've met anyone who has ACTUALLY used it (that wasn't trying to pitch it as a product)

    Hey sean, what do you this about investing in Buildings old in age? Like 100 to 150+ years. Does age really matter in real estate investing.
    Please make a video about that, literally noone talks about that.

      That's a great idea, I'll look into making this video. The age of the building does matter in that you can expect more (major) repairs that will be needed on the older buildings, especially if things weren't made to today's standard.

    Thanks for the detailed video, this is helpful and one thing is: what zillow says, is really high range. Most of the times, we can get 50% less insurance if you do more shopping..
    and @seanlovesrealestate, can you pls do one detailed video on Flipping end to end
    and do you think the real estate license (agent license) is mandatory or does it help to save money in terms of agent fee?

      Thanks for watching, and yes, the numbers that Zillow uses is just for reference. You can get better deals if you shop around. I can do an updated end to end flipping video based on my previous experiences.
      The real estate license isn't necessary but it can help you get some money back if you represent yourself (or refer yourself to your agent) for any deals that you do.
