    Hai friends I took 20 lakhs loan with in 7 years I closed ....I taken 20 years loan period. but I used some method to close quickly...every year I will pay extra money for principal amount. And every rate of change I reduced my loan tenure.....last years I have balance of 9 lakhs ...I put my all jewels in to bank I closed all my home loan account...immediately. jewels yearly interest have to pay....per lakhs...550 rs.....now that nine lakhs also repaid and reback my gold jewels......

      Ideally we shouldn’t go for loan until it is huge amount required for home , if we have no choice need to take this as opportunity and use it in better way that is his point of view. I too did the mistake as you said , instead if invested extra amount could’ve earned more than paid for loan.

    Best way is always try to pay some extra amount with regular EMI, also pay some bulk amount whenever you have money. It will save huge amount

      May be good if ur interest rate above 8.5 or more . In current interest rate, investment is better than paying extra 1 or 2 EMI

      @praba karan, all people mind set is same as you to get rid of home loan ASAP. But Every year purchasing power of our money will go down every year due to inflation. Let’s say if you taken loan with EMI 10K/ month for 10 years.
      During 10th year your 10K Amount will be around 5.5K of current value. If you have extra money invest in mutual fund where you can get good returns.

    Some people said its wrong finance idea but in terms of money value after 15 to 20 years its not the same value like today.
    Todays 2000 rupees will be 200 rupees after 15 years. So its best to invest somewhere and go for long tenure.

    To withdraw 26 Lacs from sip or mutual fund, 15% tax (10% +4% cess) on profit 13L ( 25L-invested 11L) tax is 2L, mutual fund exit load charge 1-2% , so out of 7L benefit over loan emi, benefit is 4.5L which is nothing compared to market risk on those MF and inflation, provided if there is no recession during that time period of 2-3 years when we withdraw.

      15% Tax is only when you withdraw your MF units before one year. After one year you may need to pay only LTCG tax which is 10% on your profit. For an example your profit is 1L you need to pay 10K as LTCG tax. I really do not understand what you meant to say""Around 4L goes to tax so out of 7L benifit is only 3L "'"

      @@vasanthan3426 so your total investment is 25L and profit is 7L . So you need to pay tax only for the 7L (70k) . Not for 25L . That is beauty of mutual funds

In the video he said at the time of 15 years, mutual fund gave 25L where you can pay outstanding loan amount 19L, and can save 7L when you keep loan for 20 years and invest that 6200 monthly in mutual fund for 15 years. I said 2.5L goes for tax, actual benefit is 4.5L, not 7L.

    Wrong idea . Completely wrong. Best reduce the year and increase the emi. You can save lot on interest by doing above. Repayment after 15 years useless as bank take your 90 % interest . You will pay principle with very small interest. I don't how he is saying financial advisor.

    Neenga financial advisor ah Enakku doubt ah erukku.. initial period la thaan interest component high ah erukku, appo taking loan for shorter duration thaan Unga over all interest component ah reduce pannum. Neenga 15 years SIP la money pottu 15 years ikku appuram Neenga Atha eduthu loan ah close pannum nu sollurathu, Romba muttal thaan ama erukku. Antha time la Unga interest Romba kammi ah erukkum. Best way is take loan for shorter duration, If you can pay the EMI and do partial payment in the first 5 years.

Initial 5-10 years is so crucial in home loan because large amount of the money which u pay in these years will be taken for interest amount only.. so always try to finish home loan as soon as possible by paying extra emi to refuce principal amount👍👍

    Worst strategy. This will increase your interest you are paying. Try to reduce the EMI duration to avoid paying excess interest. If you do Tax calculator comparison you can see the difference.

    Sir 50 lakhs loan for 15 yrs means finally I need to pay 81 lakhs. If I increased for 20 yrs it's total mat to be pay 91 lakhs. If I increased yr final match also increasing

      41 lakhs for inflation. Its profit only to us. If we purchase gold now after 20 years? We will get more salary after few years , so it will reduce burden year on year

      Watch his idea clearly bro . He says that if we are ready to pay EMI of 44k for 15 yrs then also he asks us to eat it to 20yrs our EMI will be reduced to 38k , he asks to invest that balance amount in MF @ good interest rate for same period bro . It's sounds good idea I thinks so . 🤔

    I took home loan from Canfin home finance 3 months back with 8% ROI. They told due to less cibil score the ROI is high. Now my cibil score is 787 and Is it possible to reduce ROI now?

      Bro, I have been continued the loan for the same bank which is fraud. Central Govt has reduced the ROI at 2020 but they never reduce our interest then I called them but no response properly then I have sent an email a few months later they are reduced as 7.2% previously it was 10.5% then 10%. We have to push them otherwise they are cheaters.

      Pre close panradhu always good. Tax benefit adhu idhu nu solluvanaga. If we pay 18k interest we will get 5k as tax benefit. So 13k loss. Once u paid loan off u only lose 5k that also u can plan investment to avoid it.

      All bank personnel’s recommend to continue home loan without closing it be sure it’s good only for them . If you have a chance to close it early it’s always best bet
