I think getting started is the key! I like rentals and flips. Flips are more difficult right now but I've always used the flipping profits to invest in rentals. I had STRs but I found it wasen't for me.
Commercial should be expanded for this audience as to mean all real estate that is commercial! I just sold a $220,000 commercial office. Remodel will be $200 and it will be worth $600k. I got into a self storage propery with me and a couple investors for $40k and price was $500k. Seller financing and sub-2 at the same time.

If you want to be a good landlord and keep the properties in good shape then most of the government subsidized tenants are smart. You can always evict just like a normal tenant in most states
As long as you buy something that dosent vary to wildly, like a house a 100k house could ve worth 90k next year of 99% of the time 150k next year, just gotta stay up to date to what happening to the world
I think investors should always put their cash to work, especially In 2024, we'll start to see more market diversification. I'm hoping to invest about $350k of my savings in stocks against next year. Hope to make millions in 2024
